GENERAL DUTIES & RESPONSIBILITIES

Field Responsibilities:

§ Have a full understanding of the contracted scope of work and related scopes of work for assigned projects.

§ Have full knowledge of the plans and specifications for assigned projects.

§ Contribute to, execute, and follow project schedules.

§ Supervise daily concrete activities for projects.

§ Enforce jobsite safety to comply with all OSHA regulations and the company’s safety policies.

§ Prepare daily logs, three-week look-ahead schedules, pour logs, safety logs, QC forms, daily meetings, Job Hazard Analysis and project planning

§ Set priorities and coordinate work activities with other disciplines and Subcontractors to ensure task completion.

§ Layout – check accuracy of layout for embeds, anchor bolts, grades, block outs and any other items for the concrete and related components.

§ Assess workforce, material, tool, and construction equipment needs and make arrangements for these components to support the needs of the project.

§ Assess the work environment for hazardous conditions and assure the field employees are provided proper training, PPE and equipment to accomplish the task prior to starting the activity.

§ Analyze productivity trends and adjust work activities to optimize production.

§ Use defined processes and past experience to implement work-around and recovery plans for solving routine problems.

§ Ensure work is installed per the requisite quality standards.

§ Supervise training for layout, proper forming techniques and production, job assignment, promotion, transfers, layoffs, and terminations for field personnel in accordance with company equal employment opportunity guidelines.

§ Manage personnel development and activities to maximize efficiency of workforce, including adding or removing manpower as appropriate to the project’s activities.

§ Provides Time and Material change information acknowledged by appropriate parties.

 

Project/Construction Management:

§ Aid Project Management and Construction Management in the preparation of labor, budgets and schedules for project startup and completions.

§ Review cost reports and projections and take appropriate actions to effectively manage job costs to levels within the contract budget.

§ Provide backup for pending change and work orders, and keep the project plans as-built log current.

§ Review materials lists for compliance to contract documents and confirm lead times to ensure timely deliveries to the job site.

§ Ensure proper material/labor quantity tracking of field reports, concrete pour cards acknowledged by the GC, verification of deliveries, vendor invoices, delivery tickets, and pour cards to the PM.

§ Assist with preparing monthly invoicing by verifying quantities for estimated work in place.

§ Maintain equipment and material delivery logs as directed by the Project Manager.


QUALIFICATIONS

Education and Experience

§ Field and related work experience working as a carpenter, field engineer, or assistant superintendent.

§ Minimum five (5) years in a construction-related or other relevant technical position.

§ Undergraduate/Associate's degree in civil engineering, construction management, or other relevant technical discipline preferred.


Knowledge and Skills

·     Able to prioritize job duties and manage time easily, holding strong organizational skills and close focus on details.

·     Can successfully work independently, collaboratively in a team setting, and in a leadership role.

·     Ability to work well under pressure, adapt to change, and problem-solve effectively while maintaining a positive attitude.

Position Summary

As part of its continued growth and development, this Atlanta-based hospitality real estate investment firm is seeking a Project Director to lead the planning and execution of hotel renovation projects. This role reports to Noble’s Senior Vice President of Development and supports the firm’s investment of capital to create value. 


This role is responsible for ensuring that renovation projects are finished on schedule and within budget, while meeting the quality standards set by the project's goals and objectives.


Specific responsibilities include:


Pre-Construction, Design & Procurement:


·        Visit project sites to define the scope of work for the renovation, evaluate existing conditions, and determine operational impact.

·        Ensure the project scope of work aligns with the Brand Property Improvement Plan, Noble investment objectives, capital expenditure strategies, and hotel operational requirements.

·        Establish and manage detailed Development Milestone schedules that highlight key timelines for the project including Design, Procurement and Project Execution.

·        Procure and contract the services of the project Architect and Interior Designer along with other required consultants needed based on the project scope of work. 

·        Manage the design process to ensure project scope, milestone schedule and budget goals are being met. Review and coordinate drawing submissions to ensure brand standards, ADA, and all project scopes of work are included. Confirm building permit requirements and monitor the design team submissions to ensure project timelines are met. Ensure brand submissions occur in a timely manner.  

·        Contract and manage a purchasing agent to ensure the prompt and coordinated ordering and delivery of all FF&E & OS&E. Review quantities and verify final counts as needed before placing orders while overseeing budgets.

·        Identify, qualify and manage General Contractors, other consultants/contractors and vendors required to complete the scope required for the project including Owner-direct purchase items. Manage the bidding and GC RFP process, analyzing bids for cost, scope, and schedule impacts. 

·        Draft, negotiate and finalize contracts including preparing documentation to ensure that all project scope, budget and insurance requirements are being met.


Construction & Project Closeout:

·        Monitor construction by visiting the project to ensure critical schedule milestones are being met and that the quality and scope of the renovation meet the Noble standard.

·        Manage communication between the contractor, design team, procurement agents and hotel operations team to ensure the project is coordinated across all parties.

·        Oversee the project budget including monthly financial reporting projecting final cost.

·        Administer the GC contract by reviewing pay apps, tracking lien waivers, and verifying construction progress.

·        Coordinate the generation and completion of the project punch lists to ensure the contractor fulfils all their obligations under the contract and manage the closeout process with the brand.

·        Ensure the delivery of all required project closeout documents i.e. as-built drawings, operations and maintenance manuals and warranty documents. Facilitate training with hotel staff on MEP systems, AV and Technology.


General Responsibilities:

·        Maintain and prepare monthly internal reporting which includes updates to Contract Tracking Log, Projected Final Costs and Monthly project report. 

·        Ensure all project files, drawing and records are maintained with current information.

·        Continued refinement of project implementation process and standards to ensure consistent project execution.

·        Assist Noble asset management teams as needed on capital expenditure projects where Noble development expertise is needed.

·        Maintain reliable relationships with industry professionals.


 

Qualifications

The qualified candidate should possess the following skills and qualities:


·        University degree; with preferable specialty in engineering, construction or architecture preferred.

·        At least five (5+) years related experience in construction or architectural construction administration and project management, with experience and understanding of hotel renovation, design, FF&E and operations integration

·        Established relationships with Contractor, Design, Brand and Vendor partners.

·        Demonstrated proficiency in utilizing Microsoft Project, Word, Excel, PowerPoint and Outlook.

The HUD Bridge and Production Review Manager serves as a critical front-end and execution partner to the Production, Underwriting, and Credit teams. The position is designed for an experienced underwriting professional who enjoys deal evaluation, structuring, and execution—but does not seek a fully commissioned sales role. The Manager will work closely with producers to identify viable transactions, surface risks early, shape deal strategy, and support execution through Newmark’s balance-sheet bridge lending platform, including coordination of internal credit approval packages.

This role requires strong judgment, credibility with producers, and the ability to translate technical constraints into actionable deal paths.


Deal Pre-Screening, Evaluation & Production Support (55–60%)

  • Serve as a primary technical partner to Production/Sales teams in evaluating prospective HUD multifamily transactions prior to engagement.
  • Coordinate workflow and deliverable preparation with Newmark’s Global Support Team, including assigning, reviewing, and validating support work to ensure accuracy, completeness, and alignment with HUD requirements and internal standards.
  • Conduct initial deal assessments, including review of property characteristics, sponsorship strength, transaction structure, market considerations, environmental clearance and HUD program fit.
  • Identify early-stage risks, constraints, and execution challenges while proposing viable structuring or timing solutions to support production objectives.
  • Provide clear, actionable feedback to producers regarding deal viability, required conditions, and next steps.
  • Coordinate internally with underwriting, third parties, and Agency credit teams as needed to validate assumptions during pre-screen.
  • Assist in prioritizing deals entering the pipeline based on readiness, complexity, and strategic fit.


Balance Sheet Bridge Lending & Credit Package Coordination (30–35%)

  • Support execution of Newmark’s balance-sheet bridge lending strategy for HUD-eligible and HUD-transition transactions.
  • Coordinate preparation of internal bridge credit packages, including assembling transaction narratives, financial summaries, risk considerations, and execution timelines.
  • Partner with Production and Underwriting teams as applicable to ensure bridge packages are complete, accurate, and positioned for approval.

  • Monitors productivity on a weekly basis in supervision AEB document tracking logs
  • Ensures coverage is met for clients when staff are out on leave or during vacancies
  • Ensures vacancies are filled with qualified candidates AEB use of applicant screening profiles
  • Submits monthly report to supervisor by the 5th business day of each month.

5. Provides administrative supervision to FEI teams

  • Provides support to staff through positive reinforcement, open communication, honest feedback and constructive criticism on a daily basis.
  • Completes written documentation of verbal and written corrections pertaining to staff and forwards to HR.
  • Meets with each case manager individually on a weekly basis for supervision
  • Shares information re: policies and procedures with staff as policies change
  • Ensures each staff is following Center Policy and Procedure via monitoring in weekly sessions and periodic chart reviews.
  • Assists staff with difficult cases by attending home visits with the staff on an as needed basis.
  • Makes suggestions for interventions with clients on a weekly basis
  • Provide continuous check-ins with team members.

COMPENSATION:

  • Starting salary for this position is approximately $21.08/hr based on relevant experience and education.

Schedule:

  • Primary working hours are Monday through Friday, and should be provided at times that meet the needs to the families served.
  • On site supervision is preferred, and position must be available via phone if a function of the position requires being out of office.

Travel:

  • This position requires utilizing a personal dependable vehicle to conduct Center business.
  • Maintaining a dependable vehicle and certified driver status is a condition of employment.

Equipment/Technical Competency:

  • Ability to use a computer and basic office software is required, including but not limited to Office Word, Excel, Outlook and be able to utilize EMR for clinical documentation.

Equipment/Technology:

  • This position requires the use of computer skills with an electronic medical record (EMR), and telehealth/televideo services may be offered as part of the service delivery.
  • Staff will be expected to maintain work with a Center cell phone and computer.

QUALIFICATIONS - FEI Crisis Team Leader

Experience / Knowledge:

  • Must have course work and or experience in the areas of cultural diversity, human development, etiology and treatment of mental illness, alcohol and drug abuse, physical and sexual abuse, suicide, and intellectual/developmental disabilities.
  • Two (2) years work experience with SPMI populations preferred.
  • Excellent verbal, written, and computer skills are necessary in order to work effectively and collaboratively with clients, collaborating agencies, and community professionals, as well as maintaining proper documentation.
  • Clinical staff members must possess reliable transportation, a valid driver's license with an F endorsement OR the ability to acquire an F endorsement on driver's license in order to transport clients as needed.
  • Transporting clients in a personal or Center vehicle is an essential function of this position.

Education / License:

  • A Bachelor's degree in a health related field of counseling, psychology, or social work or must be licensed as a nurse (LPN or RN).
  • LPNs must have fifteen (15) semester hours of behavioral health and two (2) years of behavioral health care experience.
  • Candidates with a Bachelor's degree in rehabilitation, occupational therapy, criminal justice, and education must have fifteen (15) college-level semester hours of coursework in behavioral health and at least two (2) years of work experience in the behavioral health setting working with children.

Physical/Emotional/Social - Skills/Abilities:

  • Outpatient/Community based environment.
  • This position requires training and certification in and the ability to adequately implement a variety of verbal de-escalation methods and personal/client safety techniques.
  • Must have mental ability to exercise sound judgment under pressure.
  • Must have an F endorsement and a valid Driver's License.
  • This position requires utilizing a personal dependable vehicle to conduct Center business.
  • Maintaining a dependable vehicle and certified driver status is a condition of employment.
  • An essential job function is a reliable, predictable 40 hour per week job, on site and in the community, with regular attendance.
