The HVAC Service Estimator & Parts Administrator is responsible for estimating HVAC and plumbing service projects as well as researching, ordering, expediting, and tracking HVAC service parts while ensuring accurate and timely invoicing for the HVAC Service Department. This role is critical to minimizing technician downtime, maintaining service efficiency, and ensuring prompt and correct billing to customers.

Key Responsibilities


Estimating, Parts Research, Ordering & Tracking

  • Review technician work order notes for repairs
  • Gather information and communicate with technicians to provide professional scope of work and quotes for customers.
  • Prepare spot quotes and small job estimates for customers.
  • Experience in pricing labor, materials and subcontractor work.
  • Research HVAC replacement parts using model/serial numbers, OEM documentation, and supplier resources

Summary


This is a unique opportunity to join a growing platform and gain broad exposure across both debt and equity commercial real estate asset management. The Analyst will be an active member of the asset management team for complex assets within a series of Commercial Real Estate debt-oriented investment vehicles, including first mortgage loans, mezzanine loans, preferred equity, real estate debt and equity securities, and other varied sophisticated credit investments as well as direct equity investments. In addition, the Analyst will support asset management responsibilities for a third-party client portfolio, including NAV calculations, fair value model maintenance, and portfolio-level reporting across a large portfolio of partnership assets.


Essential Functions


  • Work as a team with commercial real estate portfolio asset managers
  • Produce monthly and quarterly surveillance summaries and reporting for senior review which contain all relevant information related to monitoring borrower performance against business plan and compliance against loan documents as well as aggregated portfolio metrics
  • Prepare cash flow models used for forecasting and investment performance
  • Generate new reporting as necessary to monitor evolving risks

Qualifications

Position Purpose:

Oversees the high-level professional and supervisory work involved in advising the Executive Director on legal matters and managing all activities of the legal department; represents the Commission in litigation and administrative matters.

Responsibilities

Essential Functions:

  • Advises the Executive Director and the Board of Commissioners on legal issues.
  • Manages the Law Division.
  • Provides for the representation of the Commission, its members, officers and employees in litigation and in administrative matters through the use of house counsel or outside counsel.
  • Approves all contracts, leases, easements and official documents to form.
  • Negotiates all contracts and other agreements with third parties on behalf of the Commission.
  • Implements policies for improvements of service and maximum efficiencies.
  • Makes final decisions regarding the direction or solutions to issues and projects and communicates plans with supervisors.
  • Oversees compliance with the Consent Decree (Commission wide) and represents the Commission in environmental compliance matters against outside parties, EPA, and DOJ.
  • Manages ongoing programs related to the Consent Decree, Lead and Copper Rule, and any other water, sewer or stormwater programs related to compliance, in conjunction with other Commission Departments.
  • Attends public meetings, presents testimony or other projects.
  • Communicates with internal parties (employees, management, directors, etc.) and with external parties (outside counsel, adverse parties, customers, claimants and general public).
  • Represents the Commission in litigation (various courts and administrative proceedings).
  • Coordinates work activities with other Commission departments or outside agencies to prevent delays in actions required to improve services to the public.
  • Ensures adherence to collective bargaining agreements and other Commission policies and initiates staff actions such as promotions, transfers, discharges and disciplinary measures. Evaluates staff performance and recommends training where required.
  • Maintains involvement in the resolution of all grievances.
  • Interviews job applicants from eligibility lists and prepares individual recommendations. Performs similar or related work as required, directed or as situation dictates.

Recommended Minimum Qualifications:

Education Training and Experience:

Juris Doctor J.D. degree from an accredited law school required. Admission to the Massachusetts Bar of Twenty-five (25) years standing; at least Fifteen (15) years of which were in a supervisory capacity, preferably in the public sector, working with local, state and federal government. Required civil and federal litigation experience. Must have experience in the municipal and utility service sector, water, wastewater and/or construction industry, with five (5) years' experience in the public sector, working with local government preferred; Experience with the management of large contractual annual budgetary priorities; Experience with internal and external communication working with marketing strategies governing construction projects. Must be a licensed attorney in Massachusetts and a member in good standing of the State Bar Association. Additional admission to the Federal US District of Massachusetts, 1st Circuit Court of Appeals is helpful. Any equivalent combination of education, training, and experience.

Job Summary

The Unit Service Technician provides a broad range of care and services to patients, including but not limited to, EKG, phlebotomy, blood glucose monitoring, completing EKGs, applying simple dressings, using aseptic technique and responding to medical emergency situations utilizing Heartsaver CPR and AED skills, patient transport and securing equipment and supplies under the supervision of Nursing Supervisor. They will provide safe accurate transportation of patients throughout the hospital. They will perform 1:1 sitting when necessary. The Night Float Unit Service Technician will also assure the practice of the Patient and Family Centered Care Model in an environment that exemplifies best practice.

Provision of a Safe Environment:

  • Utilizes proper body mechanics in moving and assisting patients to prevent personal injury.
  • Assists in the application of restraints under the direction of the provider. Follows and maintains restraint policies under supervision of licensed nurse.
  • Anticipates and identifies patient safety risks in cooperation with licensed nurse and take appropriate action.

  • Obtains labs for in-house draws on 11p-7a shift for 1am and 4am rounds, in accordance with lab policy.
  • Adheres to laboratory policy and procedure when retrieving lab specimens including the proper labeling of all specimens.
  • Performs EKG's as requested by nursing/provider and obtains old EKG's in MUSE system.
  • EKG's are brought to provider for immediate review upon completion.
  • Assist providers with patient procedures as needed.
  • Notification of need for repair of medical equipment to appropriate parties.
  • Covers the switchboard operator function during breaks. Is able to appropriately perform the function including Code Blue and RRT notification.

Patient/Family Education:

  • Addresses patient comfort and information needs by providing informative, non-clinical information to patients and families, orienting patients/visitors to the hospital, unit, patient room services.
  • In collaboration with the licensed nurse, reinforces the patient education provided by the nurse and provides patients/families with basic patient care instruction, such as instruction for using the call light and safety requirements.

Competency:

  • Complies with established practice standards, policies, procedures, protocols, guidelines, and regulations, (for example: DPH, JCAHO, Boston fire codes, OSHA).
