Position Summary:
The Director of Capital Improvements will be responsible for overseeing all capital improvement projects across a portfolio of apartment communities. Key Responsibilities:

Qualifications:

Job SummaryThe Capital Projects Coordinator is considered a journey level classification and performs engineering, architecture, construction management and/or project management responsibilities. This professional level position plans, budgets, and schedules all aspects of the parks, facilities, utilities and transportation capital improvements, as well as other City Funded/sponsored projects of basic to mid-level complexity. The position administers consultant contracts; coordinates design reviews, environmental reviews, coordinates property and permit acquisitions; coordinates building and contract awards; monitors construction contract progress and ensures proper project closeouts.

The Role We Want You For
The Associate / Senior Associate – Capital Markets supports CRG’s regional offices, Capital Markets team, and senior leadership through financial analysis of new development opportunities, active projects, and the broader CRG development platform. The Specifics of the Role
- Lead underwriting for new development opportunities; prepare excel-based financial models including in-depth financial and sensitivity analysis, valuations, and investor return modeling.
- Assist with raising joint venture equity and construction loans to capitalize new projects; prepare marketing materials, aid in capital partner diligence, and closing.
- Support regional development teams in preparing Investment Committee submissions.
- Prepare external reports on project progress for joint venture partners.
- Help administer joint ventures and construction loans by facilitating capital partner approvals for key project decisions and milestones.
- Assist in responding to lease RFPs and modeling potential leases’ impact on returns.
- Help drive the successful execution of dispositions; work with brokers to assemble marketing materials, assist with buyer diligence, closing, and calculation of distribution waterfalls.
- Help drive business insights and optimal decision making via asset, portfolio, and fund-level reporting, analytics, and dashboards
- Conduct market research for covered markets, including benchmarking and competitive supply analysis. This position is expected to develop first-hand expertise of market dynamics, competing projects, and overall activity in assigned markets in order to underwrite and value development projects.
- Assist with weekly Investment Committee process; assemble and distribute weekly packages, assist with meeting minutes.
- Support Financial Planning & Analysis with updated pro formas and other key project information for various internal reporting deliverables.
- Assist Fund Management and Investor Relations with quarterly and ad hoc reporting for investors in CRG-sponsored funds.
Requirements
- 4+ years of experience in real estate development, acquisitions, portfolio management, brokerage, or lending; industrial experience is a plus by not required.
- Must understand complex pro forma cash flows and valuation models. Experience with joint venture equity structures and waterfall mods is a plus but not required.
- Proven financial analysis and valuation capability (NPV, IRR, lease comparison, ROI, DCF Modeling, Payback, etc.) with highly advanced Excel modeling skills, including the accurate underwriting and modeling of large ground-up developments. Additional data aggregation and analysis skills (such as portfolio rollups and sensitivities) are a plus.
- Desire to learn and become well-versed in the market dynamics and fundamentals of covered regions.
- General understanding of the development process and key due diligence items (title, survey, environmental, zoning, entitlements).
- Intellectual curiosity, process-improvement mindset, and ability to learn, implement, and leverage AI-driven solutions and non-Excel based software / systems where appropriate.

Compensation

The Director, Procurement - Indirect (Plants & Capital) is a senior strategic leadership role responsible for overseeing the company’s indirect procurement activities covering 60+ global manufacturing plants, with an annual spend oversight of >$500MM. Based in Houston, the leader will oversee a global team of ~50 procurement professionals. The role is responsible to deliver enterprise-wide value creation through category strategy development, sourcing leadership, supplier relationship management, cost optimization, operational excellence, and strong cross-functional collaboration with Operations, Engineering, Finance, R&D and regional plant leadership.
A key mandate of the role is to transform the Indirect Procurement organization into a high-performing, stakeholder-facing function. This includes organizational design, capability building, implementation of global buying channels, digital enablement and significantly elevating stakeholder experience. The scope includes categories such as MRO, facilities, equipment and transport, QHSE, Lab supplies and all capital project procurement activities. The role ensures alignment to business needs, enhances operational effectiveness, manages risk and maximizes Total Cost of Ownership (TCO) value across the global network.
Main Responsibilities and Accountabilities
- Strategy & Leadership: Develop and execute global strategies for all plant indirect categories and CapEx procurement, ensuring alignment with business, operational, and financial objectives. Build a multi-quarter transformation roadmap to evolve the team into a high-performing, digitally enabled organization. Establish governance, KPIs, and performance management frameworks for global indirect procurement.
- Organizational Transformation: Lead global organization design, capability mapping, talent development, and role clarity across ~50 team members. Implement procurement process harmonization and global operating model improvements. Champion cultural and behavioral change focused on performance, accountability, and stakeholder partnership.
- Buying Channels & Digital Enablement: Design and implement global buying channels (guided buying, catalogs, P2P workflows, automation). Drive adoption of digital procurement tools and analytics platforms. Partner with IT and Global Process Owners to simplify processes, improve usability, and enable data-driven decision-making.
- Sourcing & Negotiation: Lead global sourcing events (RFIs/RFPs), supplier selection, and major contract negotiations. Drive TCO improvements and annual value delivery across indirect and CapEx spend, supported by market intelligence, benchmarking, and risk assessments.
- Supplier Management: Manage global SRM frameworks, lead executive supplier reviews, and drive strategic partnerships. Ensure supply continuity, quality, compliance, and supplier-led innovation.
- Cross-Functional Collaboration: Act as primary liaison with Operations, Engineering, Plant Leadership, Finance, Supply Chain, and Legal. Convert business needs into category strategies and sourcing plans while improving planning, budgeting, compliance, and project execution.
- Team Leadership & Development: Lead a global team across four regions, build talent pipelines, mentor high-potential staff, and enhance category capabilities. Promote a culture of collaboration, transparency, diversity, and continuous improvement.
We believe you bring
- 12+ years of progressive procurement leadership experience in manufacturing, chemicals or heavy-industry environments.
- 5+ years in global indirect procurement leadership in relevant categories; experience with CapEx sourcing strongly preferred.
- Proven success leading global teams and driving large-scale transformation.
- Strong experience in manufacturing or industrial environments.
- Strong negotiation, analytical, and strategic thinking capabilities.
- Ability to influence senior executives and drive change in a matrixed organization.
- Deep understanding of procurement processes, category management and digital procurement tools.
- Bachelor’s degree required; MBA preferred.
- Bachelor’s degree in Supply Chain, Engineering, Business, Finance, or related field.
