Summary
The Control Technician performs a variety of maintenance, modification, and repair activities in controls of all building equipment and material handling systems in the distribution centers. This includes troubleshooting and repairing AC & DC circuits, photo eye sensors, encoders, programmable logic controllers, and bar code readers.
Responsibilities
- Duties are illustrative and not inclusive and may vary with individual assignments
- Follow lockout-tag out procedures, confined space procedures, and other safety and environmental procedures and policies as required
- Perform program changes, monitoring of PLC (Programmable Logic Controllers) and PMS (Process Management Systems)
- Troubleshoot issues of all Controls, Process Controllers, Control Cabinets, Power Supplies and all other field devices
- Performs skilled and semi-skilled maintenance activities including performing material handling equipment troubleshooting and repair; office furniture moves and setups
- Completes work orders for work performed and includes parts and inventory used
- Document all work order activities to follow MP2 requirements, providing detailed records of the activities performed
- Ability to solve and repair low and high voltage controls including fuses, relays, wiring, contactors and power supplies from the source to the field device
- Ability to read and comprehend technical manuals and schematics, to include blueprints
- Experience using electrical diagnostic equipment (to include digital and analog meters, and amp meters for AC/DC testing)

Overview
The Building Engineer reports to the Area Chief Engineer while maintaining a strong working relationship with all Property Managers in the assigned area. They support property managers by addressing a wide range of operational needs, from tenant improvement projects to preventive maintenance and repairs across all building systems. All work must be performed in a way that protects and enhances the value of the property.
This role requires exceptional client service, professionalism in all interactions with tenants and RMR staff, and a commitment to teamwork and collaboration. The Building Engineer must also be able to obtain a GSA badge through the GSA. The current portfolio consists of 138,608 square feet.
Responsibilities
- Operate, maintain, and log all HVAC and MEP equipment under the direction of their supervisor.
- Complete tenant service requests, and develop and maintain positive tenant relations through prompt, courteous response to tenant requests.
- Perform preventive maintenance and repairs on HVAC equipment, plumbing and electrical systems, as directed by their supervisor. Duties include, but are not limited to changing filters, coil cleaning, greasing motors, replacing light bulbs & ballasts, inspecting/adjusting belts, and regular inspections of equipment.
- Maintain computerized or manual equipment logs that detail preventive work performed.
- Clean and paint equipment and surrounding areas relating to equipment and equipment rooms.
- Assist in ordering stock and inventory of parts and supplies, as needed.
- Respond immediately to emergency situations and customer concerns.

About the Position
The Administrative Specialist in Public Works performs a variety of routine and moderately complex clerical, customer service and administrative support activities. The position accomplishes routine tasks independently and handles non-routine responsibilities with moderate amount of supervision/instruction. Responsibilities include telephone reception, in-person reception, sales and cash handling; payroll; accounts receivable; travel and training; courtesy parking and parking lottery; data entry for service requests and performance measures and daily mail processing.

Essential Duties
Duties include, but are not limited to the following:
- Assist walk-in customers, answer phones, screen calls, route calls and take messages. Perform various customer service duties such as responding to community member complaints according to City policy, responding to other department or agency requests, issuing parking permits, bulk water keys and temporary hydrant meters.
- Complete timesheet review in the payroll software system within set time limits and validate accuracy of payroll data entered. Identify discrepancies and follow up with supervisors for clarifications and corrections.
- Perform routine accounts receivable duties including calculating billings from billable work orders, temporary hydrant meter readings, bulk water sales, fuel system sales and a variety of annual leases. Process refunds. Complete data entry and validates data accuracy for accounts receivable. Run reports on delinquent accounts; print reports for internal and external customers.
- Initiate department travel training records. Verify expenses for registrations, lodging, meals and other incidentals. Complete travel training arrangements and route packets for approval. Reconcile receipts and reimbursements after travel training is completed.
- Maintain the courtesy permits program and quarterly employee parking lottery. Input parking permit information in the department database and verify data entry.
- Perform routine and non-routine spreadsheet/database functions including formatting, data entry and records maintenance. Generate service requests in the department computerized asset management system.
- Perform routine and non-routine clerical duties such as word processing/typing, clerical review. Assist other administrative staff and perform other related duties such as providing back up for proofing, editing and review of minutes, review and distribution of Public Works email inbox items and preparing bulk mailings.
- Perform departmental administrative support duties such as maintaining calendars, schedule meetings, and make travel arrangements. Purchase office supplies and equipment sustainably and efficiently. Receive, process and distribute incoming mail and materials; prepare outgoing mail; deliver processed mail to centralized mailroom on set daily schedule.
- Maintain departmental records, files, materials and supplies such as employee and emergency phone lists, and performance measures.
- Assist the department with emergency response efforts by answering phones quickly and efficiently, recording accurate information about the situation and providing an appropriate level of information to callers regarding the status of an event.
- Prepare meeting materials. Take and transcribe minutes from departmental meetings and committee meetings, where the minutes are not an official record of the City.
- Serve on internal committees when required.
- Assist other administrative staff and perform other related duties.

From your PASSION to ours
Reporting to the Maintenance & Engineering Manager, this position's main responsibility is following the ammonia refrigeration operational procedures to safely service and maintain all ammonia refrigeration equipment and components. Assist in maintaining the Process Safety Management (PSM) documentation and ensure compliance with all regulations within the scope of Process Safety Management (PSM) and EPA requirements (RMP).
From your EXPERTISE to ours
Key responsibilities for this position include:
- Be able to follow ammonia refrigeration operational procedures to safely service and maintain all ammonia refrigeration equipment and components. Assist in maintaining the Process Safety Management (PSM) documentation and ensure compliance with all regulations within the scope of Process Safety Management (PSM) and EPA requirements (RMP)
- Be able to pump out, disassemble, repair, and reassemble all types of refrigeration equipment while adhering to all mandated safety procedures Troubleshoot and repair ammonia compressors.
- Be able to be responsible for air compressors, boilers, generators, thermal fluid systems, HVAC systems, air handlers, exhaust fans, and water chilling systems and reporting any ammonia leakages. Also perform daily PMs on the equipment and perform boiler tests and condenser treatment tests.
- Be able to troubleshoot and repair electrical devices such as fuses, motors, motor starters, proximity switches, circuit breakers, receptacles and plugs. Note: PLC experience is a plus.
- Be able to use electrical equipment such as a volt meter and amp meter to determine electrical malfunctions on fuses, motors, motor starters and switches.
- Accountable for the QRMP (Quality Risk Management Process) standards as outlined in the plant's QRMP accountability document, including the implementation, improvement and ongoing maintenance.

The City of Renton is recruiting to fill a Water Maintenance Services Manager vacancy in the Public Works Maintenances Services department. The Water Maintenance Services Manager is responsible for planning, organizing, and overseeing the operations and maintenance of the City's water distribution and treatment systems. This role includes managing daily operations, ensuring water quality, supervising staff, and maintaining compliance with state and federal regulations. The Manager leads both short- and long-term planning efforts, develops and monitors the assigned budget, and coordinates maintenance and repair projects. ESSENTIAL FUNCTIONS:
- Manage the Water Distribution and Treatment team, functions, operations for the Public Works department.
- Evaluate water system for future standard upgrades and new technological alternatives of system improvement; evaluate cost, timing, and staffing issues.
- Assure water quality standards' compliance and coordinate appropriate water treatment.
- Coordinate water utility hazardous waste programs; assure plans and other records are developed and maintained in compliance with State and federal requirements; participate in City disaster/emergency planning, operations and activities.
- Interact with engineering personnel for plan review and evaluation of capital improvement projects; interact with contractors and engineers during pre-construction meetings.
- Monitor telemetry readings of reservoir levels and system failures; discuss concerns, malfunctions and other issues with appropriate personnel and develop actions to address issues; respond to emergency situations according to established procedures.
- Update revise maps, diagrams and schematics of streets, pipe, and manhole locations.
- Inspect water pump stations to assure pumps and chemical feed stations are operating properly; assure water samples meet quality standards.
- Test water systems to assure proper and adequate water flow for fire prevention purposes and insurance qualification.
- Oversee the water metering operation including the accurate and timely collection of meter data used for utility billing of water usage.
- Monitor telemetry readings of reservoir levels and system failures; discuss concerns, malfunctions and other issues with appropriate personnel and develop actions to address issues; respond to emergency situations according to established procedures.
- Estimate materials, time and personnel required to complete work projects; develop schedules, including alternate schedules in case of inclement weather conditions; enter schedules into computer system.
- Inspect work in progress and upon completion to assure projects are completed in compliance with codes, specifications, standards, work orders and time schedules.
- Train assigned personnel in the operation, use and care of specialized equipment including telemetry and chemical and electrical testing equipment.
- Maintain inventory of tools, equipment, and supplies; assure vehicles, tools and equipment are maintained in a clean, safe, and proper working condition.
- Prepare and maintain a variety of records and reports related to water utility system operations, water quality and test results, inspections, preventive maintenance, performance evaluations, service complaints, bid specifications and work projects.
- Inspect traffic control duties for co-workers, other City departments and contractors as assigned.
- Assume the duties of the Maintenance Services Director in the Director's absence.
- Provide opportunities for professional development to staff.
- Evaluate employee performance; conduct consistent staff and 1:1 check in meetings with direct reports.
- Delegate, review, and ensure timely completion of duties of assigned staff.
- Assist in the development and implementation of department goals that support the City's Mission and Business Plan.

- Valid Water Distribution Manager IV Certificate.
- Valid Driver's License.
- Valid flagging and first aid certificate issued by an authorized agency.
- Cross Connection Control certification.
- Successful passing of a required driving record check.
- Successful passing of a required background check.

THE OPPORTUNITY
Create, support, and animate the energy and water progress plan to ensure that the energy performance of the site is effectively managed. Analyze the energy and water consumption of the site and manage and mentor site leadership to the standards of energy and water programs to guarantee the progress plan.
WHAT YOU WILL DO
- Maintain a roadmap and strategic plan of energy, CO2, and water targets and performance, which is in line with the Group's objectives and ambitions. Ensure the plan is updated annually and the status is routinely presented to the site management team.
- Facilitate a 10-year energy performance improvement plan for the site.
- Follow up and document the implementation of the annual actions resulting from the site's roadmap.
- Lead the various activities (workshops) of the site to improve water and energy consumption.
- Guarantee the reliability of the basic data necessary for the calculations of the energy and water indicators.
- Analyze the relevance and effectiveness of energy and water maintenance plans, provide feedback and recommendations on corrective actions needed.
- Establish and maintain standards of energy consumption by activity and by type of equipment that reflect plant production, flex, and baseline energy consumption.
- Ensure that water & energy meters are operational, the level of metering meets the analysis needs, and that the associated digitization of water and energy performance is in place to deliver progress.
- Drive the site's energy costs and environmental footprint to optimal levels by constantly improving energy performance.
- The energy and environmental indicators are analyzed and reliable. The site energy performance is communicated and understood within the site and beyond the site level.
- Documented feedback such as lessons learned, revised standards/specifications, and best practices are shared to improve the knowledge of the site personnel, including designers of new equipment and installations.
- Work in collaboration with energy partners to optimize contracts with energy supply, transformation, and maintenance.
- Evaluate efficiency of the production and distribution of fluids to identify opportunities to drive progress on energy consumption and costs.
- Support the different activities of the site to improve energy consumption and animate progress involving all employees, such as operators, maintenance, technicians, and managers through steering groups, MDP (Managing Daily Performance) production through awareness campaigns.
- Lead and participate in energy diagnostics, both at the site and in support of other sites in the time zone.
- Contribute to the establishment of consumption standards.
- Modelling the energy flows for the site and the levels of consumption.
- Establish consumption standards by activity and type of equipment.
- Apply energy expertise for diagnostics and assist in problem resolution.
- Participate in the optimization of contracts (supply, transformation, maintenance, water treatment,) through consistent communication with Fluids and Energy buyers.
