The Assistant General Manager of Concessions is responsible for assisting the General Manager with the efficient, professional and profitable operation of the venue. The Assistant General Manager of Concessions aids the General Manager in overseeing every managerial, f/t and p/t position, and ensuring full compliance with state and federal labor laws, sanitation and food-related ordinances, and alcohol service regulations. - Be fully versed in all aspects of technical equipment, applicable apps, POS and computers software programs as they relate to concessions operation.
- All menus and signage are in perfect condition: no spelling mistakes, accurate, all changes are reviewed and approved by GM/BD.
- Maintain all training materials, SOP and SOS documents.
- Be sufficiently conversant with the IT, Aloha, Square, Slack to be able to resolve any issues.
- Ensure full compliance with health and safety regulations and cleaning schedules are followed.
- Ability to make sound business/operations decisions (i.e. regarding employee placement, staffing adjustments, and/or respond to technical, product or equipment challenges) quickly and under pressure.
- Assist and/ or complete additional tasks as assigned.
EDUCATION/WORKING KNOWLEDGE:
- Associate’s degree (A.A.) or greater in Culinary Management, Business Management, or related field; along with two or more years’ experience in Concessions Management, other Food & Beverage Management, or related experience.
- Degree requirement may be substituted for four or more years’ experience in Concessions Supervision, Food &Beverage Management or related position.
- Solid working knowledge of computer applications: Microsoft office, POS systems, timekeeping system.

We are seeking a Community Manager to lead day-to-day operations at Park West at Stockdale River Ranch. This position does not reside on-site and reports directly to the Home Office. The Community Manager serves as the on-site leader responsible for property performance, resident satisfaction, team supervision, compliance, and financial oversight.

POSITION SUMMARY
The Development Manager will play a key role in driving the execution and transformation of primarily independent hotels into upper-upscale Trailborns. This position will manage strategic day-to-day real estate development initiatives, working closely with internal teams, as well as oversight of external consultants, contractors, vendors, and partners to execute on real estate developments around the Western United States.
This role requires an in-depth understanding of development management processes, with a strong emphasis on the repositioning and rebranding of hotels to elevate their market positioning. This role requires knowledge of hotel development, financial analysis, design coordination, and project management, coupled with a passion for curating exceptional guest experiences at Trailborn hotels and resorts.
The Development Manager will report to the Director of Development.
KEY RESPONSIBILITIES
Under the direction of the Director of Development, the Development Manager’s responsibilities will include:
• Lead the execution of development projects, with a primary focus on construction oversight, schedule management, cost control, and quality assurance from pre-construction through project completion.
• Direct the work of General Contractors throughout pre-construction, bidding, negotiation, contracting, and active construction phases, ensuring adherence to timelines, budgets, and construction standards.
• Coordinate closely with design consultants to ensure construction documents are complete, accurate, and aligned with project objectives and budget constraints.
• Manage all aspects of on-site construction activities, including regular site visits, contractor coordination, progress tracking, issue resolution, and quality control.
• Develop, track, and manage detailed project budgets and construction schedules; provide frequent reporting on progress, risks, and financial performance to internal stakeholders.
• Ensure successful project turnover by managing punch lists, closeout documentation, warranties, and the transition of building systems to operational teams.
• Maintain and enforce Trailborn’s construction standards, safety protocols, and project delivery best practices across all sites.
• Identify and implement process improvements in construction delivery and project execution, in collaboration with the Director of Development.
REQUIRED QUALIFICATIONS
• Based in Salt Lake City or Park City, UT, with the ability to commute daily into an office in Park City, UT.
• Minimum of 5 years of experience in real estate development or project and construction management, with direct, hands-on involvement in managing projects from inception to completion. Experience in the Mountain West or West Coast regions preferred.
• Bachelor’s degree in Real Estate Development, Construction Management, Architecture, Engineering, Land Planning, Finance, or a related field; Master’s degree (MS or MBA) is a plus.
• Exceptional communication skills, with the ability to clearly and concisely articulate complex issues both verbally and in writing.

- Review your calendar each morning for appointments you have made, and make sure that you have names and details fresh in your mind for any set tours for the day.

Duties Include:
- Schedule and direct supervision of all in-house and/or vendor work with the Property Manager. POSITION OVERVIEW:
The Assistant Program Director (APD) ensures programmatic systems are in place to meet the clients’ safety and service needs. The APD supervises Social Workers, Case Managers, and Case Associates. The APD is responsible for clinical and administrative oversight of the program. The APD provides on-going training, supervision, and guidance to the staff is knowledgeable of regulatory requirements and agency practices, policy/standards. The APD provides program oversight in the absence of the Program Director and requires the incumbent carry a cell phone 24x7x365.
KEY ESSENTIAL FUNCTIONS:
· Provides regular supervision Social Worker, Case Manager, and the Case Associates staff.
· Reviews and evaluates comprehensive assessments, progress notes, service plan reviews, and discharge plans for quality and compliance.
· Works with Residence Managers on staffing/scheduling, reviews and approves weekly timesheets and overtime.
· Facilitates High Risk and Group Supervisions.
· Participates in Case Conferences with external sources.
· Collaborates with other JB Departments (Facilities, Clinics, Central Intake, etc) for program needs.
· Participates/Performs staff evaluations.
· Ensures regulatory/agency compliance with staff completion of trainings.
· Collaborates with Residence Manager to ensure apartments are safe.
· Participates in administrative meetings.
· Participates in other on/off site meetings as scheduled.
· Participate in Client/tenant meetings and works with staff to address and resolve entitlements issues.
· Running reports in Tableau, the Agency’s reporting system.
· Document work in MyAvatar, the Agency’s EHR system.
· Ability to understand and use the Agency’s ticketing system, SysAid.
· Conduct apartment administrative walkthroughs.
· Submit internal JBFCS reports as it relates to apartment needs when necessary.
· Participate in all meetings, as assigned.

· Ability to travel to apartments within the five boroughs on a weekly basis

- Basic knowledge of accounting required; ability to read and interpret financial statements

- Understanding of financial concepts, including return metrics (yield on cost, IRR, NPV, DCF, etc.)
