Sella Homes is a growing, family run homebuilding company focused on building high quality spec homes with a strong design point of view. As we grow, we are developing a proprietary library of pre approved home plans that allows us to build efficiently while maintaining consistency and quality.
We are building long-term in house capabilities rather than relying on outside firms. This role is a key part of that effort.
The Role
We are looking for a hands on architectural professional who can personally produce construction documents, obtain standard/master plan approvals, and support construction in the field.
This is not a corporate management role and not a design only role. It is a practical, execution-focused position for someone who understands production homebuilding and can take ownership from concept through approval and construction support.
You will work directly with ownership and the construction team to ensure plans are accurate, buildable, and approved quickly across Phoenix area jurisdictions.
REQUIRED — Phoenix Master Plan Experience
Applicants must have direct experience obtaining standard/master plan approvals within the Phoenix metropolitan area and working with local municipalities (Phoenix, Scottsdale, etc.).
Candidates without recent local experience will not be considered.
Key Responsibilities
Construction Documents & Plan Production
- Produce full architectural construction documents (permit ready CD sets)
- Convert floor plans into detailed production drawings
- Adjust and refine floor plans for build-ability, efficiency, and site conditions
- Develop plan variations (e.g., exterior styles, mirrored layouts, structural configurations, and optional features) so homes can be built across different lots and conditions
- Maintain accuracy and consistency across plan sets
- Update plans as codes or requirements change
Master Plans & Permitting
- Prepare and submit complete standard/master plan packages
- Coordinate structural engineering, energy compliance, and other consultants
- Respond to plan review comments and revisions
- Maintain approved plans for reuse across projects
- Prepare site specific permit packages using approved plans
Construction & Field Support
- Conduct periodic site visits to verify homes are built according to plans
- Provide clarifications, sketches, and solutions for field conditions
- Identify issues early to prevent costly rework
- Collaborate with construction staff to improve build-ability
Plan Library & Continuous Improvement
- Maintain an organized internal plan library
- Improve plans over time based on field feedback
- Optimize for speed, cost efficiency, and consistency
- Support development of new home models as needed
Required Qualifications
- Experience preparing residential production or subdivision plans, including standard/master plan approvals
- Direct experience working with Phoenix-area jurisdictions
- Ability to personally produce full construction documents
- Familiarity with residential building codes and permitting processes
- Strong attention to detail and problem solving ability
- Comfortable working independently and managing multiple priorities
Preferred Qualifications
- Degree in Architecture or related field
- Licensed Architect (AZ) is a plus but not required

Job Description:
- Oversee development, enhancement, and maintenance of PL BI dashboards (revenue, product mix, KPIs), ensuring accuracy, stakeholder usability, and timely refresh cycles.
- Manage and continuously optimize the DCF Product Selector tool (content, logic, data sources, and publishing cadence).
- Serve as program owner for SAP t-code ZMMDCF, the centralized/automated DCF material master requisition program (requirements, backlog, testing, change requests).
- Lead the Tier 3 Product Onboarding Requisition app design/build/rollout (requirements, user stories, UAT, adoption metrics).
- Partner with product managers to capture data/metric needs and build dashboards/KPIs that drive decision-making.
- Support DCF portfolio rationalization; align the DCF product portfolio with SAP material master (identify/merge duplicates, inactivate obsolete materials, standardize attributes).
- Act as PL project lead for OFSE M2C initiatives (e.g., Product Hierarchy Harmonization, SAP Division Split): scope definition, cross-functional alignment, timeline & risk management, cutover readiness, and benefits tracking.
- Own the material master data lifecycle in SAP for DCF: creation, change control, extensions, and retirement, aligned to the product development process.
- Define and implement data standards, governance policies, SOPs, and data quality controls to ensure accuracy, consistency, and compliance.
- Monitor, investigate, and resolve data quality issues; collaborate with OFSE Digital – Data teams to leverage DQ tools (profiling, rules, stewardship workflow).
- Lead data cleansing/standardization/rationalization efforts across materials, hierarchies, and reference data.

Required Skills:

Job Summary and QualificationsManages area operations, program and activities related to the service lines of cardiopulmonary rehabilitation, diabetes education, disease management, health education, medical cardiology, and radiology nursing. Supports the hospital as Chair of the Policy and Procedure Committee, as well as being point person for the Community Needs Assessment. Executes the strategic vision to promote program growth and maintain financial viability of service lines, which meets the needs of the community. Serves as a viable leader, through interaction with key providers, caregivers and community/regional leaders, to promote services to targeted population(s). About the Role
The Sr. Development Manager of Multifamily / Mixed-Use Development will plan, analyze, and execute complex multifamily residential and mixed-use development projects from initial concept planning through stabilization. This role will lead all aspects of the development process, including governmental compliance, design, financial analysis, construction oversight, and project delivery.
The position will play a key role in managing a multi-phase residential master-planned development comprising multiple mid-rise buildings developed simultaneously, requiring coordination of long-term phasing strategies, project sequencing, and integration across multiple development cycles.
Responsibilities
• Assist in evaluating development master plans and project phasing strategies.
• Execute project visioning, programming, and positioning, including product type, target market, design strategy, and financial feasibility.
• Support the planning and execution of large-scale, multi-phase residential master-planned developments, coordinating phasing strategies, infrastructure sequencing, and building delivery schedules across multiple projects.
• Research and administer site entitlements, zoning regulations, and other governmental requirements, and coordinate implementation into project design.
• Coordinate and review all due diligence activities, including boundary surveys, title matters, zoning and land use issues, environmental and geotechnical reports, restrictive covenants, and association documents.
• Prepare and maintain project budgets, development schedules, and financial feasibility analyses.
• Manage the project timeline and coordinate consultants and professionals necessary to obtain governmental approvals, including development orders, entitlement approvals, building permits, and Certificates of Occupancy.
• Represent ownership in negotiating and administering contracts with architects, engineers, attorneys, contractors, and other consultants to ensure cost-effective and timely project delivery.
• Coordinate all internal and external team members, including architecture, engineering, construction, leasing, property management, and asset management, to ensure alignment with the project pro forma and development objectives.
• In collaboration with the general contractor and/or construction manager, facilitate construction pricing from conceptual estimates through GMP contract negotiation.
• Oversee construction through completion, including final Certificate of Occupancy and project close-out, and transition the asset to the Asset Management team.
• Review and approve monthly construction requisitions and payment applications.
• Prepare monthly partnership and investor reports, including project status updates, schedule progress, and budget variance reporting, in coordination with the accounting team.
• Establish and maintain relationships with local trade organizations, civic organizations, contractors, and related industry professionals to support and expand the multifamily development platform.
Qualifications
This position may include direct supervision of development managers and administrative staff, as well as oversight of third-party consultants and contractors engaged on projects. Responsibilities include planning, assigning, directing, and evaluating work to ensure high-quality execution and adherence to project objectives.
Bachelor’s degree required, master’s degree in real estate, finance, or related field preferred. Minimum of eight years of experience managing institutional, mid-rise, or high-rise multifamily development projects.

CSE is enhancing our impact on the Georgia Tech ecosystem through new programs that help students become better Research Software Engineers. 2. Lab Management and Testbed Operations

- Manage, maintain, and expand the outdoor wireless testbed (campus-scale or city-scale): radios, remote nodes, edge compute, backhaul, deployment logistics, calibration, and field testing.

3. Affiliate Engagement, Business Development, and Partnerships

- Develop GPU-, TPU-, and cluster-optimized training frameworks, distributed training systems, and inference-time optimization pipelines for next-generation AI models.

Job Description
SUMMARY
The Tankerman is directly responsible and accountable to the Master or his relief, working directly under him and following his instruction(s) The Tankerman/ Person is responsible for all barge(s) loading and unloading(s).
It is the duty of the Tankerman/ Person to oversee cargo transfer operations which are covered by extensive laws and regulations of the U.S. Coast Guard and other federal and local government agencies. The objective of the Tankerman/ Person is safe, pollution-free and efficient cargo movements and transfers and to the safety of the environment and to the public.
The Tankerman/ Person is primary accountable for his own health, safety, and cleanliness. He must be familiar with Martin Marine - SMS-Safety Management System , VRP- Vessel Response Policies, procedures, safety rules and regulations, and must abide by them at all times.
The Tankerman/ Person are responsible for the safety, operational, maintenance and housekeeping duties while serving on a Martin vessel.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Operational
a) Making up the tow
b) Dropping, spotting and switching barges at docks;
c) Assisting and switching barges at docks;
d) Standing lookout, or riding the head of the tow as a lookout; and,
e) Performing the various tasks necessary to carry out the above, such as making a coupling, operating winches and ratchets, and line handling, include splicing and throwing lines.
f) Confirming with and receiving orders from the Captain, Relief Captain, Mate
g) Being familiar enough to work with complex pumping diagrams, pumps, valves, etc.
h) Moving cargo from one compartment to another within the barges
i) Loading cargo to proper barge draft
Maintenance Duties
a) Chipping and painting vessel and tow;
b) Maintain engine room watch, Grease winches, and other moving parts, oil and lube changes
c) Maintenance of machinery on vessel and barge(s) (pumps, pump engines ETC..)
d) Painting draft marks (Vessel, Barge)
Housekeeping Duties
a) Cleaning the vessel;
b) Cleaning quarters, including personal quarters;
c) Cleaning the wheelhouse and galley;
d) Cleaning the lavatories and companionways;
e) Share in cooking and galley clean up
f) Performing other cleaning chores as directed by the Master
Safety Duties
a) Reporting any hazardous or unsafe condition to the Master and making \"on-the-spot\" corrections when capable
b) Familiar with all paperwork relating to; Barge Inspections, Reports and Cargo Transfers
c) Other duties as directed by the Master or his relief
d) Responding in a safe, efficient manner to mitigate pollution or damage in any shipboard emergency such as hatch overflow or holes in the barge
Job Requirements
EDUCATION/EXPERIENCE
High School or Equivalent, skilled related experience and/or training; or equivalent combination of education and experience.
The Tankerman is required to be coast guard certified to conduct necessary transfers of the various liquid cargoes handled by Martin Marine. The Tankerman must be able to demonstrate the special handle loading and discharging of cargo and fuels. On the job training, experience and the ability to read and understand the tankerman manual are all necessary requirements.
* Must obtain a U.S.C.G./MMC-MMD PIC-DL/LG (Dangerous Liquids/Liquified Gas, Transportation Worker Identification Credential (TWIC)
* Must be able to work 2 for 1 schedules 14-7, 20-10, 28-14, on a vessel
* Must be able to work with a team, take direction from supervisors, keep required work schedules, focus attention to detail(s) and follow work rules
PREFERRED EXPERIENCE, SKILLS AND KNOWLEDGE
a) 5 to10 year of continuous Towing and Tankering experience,
b)Take and follow direction well from others
c) Have towing vessel engine room, tow building and safety knowledge
d) 50 Transfers documented without incident
LANGUAGE SKILLS
Ability to read and understand the English language, analyze and interpret information. Ability to write reports and basics business correspondence Ability to effectively present information and respond to questions from groups, managers, clients, customers and the general public.
MATHEMATICAL SKILLS
Ability to add, subtracts, multiplies and divides in all units of measure, using whole numbers, common fractions and decimals.
REASONING ABILITY
Martin Marine is responsible for ensuring that a potential employee will not endanger the safety, environment and to the public, and of other co- workers or the equipment. As a result of the hazardous nature of petroleum transportation, all boat personnel must be of sound, mind, and body. Ability to solve practical problems and deal with a variety of concrete variable's in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. Employment is for no fixed time and may be discontinued with or without cause or notice by employee or company at anytime.

The job of a tankerman demands heavy work and very heavy labor. This is classified as lifting, carrying, pushing, pulling in excess of one hundred pounds repetitively. Repetitively climbing and balancing, repetitive bending and stooping of the tankerman is exposed to wet and humid conditions, and is subject to the motion of the vessel (rolling and pitching), which may be considerable depending on the weather conditions. Tankerman must be able to work in close, confined spaces.
