Job Title: Assistant Director of Maintenance
Reports to: Director of Maintenance
FLSA Status: Full-time Monday to Friday 8 am to 4 pm
Compensation: $65,000 to $75,000 BOE

Summary
Works closely with the Director of Maintenance and Facilities to assist with general plant operation. Provides direction to staff to ensure that all Housekeeping, Laundry and Maintenance functions are met. Take the lead on scheduling and completing Glenmeadow at Home assignments.

- Carpentry Skills
- Perform major and minor carpentry work including but not limited to: rebuilding porches, hanging cabinets, installing counters, installing finish trim, hanging new windows and/or doors, creating set designs (follies) and remodeling rooms, offices and common areas.
- Supervisory Skills; Assists the Director in performing the following:
- Monitor housekeeping functions and ensure schedules are followed.
- Complete performance appraisals in a thorough and timely manner.
- Address performance issues with staff including but not limited to providing feedback (good and bad) and conducting disciplinary action according to Glenmeadow guidelines.
- Bring personnel issues/concerns forward to Director of Plant Operations and/or Human Resources as appropriate.

- Monitoring. Specifically you are expected to:
- Inspect the building and all equipment on a daily basis and according to established maintenance schedules.
- Maintain and monitor all equipment and controls to ensure good working order including, but not limited to: pool, boiler plant, and chiller.
- Inventory and replace supplies required to maintain facility.
- Follow established procedures for use of outside contractors.
- Sign off on bills/invoices in absence of Director.
- Light plumbing and electrical work.
- Arrange for or assists residents in moving seasonal items in and out of ALU storage as needed.
- Oversee the move-in process to ensure smooth transitions.
- Make sure residents storage lockers in proper order
- Safety Awareness and Follow-Through. Specifically you are expected to:
- Be concerned with safety. Follow safety protocol to reduce the chance of self-injury. Use safety glasses, gloves, belts and other safety equipment to reduce the chance of harming yourself or others.
- Use tools, equipment and chemicals according to established protocol with safety in mind.
- Follow safety regulations, infection control, and universal precaution procedures at all times.
- Work hard to keep residents safe by staying aware of cords, tools, or other hazards that could increase the chance of a resident falling.
- Monitor the fire suppression system.
- Be a first responder when the fire alarm goes off.
- Maintain a clean and orderly work area.
- Attendance. Specifically you are expected to:
- Come to work on time.
- Follow the appropriate call out procedure if unable to be at work.
- Use accrued time appropriately without excessive call-outs.
- Attend 10 in-services annually.
- Attend quarterly team meetings.
- Be flexible in filling in for others or picking up extra work.

SUPERVISORY RESPONSIBILITIES
Plans, assigns, and directs work assignments of 8-13 employees in the Maintenance and Housekeeping Departments in the absence of the Director of Plant Operations. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Completes and presents performance evaluations for Maintenance staff.

JOB SUMMARY
This position is responsible to lead one or more construction projects and for the management of the overall planning, scheduling, code compliance, cost tracking, safety, and completion of these projects. The Superintendent is responsible for directing and mentoring subcontractors and other on-site field staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and team building skills.
WORK HOURS:
Weekdays 7 am to 5 pm; Saturdays 7 am- 1pm, as required.
RESPONSIBILITIES:
- Assure the required permits and approvals from jurisdictional agencies are secured, posted, and renewed as required prior to starting work.
- Develop, update, modify (as required) and maintain the project schedule including a master schedule, 60-day look ahead schedules for their assigned trades, and two-week look ahead schedules for their assigned trades.
- Understand and be familiar with the date by which all materials must arrive on the job and convey that information to the project management team for preparation of the contract items lists and shop drawing schedules.
- Coordinate scheduling of subcontractors, vendors, and inspectors to complete each project on time.
- Communicate with and support each subcontractor to execute their job duties effectively and efficiently.
- Monitor work and materials to ensure quality control standards are met at various stages of the project.
- Perform inspections or schedule inspectors to meet the varying safety and compliance regulations of each job location.
- Prepare the daily construction reports in a thorough and timely manner and maintain a written daily log of visitors, job actions performed, materials expended, and problems resolved on the job site.
- Assure daily job progress photographs are taken in ample quantity to accurately depict the progress of the work.
- Travel between multiple job sites and simultaneously manage work loads of individual projects
- Understand and ensure risk controls are properly established and maintained.
- Understand and uphold the site safety plan.
- Understand and uphold the site logistics plan.
- Assure the implementation and continuous maintenance of corporate safety program requirements in all of the day-to-day operations on the project.
- Prepare and attend the weekly subcontractor meetings. Assist in maintaining the minutes of these meetings, and ensure they are recorded and distributed.
- Prepare and manage weekly safety meetings, regular toolbox talks, and safety pre task meetings as required.
- Attend weekly meetings with the project team for purposes of updates on the status of the field work and communication of any issues requiring the input or action of others on the project team, and for notification to the project team of issues that may be of importance or interest to them.
- Establish and maintain a system of document control to assure work is being installed in accordance with the latest design documentation and approved shop drawings.
- Communicate any issues requiring additional information from designers and consultants in a timely fashion to the project manager for issuance of RFI’s.
- Assist in preparation of the monthly status report to be submitted to the lender.
REQUIREMENTS:
- Requires Engineering, Construction Management or related Bachelor’s degree, OR equivalent years of related experience.
- Requires 10+ years of experience in Stick-frame Multi-Family Residential Construction. Previous Sitework and Structured Garage Construction experience is preferred.
- Requires working knowledge of various construction disciplines, cost control, scheduling, safety regulations, engineering drawings and other documents required.
- Requires superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential both within the internal project team and externally with subcontractors, labor force, etc.
- Requires the ability to work with and have knowledge of the shop drawing submittal process.
- Requires the ability to read and comprehend building plans and specifications and able to comprehend and recognize safety standards and issues.
- Requires the ability to determine the priority of assignments based on critical deadlines.
- Requires the ability to resolves field-initiated questions.
- Requires understanding of construction contracts, retention, releases.
- Requires the ability to interact with all levels of personnel and customers.
- Must possess strengths in verbal and written communications; ability to adapt communications/presentations and deliver clear and concise reports and analysis to senior management.
- Requires ability to meet deadlines and work in a structured corporate environment.

Digital Marketing Management

The Role:
The primary responsibility of the Senior Preconstruction Manager is to intake and steer construction opportunities through the RFP stage of estimating and preconstruction, all the way through a successful buyout and purchasing phase, before turning the project over to Operations. The Senior Preconstruction Manager will coordinate heavily with Corporate Operational leadership and resources, as well as the Estimating team for the purpose of submitting comprehensive proposals during the project pursuit and pre-construction phases. The successful candidate will be able to identify, coordinate, and communicate proposal development between all internal and external stakeholders.
Responsibilities:
- Coordinate all project pursuit and pre-construction deliverables from commencement of project pursuit with Corporate, Operational leadership and Estimating
- Review project documentation for quality, content, and constructability
- Identify all required deliverables for the project pursuit / pre-construction effort, and make assignments to the appropriate internal/external stakeholder
- Manage the project pursuit / pre-construction effort timeline, setting deadlines as required to ensure an on time and quality deliverable to the client
- Coordinate with corporate marketing to develop proposal documents as required
- Actively manage the client during the project pursuit / pre-construction effort and maintain a strong relationship throughout to help ensure success
- Assure potential risk factors have been evaluated and reviewed with management
- Coordinate constructability resolutions and request pricing of alternative design concepts
- Ensure preliminary construction schedules are developed in accordance with estimates
- Review cost models during the pre-construction and bidding period
- Assist with contract documents
- Consult with Operation leadership, scheduling, estimating, legal, cost control, and procurement activities
- Monitor design progress for compliance with defined cost, schedule, and quality criteria for the purpose of revising proposals and coordinating resolution of constructability issues during design
Qualifications:
- Degree in Construction, Engineering, or related field desired
- Minimum 10 years of experience in Construction
- Preferred multidisciplinary experience in several (but not all) of the following areas: Preconstruction, Estimating, and Operations
