KEY RESPONSIBILITIES:
Project Leadership & Oversight
- Manage multiple custom home and Passive House projects from design and permitting through completion

Budget & Schedule Management
- Develop, manage, and track detailed project budgets

- Maintain accurate and organized project documentation, including contracts, change orders, schedules, and reports

- Ensure client vision, expectations, and sustainability goals are fully realized

QUALIFICATIONS:
Experience:
- At least 10+ years of residential construction experience
- Minimum 5 years in a project management role
- Proven experience managing custom home projects (required)
- Passive House or sustainable/high-performance construction experience (strongly preferred)
Technical & Professional Skills:
- Deep knowledge of residential construction methods, building codes, and permitting processes
- Strong understanding of high-performance building systems

About the Role:
Summary The Field Service Technician performs a variety of tasks, including but not limited to, onsite bolting, heat treating and/or field machining. Completes any and all tasks assigned by the Field Supervisor to meet goals of increased efficiency, profitability, and customer satisfaction. Ideal candidates will have experience with construction or mechanical work and/or possess knowledge of plant maintenance and repair work.

JOB DUTIES
As a Maintenance Electrician, you will be responsible for fabricating, installing, inspecting, testing, operating, repairing and maintaining all types of electrical, mechanical and electronic equipment in a safe and orderly manner as directed by a Maintenance Supervisor.

- Five (5) years industrial electrical maintenance experience.

RESPONSIBILITIES

- Must possess the skills and abilities to work autonomously while conducting routine electrical tasks.
- Familiar with the handling, operation and safe use of all types of electrical equipment including motors, generators, transformers, rectifiers, switches, circuit breakers, relay, control equipment, communication equipment, electronic and fluid controls, power generation, transmission and distribution system, instruments, panel boards, replacement parts and supplies, wire and cable, insulating materials, solder, paint, etc.
- Safe and efficient use of electrical maintenance tools and equipment including electrical testing and measuring equipment. Conduit bending and threading equipment, ladders and scaffolding, vibration analyzers, soldering equipment, metal cutting and forming machines, hoisting and rigging equipment. Hand and power tools common to the trade.
- Read and work from blueprints, sketches, charts, manuals, wiring and schematic diagrams, and other information and instructions. Maintains records and makes reports as necessary.
- Fabricate, install, troubleshoot, dismantle, repair, assemble, inspect, test, maintain, lubricate and operate all electrical and electronic equipment and components, air conditioning equipment, fluid controls, cranes, lighting systems and battery powered equipment.
- Use burning, cutting, welding, soldering, and brazing equipment as required.
- Operate cranes, mobile equipment, and erects and disassembles scaffolding in conjunction with repair work.
- Paint in conjunction with repair work.

SPECIFIC DUTIES FOR SHIFT MAINTENANCE WORKERS
- Exercise extreme caution while working alone on many tasks
- Assist other maintenance shift workers throughout the plant in repair efforts to minimize call-ins of day shift personnel
- Assist assigned crew with execution of planned activities such as PM's, lubes, or standing work orders as assigned by the maintenance supervisor
- Understand and activate the "Maintenance Help Chain" as necessary to prevent excessive production interruptions
- Prioritize work requests or have the Potline Supervisor prioritize requests in the event of multiple requests simultaneously
- Assess non-routine breakdown situations and recommend necessary resources when help is required
- Provide accurate feedback to the appropriate maintenance personnel regarding turnover information on breakdowns and trouble calls
- Practice established maintenance process techniques at all times, some examples include accurate and detailed information on work orders, applying parts removal tags on rebuild items, immediately return to stock warehouse issues that are not needed, proper coding of emergency work orders, all stock issues are charged to work orders

POSITION OVERVIEW
The Drywall Estimator / Project Manager will oversee the estimating and management of drywall projects from bid through completion. The ideal candidate will have a deep understanding of drywall systems, materials, labor productivity, and construction sequencing. This role requires strong analytical skills to produce accurate estimates, as well as the ability to manage awarded projects to ensure they are delivered on schedule, within scope, and on budget. Effective communication with clients, subcontractors, vendors, and internal teams is critical, along with the ability to adapt in a fast-paced, deadline-driven environment.
RESPONSIBILITIES
- Review architectural drawings, specifications, and addenda to prepare detailed drywall estimates, including material, labor, equipment, and subcontractor costs.
- Know and comply with all relevant building codes, OSHA requirements, and project-specific safety and quality standards.
- Manage bid process: perform quantity take-offs, prepare proposals, clarify scope, and participate in pre-bid meetings.
- Build and maintain strong relationships with clients, general contractors, vendors, and subcontractors to support successful project delivery.
- Develop project schedules and manpower plans based on drywall scopes and coordinate with field supervision.
- Secure and allocate resources, including material orders, manpower, equipment, and permits where required.
- Negotiate and manage changes to drywall contract scope, schedule, and costs.
- Conduct site walks and inspections to verify installation methods, assess quality, and track productivity against estimates.
- Maintain accurate project documentation, including change orders, RFIs, submittals, and cost tracking.
- Regularly report on project progress, financials, and variances.
- Provide leadership to project teams, fostering collaboration and mentoring staff.
REQUIREMENTS
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field; equivalent field experience in drywall estimating/project management may be considered.
- Minimum of 5 years’ experience in drywall estimating and/or project management within the commercial construction industry.
- Strong ability to read and interpret architectural and structural drawings, wall types, finish schedules, and specifications specific to drywall and ceilings.
- Knowledge of drywall assemblies, framing systems, insulation, fireproofing, soundproofing, and finish standards.
- Proficiency in estimating software and construction management software (e.g., Procore, Timberline or similar).
- Solid computer skills with MS Office (Excel, Word, Outlook, Project).
- Strong leadership, organizational, and communication skills.
- OSHA-30 certification preferred.

Role Summary
The Sr Mechanical Superintendent leads field execution of mechanical scope on mission-critical data center projects. This role owns day-to-day onsite leadership for mechanical activities: safety, subcontractor coordination, installation quality, schedule adherence, testing readiness, and turnover support. The Mechanical Superintendent ensures systems are installed correctly, documented properly, and turned over in a manner that supports successful startup, commissioning, and operations.
This is a hands-on, high-accountability role for a leader who can drive production, coordinate seamlessly with electrical and CSA teams, and maintain clean build discipline in critical environments.
Key Responsibilities
Safety & Field Leadership (Primary)
- Lead mechanical field operations while reinforcing a zero-incident culture.
- Ensure subcontractors comply with site safety plans, permits, JSAs/AHAs, LOTO requirements, hot work controls, and housekeeping standards.
- Conduct regular safety walks; correct unsafe conditions immediately and escalate when necessary.
Mechanical Scope Execution (Primary)
Lead and coordinate installation for mechanical systems, including (project-dependent):
- Chilled water / condenser water piping and equipment
- CRAH/CRACs, AHUs, MAUs, exhaust systems
- Cooling towers / fluid coolers / pumps / heat exchangers
- Hydronic specialties, valves, strainers, expansion tanks, insulation
- Mechanical supports, housekeeping pads, curb systems, equipment rigging coordination
- Fire protection interface coordination (as required)
- BAS/BMS coordination for controls and integration readiness
- Equipment access, service clearances, and maintainability requirements
Planning, Sequencing & Schedule Control (Primary)
- Own mechanical short-interval planning (daily/weekly) and support pull planning with measurable commitments.
- Coordinate mechanical rough-in, overhead work, and equipment setting paths with CSA/architectural progress and electrical busway/gear installation.
- Identify constraints early (design gaps, material delays, access conflicts) and drive resolution to maintain schedule.
- Track manpower, productivity, and area readiness; communicate impacts and recovery plans.
Quality Control & Clean Build Discipline (Primary)
- Enforce mechanical installation standards, tolerances, and manufacturer requirements.
- Drive quality walks and manage deficiency/punch lists to closure.
- Protect critical spaces: dust control, cleanliness, protection of finishes/equipment, and strict housekeeping expectations.
- Ensure labeling, tagging, and documentation support turnover and commissioning.
Coordination & Communication (Primary)
- Lead/participate in key coordination meetings: foreman huddles, subcontractor coordination, BIM/VDC coordination, look-ahead planning, and progress walks.
- Coordinate with commissioning agents (CxA), controls vendors, and TAB contractors to ensure readiness and logical execution.
- Communicate field issues clearly with options, impacts, and recommended solutions.
Procurement & Long-Lead Tracking (Supporting)
- Track and support procurement status for mechanical long-lead items (CRAH/CRAC, pumps, towers, valves packages, specialty equipment).
- Coordinate delivery, laydown, rigging plans, and installation readiness with the project team and vendors.
Testing, Commissioning Readiness & Turnover (Primary/Supporting)
- Drive mechanical completion by system/area to support startup and commissioning.
- Coordinate TAB and flushing/cleaning requirements (hydronic cleanliness, chemical treatment as required).
- Ensure prefunctional checklists, test results, and installation sign-offs are complete and filed.
- Support turnover requirements: as-builts, O&Ms, training coordination, warranties, spare parts, and final punch closure.
Knowledge, Skills & Abilities
- Strong mechanical construction background with superintendent-level leadership experience.
- Mission-critical/data center experience strongly preferred; other high-spec industrial or healthcare experience considered.
- Deep understanding of mechanical means and methods, sequencing, and constructability.
- Ability to read drawings/specs and enforce quality with subcontractors.
- Working knowledge of BAS/BMS coordination and commissioning flow (prefunctional → functional → integrated testing).
- Strong communication and conflict resolution skills; calm under pressure.
- Comfortable with field technology (Procore/ACC, Bluebeam, MS Office) and daily reporting.
- Understanding of CPM schedule logic and short-interval planning.
Experience & Education (Typical)
- 7+ years in commercial/industrial mechanical construction, including lead superintendent/foreman responsibility.
- Data center / mission-critical experience preferred.
- OSHA 30 preferred (or willingness to obtain).

IRONDELTA is a steel erection company specializing in pre-engineered metal buildings (PEMB) with some structural steel. We’re looking for a leader who can estimate, build relationships, secure new work, read contracts without crying, and help run the business.
This is not a typical PM job. This is for someone who can think like a builder, strategist, and partner while still staying connected to the field. If you’re the type who can think strategically AND still handle the day-to-day stuff without acting like you’re too important to pick up the phone, we want you.
You will NOT be doing this alone. We already have a Field Project Manager handling daily jobsite activity, field needs, questions, coordination, and the small but important details.
That means your job is to focus on estimating, operations, company growth, and high-level project management.
You guide, coordinate, and keep the company moving in the right direction.
What You’ll Actually Do
1. Estimating & Growing the Company (Top Priority)
• Bid PEMB + steel projects
• Build accurate proposals and scopes
• Review contracts, schedules, exclusions, and terms
• Network with GCs, owners, and industry partners
• Follow up on bids and pursue new opportunities
• Help fill and maintain a strong project pipeline
• Identify future work and support long-term growth
• Strengthen IRONDELTA’s reputation and relationships in the industry
2. Project Management
• Build schedules and keep everyone aligned
• Watch job health: man hours, budget trends, materials, equipment
• Communicate with GCs, owners, and the office
• Solve issues in the field with the Field PM
• Conduct site visits (not every day — you have support)
• Provide oversight to ensure safe, clean, high-quality job sites
3. Company Operations
• Work closely with our Business Operations Manager (you say what and when; she makes the magic happen)
• Communicate milestones, progress, and approved changes for billing
• Improve systems to make field + office flow better — or create new ones if the old ones suck
• Forecast manpower and workload
• Support process development as IRONDELTA scales
4. Leadership
• Support crews without micromanaging
• Mentor and motivate field and office staff
• Promote accountability and teamwork
• Keep documentation accurate and updated

About the Role:
The Sheet Metal Welder is responsible for fabricating, modifying, installing, and repairing sheet metal components used in a chemical plant setting. This role requires advanced welding and metal-fabrication skills, strict adherence to safety standards, and the ability to work within operations that include hazardous materials, confined spaces, and process-safety protocols..
Minimum Qualifications:
- High school diploma or GED required; trade school or technical certificate preferred
- 2+ years sheet metal welding and fabrication experience (chemical or industrial manufacturing environment strongly preferred)
- MIG/TIG proficiency; AWS certification preferred
- Ability to read fabrication drawings, weld symbols, and plant schematics
- Valid site-specific safety training preferred
- Ability to safely operate shop equipment (shears, press brake, rollers, saws, grinders, etc.)
- Knowledge of corrosion-resistant metals and welding procedures suitable for chemical exposure environments
- Ability to lift 50+ lbs and perform physical work in industrial conditions (heights, confined spaces, varying temperatures)
Responsibilities:
- Interpret blueprints, P&IDs, isometric drawings, and job specifications
- Fabricate, weld, install, and repair sheet metal systems, ductwork, hoods, guards, platforms, and equipment components
- Perform TIG and MIG welding on stainless steel, carbon steel, and specialty alloys commonly used in chemical plant applications
- Cut, bend, roll, and shape sheet metal using fabrication machinery and hand tools
- Conduct hot-work in accordance with plant permit systems and fire-watch requirements
- Prepare surfaces and complete welding and fabrication tasks with precision
- Inspect completed welds and fabrications to ensure compliance with standards and tolerances
- Adhere to chemical plant safety standards, including lock-out/tag-out, respiratory protection, hot-work permitting, confined-space entry, and hazard communication
- Maintain housekeeping standards and ensure safe handling of materials and tools
