Position Overview
The AI & Business Systems Manager is a senior, hands-on role responsible for designing, governing, and operationalizing artificial intelligence across Christopher Homes’ real estate development and luxury homebuilding platform. The manager will report to our CFO. This role requires deep, proven experience in real estate development and residential construction combined with advanced applied AI, data, and enterprise systems expertise.
The manager can work on-site or have a hybrid schedule.
This individual will lead the transformation of fragmented data and disconnected systems into a clean, structured, AI-ready ecosystem that improves efficiency, reduces costs, enhances forecasting, and elevates the customer experience. This is not a research role—this position focuses on practical, secure, ROI-driven AI embedded directly into daily workflows.
This is a full-time, individual contributor role with enterprise-wide responsibility and visibility.
Key Responsibilities
AI STRATEGY & IMPLEMENTATION (PRIMARY FOCUS)
· Design and execute an enterprise AI roadmap aligned with real estate development and homebuilding workflows

The Product Management Team for the Deck & Accessories category has responsibility for the overall lifecycle, sales and financial performance of these products. These include the full line of Deck, Porch, Accessories and Adjacencies (e.g. decking substructure).
Position Summary:
Reporting to the Sr. Director of Product Management for the Deck & Accessories, this role will have direct responsibility for all of our fastener products within the decking product category as well as certain fasteners for the Exteriors category (e.g. AZEK Trim). These products include primarily mechanical fasteners (screws, clamps/clips, etc.) made of metal or plastic composites, as well as the tools or systems used for installing these fasteners.
The Senior Product Manager is responsible for the creation of a product roadmap, market/competitive research and analysis, new product development and testing, technical support, supplier management (co-owned with our Sourcing Team), pricing/profitability analysis and product rationalization. The Product Manager is ultimately the subject matter expert for their category and responsible for the financial results of the product line and must ensure that the product line is meeting the goals of the company. The Product Management team members are also advocates for our customers and continually find ways to add value to all stakeholders responsible for the manufacturing, marketing, distribution, sales and installation of the product.
AZEK does not directly manufacture any of the fasteners that we sell today. However, we do play a direct, leading role in the product development process from concept, product definition, design/engineering, development and testing. Therefore, this position works primarily with key supplier-partners, outside engineering/design resources and AZEK’s Legal (IP), Sourcing and R&D/Applications organizations to drive the development and testing of these products. The Product Manager also works cross-functionally to successfully launch new products to the market and manages the complete life-cycle of existing products.

ESSENTIAL FUNCTIONS:
- Work with the Product Management, Sales, Sourcing and overall business leadership teams to develop a successful product and business strategy for the assigned products, including a multi-generational product roadmap.
- Lead the execution of that strategy for the Fasteners product category. This includes engaging cross-functionally across all aspects of product development and on-going product management (product development, manufacturing, logistics, quality, code compliance, applications testing, marketing, sales, customer service, demand forecasting, reporting and analysis, margin improvement, pricing and promotions, including event support).
- Engage with and effectively lead/manage outside engineering, product design, development, testing and other technical service providers and suppliers as applicable. Conduct regular business and project reviews with suppliers.
- Conduct regular and ad-hoc analysis of product line performance (sales trends, regional and geographic customer analysis, revenue, margin and other basic financial and performance metrics). Conduct monthly business reviews using that information and analysis combined with on-going market and competitive analysis.
- Become the subject matter expert within the product category for the business and provide input and support to the Sourcing, Sales, Marketing, Customer Service and SIOP/Supply Chain teams.
- Conduct regular product data audits/maintenance, product costing and pricing support.
- Help to develop (and occasionally deliver) training programs to be used to educate the sales team, distributors, dealers and contractors on the features, benefits and applications of our products.

Compensation for roles at James Hardie varies depending on a wide range of factors including but not limited to the specific office location, role, skill set and level of experience. Role Description
The Senior / Lead Building Engineer will be the on-site technical lead responsible for all building systems and day-to-day engineering operations at several assets in our management portfolio. This individual will oversee mechanical, electrical, plumbing (MEP), life safety, and building automation systems; manage maintenance staff and vendors; and partner closely with the on-site property management and tenant relations team to deliver a best-in-class tenant experience.

We are seeking a dynamic, highly organized, technically skilled Project Manager to contribute to and support growth, operational systems, and assure that projects are on time and on budget. You must be prepared for 50+ hours per week, including weekends, BUT, real estate experience is not mandatory.
The ideal candidate will possess strong leadership, exceptional communication skills, strong attention to detail and a deep understanding of project management methodologies. Your expertise will help optimize investment and operational efficiency, reporting, enhance system performance, and support strategic growth initiatives across multiple properties, while also managing timelines, budgets, and stakeholders
You will monitor our task management system to ensure deliverables are on time and efficiently completed while being comfortable working with financial reporting tools, data analytics platforms, and building systems. You MUST also be comfortable with putting in the time required - long hours, a competitive business environment and the importance of hustle and getting things done.
Key Responsibilities
- Lead projects from requirements definition through deployment, identifying schedules, scopes, budget estimations, and project implementation plans, including risk mitigation
- Coordinate between property managers, accounting, maintenance, vendors, and leadership.
- Analyze project progress and, when necessary, adapt scope, timelines, and costs to ensure that project team adheres to project requirements.
- Track KPIs and provide executive-level reporting.
- Lead optimization and maintain our property management and dashboards software.
- Analyze operational data to identify cost savings and performance improvements.
- Train staff in new systems and operational improvements.
Qualifications
Required
- 7-10 years of project management experience in investment, operational, real estate, government or related fields.
- Bachelor’s or master’s degree in exact science - accounting, computer science, finance, economics etc.
- Strong technical proficiency.
- Experience managing multi-site projects and vendor relationships.
- Strong financial literacy (budgets, variance analysis, CapEx tracking) and operational acumen.
- Excellent organizational and communication skills.
- Located in a short radius to Waltham, MA.

About the Role:
Refactor Games is a AAA sports video game studio. We are developing the next generation of professional football (soccer) video games using Unreal Engine 5.
We are looking for a talented Game Designer to help design and implement engaging game modes for a AAA European football video game built in Unreal Engine. You’ll contribute to the design and tuning of gameplay systems that shape how players experience match modes, progression structures, competitive features, and seasonal content.
You will collaborate with designers across systems, live ops, economy, UX, and engineering to ensure game modes are intuitive, fun, and deeply connected to football culture and player motivations.

Experience:
- 2–5 years of professional game design experience on shipped titles.

What You'll Work On:
- Work with lead designers to design, prototype, and tune game mode mechanics, rulesets, and progression structures that deliver compelling player experiences.
- Use Unreal Engine tools (Blueprints and gameplay scripting) to prototype and test gameplay features inside the engine.
- Collaborate with cross-discipline partners (engineering, UX, animation, economy) to implement and polish game mode features.
- Contribute to documentation including design specs, tuning notes, and mode rule definitions.
- Participate in playtests and use feedback and player telemetry to evolve and balance systems.
- Maintain knowledge of contemporary football titles and player expectations to inform mode design.
- Support iteration throughout development, balancing mode depth with accessibility and replayability.
Requirements:
- Familiarity with Unreal Engine 5 workflows, including Blueprints and gameplay implementation.
- Strong understanding of game mode design, progression loops, and player engagement systems.
- Excellent communication skills and ability to collaborate with programmers and other designers.
- Passion for football (soccer) games and appreciation of how different game modes drive engagement.
Bonus Points:
- Experience designing online or competitive game modes, progression systems, or live features.
- Comfortable working with data and telemetry to drive design decisions.
- Familiarity with football culture, leagues, progression expectations, and live content pacing.

This position is responsible for negotiating the acquisition of real property interests from affected landowners using standard right of way techniques, effective communication skills, proper legal procedures and client specific criteria by performing the essential duties described herein. - Plots property descriptions from public records.
- Understands appraisal theory, appraisal processes and property values.
- Effectively communicates acquisition processes and requirements and conducts good faith negotiations with landowners to secure agreements.
- Maintains accurate records of every contact made with property owner or their representative.
- Maintains accurate and detailed parcel files.
- Accurately completes all required paperwork in a timely manner to meet deadlines.
- Appears as a witness in litigation, as required.
- Secures any county, state and federal permits, as needed.
- Prepare parcel files for condemnation process, as needed.
- Ability and flexibility to work in cooperation with all those assigned to the office.
- This position reports directly to the Right of Way Supervisor.
Within our Corporate Supply Chain and Procurement team located in Denver – Leprino is seeking a P2P (Purchase-to-Pay) Analyst to help centralize and strengthen how indirect procurement purchase orders are created and managed across the business. This role starts hands-on, supporting day-to-day PO execution, and grows into shaping a clearer, more consistent purchasing approach for our plants. You’ll partner closely with Procurement, IT, and plant teams to bring structure where today there is variation, while helping the organization move forward with confidence.
At Leprino, starting compensation for this role typically ranges between $73,000 and $81,000. This position has an annual target bonus of 5%.
What You’ll Do:
- Create and manage purchase orders and change orders for indirect spend using SAP S/4HANA.
- Serve as the primary point of coordination for indirect PO intake, clarifying requests and routing work efficiently.
- Build a centralized approach to indirect PO creation that reduces duplication and confusion.
- Partner with IT to define purchasing workflows that are practical, scalable, and easy to adopt.
- Document purchasing processes and prepare clear guidance for plant teams.
- Roll out standardized PO practices to plants, supporting training and early adoption.
- Monitor purchasing activity to ensure alignment with approved processes and documentation standards.
- Support resolution of PO, invoice, and payment issues in partnership with Accounts Payable.
- Maintain accurate purchasing data, including pricing, vendors, and contracts within SAP.
- Provide visibility into purchasing activity to procurement leaders as processes mature.
- Track indirect PO activity and cycle times to identify gaps, delays, and rework in the process.
- Support audits and internal reviews by maintaining clear documentation for purchasing transactions and approvals.
You Have At Least (Required Qualifications):
- Bachelor’s degree in Business, Finance, Supply Chain, Operations, Engineering, or a closely related field.
- 3 or more years of experience in procurement operations, purchasing, or purchase-to-pay execution.
- Hands-on experience using SAP S/4HANA tools that support indirect purchasing and purchase-to-pay execution (e.g., PO creation, change orders, pricing updates, invoice issue resolution).
- Direct experience performing transactional purchasing work, not system configuration or technical SAP development.
