Role Description

Property Operations

* Personally inspect the property daily including the common areas such as parking lots, laundry, and grounds.

* Answer phone calls; greet prospective residents, show apartments.

* Ensure all property signage and leasing materials are utilized effectively (may include brochures, balloons, banners, guest cards, newsletters, etc.).

Resident Relations Actively participate in maintaining good resident relations in the community. Ensure courteous and timely response to all resident requests and questions.

* Resolve complaints from residents.
* Take work orders from residents, assign to appropriate personnel or vendor and enter into management software.
* Serve as a direct contact for residents and vendors, and maintain good relationships with others in the industry.

About the Role

Financial Reporting:

Role Description

We are seeking an energetic Steel Sales Representative for a full-time, on-site position at our Lordstown, OH location. This role involves selling of cold rolled, coated, and painted flat roll steel products, managing client relationships, generating sales opportunities, and building long-lasting partnerships with customers.


Responsibilities

  • Develop new account base by identifying new prospects, understanding customer needs, preparing proposals, and achieving sales targets.
  • Grow & expand assigned sales territory, by increasing revenue and products from assigned customers.
  • Consistently manages daily call planning execution to customers and prospective customers.
  • Develop key relationships with existing and prospective customer base.
  • Provide sales/margin forecasts and assist in managing inventory goals.
  • Hit targeted sales, margin, and tonnage goals.
  • Increases revenue from assigned customers by selling value-added services and programs; grow new business by increasing sales through profitable transactional growth
  • Build strong relationships within the customer's organization.
  • Collaboration with internal departments to ensure timely delivery and superior customer satisfaction is also an essential part of the role.
  • Works closely with our sales team, credit center, inventory managers, and other departments within the company to creatively achieve both company and customer objectives.
  • Some travel may be required to customer and prospect locations.

Qualifications

  • Sales and relationship management skills with a focus on customer experience and building strong, lasting partnerships
  • Effective communication and negotiation abilities to present solutions and close sales contracts.
  • Knowledge of the steel or manufacturing industry, specifically flat rolled steel, is highly preferred
  • Strategic planning and organizational skills to manage multiple clients and priorities effectively
  • Proficiency with CRM software, sales tracking, and reporting tools
  • Goal-driven mindset with the ability to achieve and exceed sales targets

The Role We Want You For

This position will assist in managing the flow of technical information between the Steel Project Management team, customers, subcontractors and vendors, while developing critical relationships with internal and external clients, through verbal and written communication. This position will collaborate with other departments to ensure all aspects of each project are executed smoothly.


The Specifics of the Role

  • Coordinate resolution of discrepancies and/or missing information with customers and design teams
  • Coordinate project sequencing and job setup
  • Provide technical instructions and guidance to steel detailers in preparing shop drawings per project requirements and standards
  • Monitor project schedules regarding submittals, approvals, and shop fabrication releases. Identify and communicate possible delays or problems to project management team
  • Organize detailing RFI process through formal RFI to customer and informal RFI’s with the engineer, architect, and general contractor. Facilitates and fulfills other documentation efforts and duties
  • Distribute and route drawings
  • Maintain daily communication with Project Team on progress of areas of responsibility
  • Assist the Project Team in achieving successful project results
  • Serve as a direct link between Project Managers, Estimators, and the Detailers
  • Knowledge of contract drawings and trade specific drawings
  • Responsible for participation in site visits to collaborate with project teams on design needs and direction.
  • May occasionally travel to fabrication shops and provide in-shop fabrication coordination through duration of the projects
  • Obtain bids from material suppliers and subcontractors
  • Performs material takeoffs to assist in creation of change orders or project estimates, and the procurement of material needed
  • Perform other duties as required


Requirements

  • 3+ years’ experience as a Project Coordinator or Project Engineer
  • Knowledge and understanding of building construction
  • Ability to understand construction drawings and specifications
  • Excellent organizational and time management skills
  • Ability to operate in a detail-oriented, fast paced, pro-active environment
  • Microsoft Office Suite
  • Scheduling Software preferred
