Duties & Responsibilities

Reporting to the Director of Capital Budget and Contract Control, is responsible for supervising, coordinating and executing the management of multiple capital projects for the Post-Acute Service Line. Supports collaborative development with various business teams and drives process improvements for the successful management of the overall project lifecycle, supporting provision of all deliverables from inception to completion.

Essential Functions

• Manage all aspects of assigned capital projects from initiation through closeout including but not limited to budgets, schedules procurement and quality control.

• Provides direct supervision and coordination of design consultants and contractors as required by ongoing projects. Including review of design documents, not limited to drawings and specifications, for compliance with Central Office standards, end user programs, facility standards and needs, regulatory agency requirements and codes to ensure the projects are completed within budget and planned schedules.
• In conjunctions with Director, facilitates RFP processes, and procurement requests including drafting scopes for design RFPs, contractor scopes of work and coordinating consultant responsibilities and tasks.
• Develops and submits budget reports and variances as required. Assures that adequate funds are budgeted and funds are available. Reviews schedules, budgets, and progress reports and provides regular updates to supervisor and stakeholders.
• Conducts regularly scheduled site walks and ensure project is in adherence with NYC H+H procedures and regulatory requirements.
• Track project documentation and maintain records in systems such as Kahua.
• Support invoice review, change order evaluation, and project reporting.
• Prepare meeting minutes, presentations, and regular status updates.

Minimum Qualifications

POSITION SUMMARY:

The Project Manager provides overall leadership for heavy civil infrastructure and transportation construction projects consisting of highway, road, bridge, civil and site work and serves as the primary point of contact with the customer. Safety

Title: Development Project Manager

Company: Acquest Development : Buffalo, NY / Rochester, NY

Pay: $100,000 - $130,000 (commensurate with experience)

Acquest Development is seeking a Development Project Manager to support and help drive large-scale industrial and commercial development projects.

This is an ownership-side role focused on development and construction oversight. The Development Project Manager will work directly with senior leadership and serve as a key liaison between ownership, institutional partners, design teams, and General Contractors.

This is not a traditional General Contractor Project Manager position. Rather than direct subcontractor management, this role emphasizes financial oversight, reporting, coordination, and high-level project management.

Key Responsibilities

• Participate in large-scale industrial and commercial development projects from preconstruction through closeout.

• Coordinate with architects, engineers, General Contractors, and institutional stakeholders.

• Assist in managing project budgets including cost tracking, forecasting, and variance analysis.

• Support GMP reviews, change order evaluation, and contract administration.

• Review and reconcile monthly pay applications against approved budgets and forecasts.

• Monitor project schedules and milestone performance.

• Participate in OAC meetings and maintain executive-level reporting documentation.

• Assist with project entitlements, permitting, and agency coordination.

• Identify project risks early and escalate issues to senior leadership proactively.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.

• 7+ years of commercial or industrial construction experience.

• Exposure to projects exceeding $30M strongly preferred.

• Strong financial aptitude and comfort working within detailed budgets and cost reports.

• Working knowledge of GMP contracts and change management processes.

• Ability to read and interpret construction drawings and project schedules.

• Strong communication skills and professional presence.

• Organized, detail-oriented, and capable of managing multiple concurrent priorities.

The Sr. Project Manager will lead the project team and have overall responsibility for the success of assigned project(s) with a focus on budgeting, planning, scheduling, quality, and relationship with owners and subcontractors

Select Responsibilities:

• Work with project team to ensure timely completion and accuracy of project information and targets
• Organize and participate in project meetings with staff, owners, architects, and trade partners
• Prepare contracts and change orders in a timely fashion
• Prepare and communicate monthly variance cost/budget reports to the management team
• Provide oversight for all phases of construction, including safety, staffing, and ensuring contract documents are being followed and work is on schedule and within budget
• Foster strong partnership with owner to help the firm continue building on their 80% repeat business with current clients
• Produce and assist in close-out documentation

CANDIDATE QUALIFICATIONS

• Bachelor’s degree in civil engineering, construction management or other relevant discipline
• Minimum of three years’ experience in the multifamily and commercial construction industries
• Successfully managed multiple projects to completion with values ranging from $20M-$60M
• Ability to organize, analyze, and problem solve challenges when they occur on assigned projects
• Effective communication and ability to build/foster strong relationships with all internal and external stakeholders
