As a Project Manager, you will manage the full lifecycle of projects from contract turnover through installation and closeout.

You will work closely with teams across the company including Engineering, Production, Warehouse, Field Operations, Procurement, and Accounting.


Key responsibilities include:

Project Planning

• Lead project startup activities including contract review and scope clarification

• Develop and maintain detailed project schedules

• Coordinate project documentation including submittals, RFIs, and change orders

Project Financial Management

• Manage project budgets and committed cost tracking

• Perform cost-to-complete forecasting

• Review vendor and subcontractor invoices

• Manage change order pricing and approvals

Installation Coordination

• Coordinate installation schedules with Field Operations and installation crews

• Confirm site readiness prior to equipment delivery

• Support field teams in resolving installation challenges

Manufacturing & Logistics Coordination

• Work closely with Production and Warehouse teams to ensure modular elevator equipment is manufactured and delivered according to project schedules

• Track long-lead materials and equipment deliveries

Client & Stakeholder Communication

• Serve as the primary point of contact for general contractors, consultants, and owners

• Provide project updates and manage expectations throughout project execution

Inspection & Closeout

• Coordinate jurisdictional inspections

• Prepare projects for first-pass inspection success

• Manage project closeout documentation

Reporting to the Terminal Supervisor, this position is responsible for supporting the day-to-day operations of our Cement and Aggregates Terminal. This is an operator role requiring strong mechanical and troubleshooting abilities, as well as hands-on heavy equipment experience (including operation of front-end loaders and similar equipment). The position plays a key role in ensuring safe, efficient, and continuous terminal operations.


KEY ACCOUNTABILITIES


Machine Operator Duties (Duties include but are not limited to):

  • Ensure strict compliance with all safety procedures.
  • Operates a loader, straight or an articulated rubber-tired tractor-type vehicle, equipped with a front-mounted hydraulically powered bucket or scoop, to lift and transport bulk materials, to feed conveyors, hoppers, or chutes, and to load trucks.
  • Perform the loading and unloading of cement/aggregate products from or to ships, barges, railcars or bulk trucks.
  • Coordinate bulk loading activities with customer drivers and sales personnel.
  • Inspect railcars and bulk trucks prior to loading.
  • Operate locomotive, or car puller to move or position railcars in place for loading or unloading or to transfer railcars to switching tracks.
  • Operate front end loader, forklift, manlift, and other mobile equipment as required.
  • Operate controls to convey proper cement/aggregate product to railcar or bulk truck. Close hatches on railcars and seals.
  • Perform the loading and unloading of aggregates from ship to yard. Load aggregates into customer trucks.
  • Ensure customer orders are filled accurately.
  • Promptly address customer concerns and refer more complex problems to supervisor for resolution.
  • Ensure shipping and receiving paperwork is completed accurately and on a timely basis.
  • Ensure housekeeping at the facility is maintained to the highest standard.



Mechanical Maintenance Duties: (Duties include but are not limited to):

  • Performs routine maintenance on the loader, such as lubricating, fueling, greasing, blowing out filters, check fluid levels, and cleaning.
  • Ensure preventive maintenance and repairs are executed on terminal equipment and activities are logged.


POSTION REQUIREMENTS

  • MUST have heavy equipment experience (e.g., front-end loader, excavator, backhoe, bulldozer, etc.)
  • Previous experience in cement or related industry a plus
  • Previous or current Front-End Loader certified (or able to be certified)
  • MUST be capable of working extended hours and weekends (per schedule).
  • Capable of accessing heights - top of railcars, stairways to silo top elevations, etc.

Overview

The Building Engineer reports to the Area Chief Engineer while maintaining a strong working relationship with all Property Managers in the assigned area. They support property managers by addressing a wide range of operational needs, from tenant improvement projects to preventive maintenance and repairs across all building systems. All work must be performed in a way that protects and enhances the value of the property.

This role requires exceptional client service, professionalism in all interactions with tenants and RMR staff, and a commitment to teamwork and collaboration. The Building Engineer must also be able to obtain a GSA badge through the GSA. The current portfolio consists of 138,608 square feet.



Responsibilities

  • Operate, maintain, and log all HVAC and MEP equipment under the direction of their supervisor.
  • Complete tenant service requests, and develop and maintain positive tenant relations through prompt, courteous response to tenant requests.
  • Perform preventive maintenance and repairs on HVAC equipment, plumbing and electrical systems, as directed by their supervisor. Duties include, but are not limited to changing filters, coil cleaning, greasing motors, replacing light bulbs & ballasts, inspecting/adjusting belts, and regular inspections of equipment.
  • Maintain computerized or manual equipment logs that detail preventive work performed.
  • Clean and paint equipment and surrounding areas relating to equipment and equipment rooms.
  • Assist in ordering stock and inventory of parts and supplies, as needed.
  • Respond immediately to emergency situations and customer concerns.
  • Review elevator maintenance records and confirm elevator maintenance is performed per national agreement. Inspect condition of elevator machine rooms. Report any elevator deficiencies to their supervisor.
  • Assist with review of tenant improvement plans. Inspect active construction areas and confirm contractors are following all building rules and regulations.
  • Coordinate fire alarm and sprinkler shutdown and drain downs with contractors as needed.
  • Coordinate all quarterly fire alarm testing and maintenance with building vendor.
  • Maintain and operate life safety/fire systems.
  • Perform carpentry and snow removal, if necessary.
  • Take meter readings on all meters and equipment as directed by their supervisor.
  • Perform minor repairs on doors, hardware, lock, windows, ceilings, and floors.
  • Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
  • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
  • Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions and report to management.
  • Inspect new installation for compliance with building codes and safety regulations.
  • Comply with all applicable codes, regulations, governmental agency and company directives, as related to building operations and practicing safe work habits.
  • Daily communication with property management, engineering staff, security, tenants and contractors/vendors is vital.

General Maintenance and Operation Duties:

  • Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
  • Read and follow written and oral instructions.
  • Convey thoughts and recommendations orally and/or in writing to supervisors, contractors and others in order to resolve building-related problems.
  • Operate and use necessary manual and power-driven tools.


Qualifications

  • High school diploma or GED equivalent required.
  • Minimum 3-5 years of building maintenance experience or commensurate experience in a trade (plumbing, electrical, HVAC).
  • HVAC or electrical technical school training is preferred However not mandatory.
  • Applicable military experience or other related operations experience will be considered including power plants, multi-family, hotels, hospitals, facilities, etc.

  • Analyze EOBs, denial codes, payer correspondence, and hospital billing records to identify root causes of non-payment. 
  • Execute resolution strategies including appeals, resubmissions, escalations, and legal referrals. 
  • Communicate directly with payers, TPAs, patients, and legal representatives as needed. 
  • Track claim status and document all activity in internal systems and payer portals. 


Correspondence & Documentation 

  • Draft customized appeal letters, billing inquiries, and escalation correspondence. 
  • Prepare claim summaries and supporting documentation for attorney review. 
  • Maintain clear, accurate case notes and documentation in compliance with HIPAA and PHI standards. 


Client & Internal Coordination 

  • Provide claim updates and issue escalation support to hospital clients and internal leadership.

Analysis & Process Improvement

Required Qualifications

SUMMARY

  • Experience: Five (5) years of experience maintaining and repairing heavy equipment, hydraulic cranes, and friction cranes.
  • Knowledge/Skills/Abilities (KSA): Must possess strong written and verbal communication skills in English to effectively present information and respond to questions from managers, clients, and customers. Must possess the ability to read and understand operating manuals, blueprints, and technical drawings. Proficient in the use of computer diagnostic equipment and software. Must provide tools required to work on cranes and heavy equipment.

  • Experience: Seven (7) years of experience maintaining and repairing heavy equipment, hydraulic cranes, and friction cranes.

ROLE AND RESPONSIBILITIES:

Warehouse Supervisor - Elevator Systems

To monitor and report on the company’s inventory and oversee operations in our warehouse to ensure that all incoming and outgoing inventory is processed according to schedule.

A successful Warehouse Supervisor is a reliable professional with excellent record-keeping abilities.

ROLE AND RESPONSIBILITIES

· Organize and plan tasks to maintain high performance of the warehouse storage and shipment processes.

· Communicate with customer on special shipping arrangements and/or issues as needed.

· Analyze various suppliers to ensure the company is receiving the best cost-effective deals and maintain relationships.

· Conduct a full physical year-end inventory count to ensure that our records are accurate.

· Document daily shipments, deliveries, and communicate with Sales Admin to reconcile inventory.

· Audit and report inventory while making recommendations on which items to order and restock.

· Manage warehouse associates, monitoring work and ensuring the safe use of warehouse equipment.

· Collect information on stock items related to their PN, Name, and Quantity.

· Establish warehouse practices and protocols to achieve an efficient warehouse.

· Communicate with other departments to ensure products are shipped in a timely manner.

· Examine the levels of warehouse raw materials and supplies to determine shortages.

· Evaluating new inventory, ensuring it is ready to ship, and optimize bin locations.

· Upkeep of stock (labels are posted, stored in correct location, etc.).

· Maintain a safe and healthy work environment by establishing, following, and enforcing standards and procedures and complying with safety legal regulations that are enforced by our Safety Manager.

· Maintain level of shipping equipment (boxes, bubble wrap, shipping tape, pallets, etc.).

· Maintain Warehouse equipment maintenance (forklifts, lights, pallet jacks, etc.).

· Maintain cleanliness and safety of Warehouse floor space.

· Monitor and maintain Warehouse tools inventory.

Qualifications and Education Requirements

· BS degree in logistics, supply chain management or business administration.

· +3 years work experience as Warehouse Supervisor.

· Proven experience as inventory manager or similar position.

· Proven ability to implement process improvement initiatives.

· Familiarity with bookkeeping, inventory control practices and logistics.

· Ability to work under pressure, while maintaining accuracy and meeting tight deadlines; adjusting hours when required.

· Comfortable using inventory management software and other organizational computer applications.

· Effective communication skills, including writing, speaking and active listening.

· Excellent leadership skills, including the abilities to set goals, motivate and manage conflict.

· Strong decision-making, problem-solving and strategic planning abilities.

· Exceptional time management and organization skills.

· Understanding of industry and company best practices for the warehouse.
