The Analyst/Senior Analyst will work directly with the principals of the company on the execution of new acquisition and development deals and strategies as well as the asset management of existing and future investments. The Analyst/Senior Analyst will work across a variety of commercial and residential product types including mixed-use, office, flex, retail, multifamily and land. The position will have direct exposure to senior leadership’s decision-making processes related to investment initiatives, portfolio management and capital markets strategies.
Third & Urban is a flat organization, and as such, the role carries significant upside and growth potential. The candidate is expected to handle a diverse set of responsibilities and should be able to step into tasks that directly represent the company.
Specific responsibilities include, but are not limited to, the following:
- Work directly with principals of the company on the execution of new acquisition and development deals and strategies
- Assist with underwriting new opportunities including formulating business plans, building financial models and conducting market analysis; assist with due diligence and closing efforts
- Interact and communicate with debt and equity capital partners including preparation of deal summaries and monthly reports, managing debt and equity draw requests and ad hoc projects
- Assist with the execution of value-add and development projects including scenario analysis, budget/cost tracking, and coordination with the project team (architect, GC, etc.)
- Assist in managing the company’s portfolio including preparation of quarterly portfolio updates, preparation of annual business plans through collaborating with leasing/property management team, and analyzing investment strategies based on capital market conditions
- Assist with the execution of leasing strategies including identifying tenants/uses, LOI and lease review, quantitative lease analysis and other related transaction analysis
- Assist with sales processes, recapitalization and refinancing efforts

About The Role
CarMax sources hundreds of thousands of vehicles each year through consumer purchases, auctions, and other channels. Each vehicle goes through a complex journey from acquisition through reconditioning and logistics before it's ready to be sold to customers. The Supply Chain Strategy team leverages data, analytics, and strategy to optimize this journey, ensuring we purchase an optimal mix of cars, recondition those cars efficiently, and move them through our network to support growth of our retail sales.
There are several sub-teams on Supply Chain Strategy who focus on different parts of the vehicle lifecycle. As a Sr. Analyst in Supply Chain Strategy, you will work with business partners in our Product, Technology, and Operations to help drive the supply chain business forward on a team focused on one of these areas:
- Consumer Supply Strategy – Works to optimize how we acquire vehicles directly from consumers through our digital and omnichannel processes
- B2B Strategy – Works to enhance the way we exchange with other businesses through selling at our auction or buying directly from third parties
- Merchandising Strategy – Works to ensure we can evaluate and buy vehicles through all channels through efficient and effective operations
- Logistics Strategy – Works to optimize vehicle movement throughout our network and balance the tradeoff of cost and speed
- Service Operations Strategy – Works to enhance reconditioning operations, ensuring vehicles are prepared efficiently and to quality standards that support customer satisfaction
What You Will Do – Essential Responsibilities
Some of our roles lean towards partnering more closely with the Product organization and serving as product analyst, whereas others lean towards partnering more closely with Field Operations organization and serving as an operational analyst. In either of those roles, a successful Sr. Analyst would:
- Be an analytic partner and establish a close working relationship with a product manager or our operational partners
- Design and analyze tests to evaluate effectiveness of changes to our products or operational changes
- Enhance analytical tools, such as models, reports, and dashboards, utilizing them to monitor performance and drive ongoing performance
Qualifications and Requirements

Securian Financial Corporate Compliance is seeking a Regulatory Compliance Consultant to lead and mature regulatory change tracking, impact assessment, and implementation across our insurance business. This role will be a key driver of end-to-end regulatory change management - from monitoring and triage, to business impact analysis, to partnering with stakeholders to implement operational changes, update policy/procedure documentation, and establish/refresh monitoring and control plans.
The ideal candidate has direct experience operating a regulatory change management process in a life insurance/annuities environment, is comfortable influencing across functions, and can translate complex regulatory requirements into practical execution plans that strengthen our compliance program and reduce enterprise risk.
Responsibilities include but not limited to:

As a Data Steward Senior Analyst, you are part of a team responsible for enabling and supporting compliance with data-related enterprise policies within their domains/business units. You and your team are responsible for identifying critical data and associated risks, maintaining data definitions, classifying data, supporting data sourcing / usage requests, measuring Data Risk Controls, and confirming Data Issues are remediated.
