The Opportunity

This is a founding-level development and construction role at an emerging platform. You will own the full project lifecycle — from early diligence and capex underwriting through GC management, renovation delivery, and operational handoff — across a growing portfolio of projects in markets across the country. You will be the primary owner-side brain on all capital projects: assembling the right consultants for each deal, making fast and accurate budget estimates before full plans exist, keeping projects on schedule and on budget, and building the systems and playbooks that will support Blue Hour's growth. What You Will Do

Capex Underwriting & Diligence

o  Build preliminary construction budgets from site visits, floor plans, and photos — before full architectural plans exist — to support deal underwriting

o  Assess zoning and entitlement risk on potential acquisitions; coordinate with local land use counsel and municipalities as needed

o  Evaluate scope of work, site conditions, and building systems on potential acquisitions; identify red flags and hidden costs


Project Execution

o  Manage a mixed portfolio of project types simultaneously — including large-scale hotel and motel conversions, apartment complex renovations, and small multifamily / single-family renovations — bringing the same rigor and accountability to a $100,000 renovation as a $10M conversion

We are seeking a highly organized and proactive Project Execution Coordinator (PEC) to support the planning, execution, and governance of large-scale data center projects. This role partners closely with Portfolio Managers and Strategic Negotiators to ensure seamless delivery across the full project lifecycle—from early-stage deal support through execution. The responsibilities include broad support of various program teams that are involved in research, evaluation, and due diligence activities relating to property acquisition of proposed data center sites and related infrastructure.


Project Initiation & Governance

  • Support project setup, including Work Authorization Forms (WAF) for early project phases (PDD/DDD)
  • Draft and coordinate NDAs, Accords, and other key agreements
  • Partner with Legal to manage contract review cycles and execution

Financial & Contract Administration

  • Prepare and submit Project Authorization Waivers (PAWs) for key approval milestones
  • Manage Purchase Orders (POs), vendor payments, wire transfers, and PO modifications
  • Coordinate contract execution, including SOWs, service agreements, and e-signature routing
  • Ensure vendors are properly onboarded in systems (e.g., SAP Ariba/Embark)
  • Support resolution of payment and vendor-related issues through internal systems

Project Coordination & Execution

  • Coordinate project activities across multiple initiatives and stakeholders
  • Schedule and lead meetings, capture minutes, and track action items to completion
  • Maintain project tools (Quickbase, trackers, logs, risk registers, change control)
  • Draft project deliverables, funding requests, and support internal approvals

3PDC Coordination

  • Manage key workflows including Superbugs, GNA/FeP intake, and TDD processes
  • Coordinate TDD kickoff calls and track related submissions
  • Monitor inbound opportunities via DCMarketplace and Megascale funnel

Data, Reporting & Document Control

  • Maintain accurate project data and ensure data quality across systems
  • Oversee document control, including versioning, approvals, and record retention
  • Track budgets, schedules, and milestones; provide regular reporting to stakeholders

Program Support & Continuous Improvement

  • Drive best practices and support global program initiatives
  • Capture and share lessons learned across projects
  • Provide cross-functional support across ELS teams to enhance program performance

Deal Lifecycle & Portfolio Support

  • Support Portfolio Managers (PfM) and Strategic Negotiators (SN) across active portfolios
  • Assist with acquisitions, due diligence, risk management, and utility coordination
  • Contribute to successful project execution from deal initiation through delivery

Qualifications:

  • 5–7 years of experience in project coordination, project management, or project development, preferably supporting large-scale, multi-stakeholder programs
  • Experience in commercial construction, real estate development, or mission-critical environments (e.g., data centers, utilities, infrastructure) strongly preferred
  • Demonstrated experience with contract administration, including drafting/review coordination, SOWs, vendor agreements, and execution workflows
  • Strong understanding of project financial processes, including purchase orders, budgeting support, funding approvals, and vendor payments
  • Proven ability to manage multiple projects, priorities, and stakeholders in a fast-paced, highly cross-functional environment
  • Experience with project governance, process execution, and lifecycle support from early-stage deal through delivery

Job Summary:

  • This role will be responsible for coordinating team activities and supporting the Project Managers (PMs). With minimal supervision, the candidate will perform the role of scheduler and/or commodity tracker for major projects. They will support the development and analysis of a wide range of scope of work types, especially complex schedules using the assigned system. The candidate must be self-motivated, an excellent communicator, and a team-focused individual able to demonstrate competency in scheduling techniques and analyses on all scope of work aspects. Additional duties include schedule maintenance, collecting progress data, developing and implementing scope of work schedule/status reports, and providing consistent, accurate information to the senior management team. The candidate must be able to interface with site execution teams, contractors, and AEP senior management.


Essential Job Functions:

  • Define activities, durations, work sequences, and relationship logic to develop and implement the scope of work plan and develop milestones to represent key decisions and deliverables during execution.
  • Ensure all logic and activities support the level of detail required by the customer and meet internal department standards and guidance. Ensure all scope and deliverables are accounted for.
  • Develop fully integrated outage schedules (including resource loading and leveling) for complex and intermediate scope of work execution teams, including detailed system schedules that utilize critical path methodology based on work scope from the work packages and planners' work list.
  • Mentor and assist junior schedulers in organizing schedule review meetings with all stakeholders and incorporating appropriate details.
  • Ensure clear minutes and action items, as required. Engage the team and stakeholders to create schedules and provide schedule analysis updates to the team, alerting them to schedule risks and issues that could delay milestones.
  • Communicate schedule status to project stakeholders. Direct and guide the administration of the AEP project management organizational standards and assist in the management of projects to those standards.
  • Adhere to the guidance and standards put forth by the AEP Project Management Governance Committee. Work with the Administrator to assign security, profiles, and roles for new users. Diagnose and resolve issues with scope of work schedules.
  • Mentor and train junior-level schedulers on the following: preparing and analyzing metric reports; preparing and analyzing schedule risk; developing what-if schedules to address various scenarios and options as necessary; crashing scope of work schedule durations; following processes and handbook procedures; and all aspects of scheduling within the assigned systems and software.
  • Perform/coordinate schedule and cost integration, including SPI/CPI processes on a scope of work basis.
  • Work with the project teams to provide risk assessments and recommended mitigation actions as requested.
