The Michigan Laborers District Council is the statewide entity that oversees our seven Local Unions.


JOB SUMMARY: 

The Director of Government Affairs is responsible for policy research, political campaign planning, and governmental advocacy on behalf of and at the direction of the Michigan Laborers District Council.  

 

DIRECTION AND DECISION-MAKING: 

This position reports directly to the Business Manager of the Michigan Laborers District Council and works closely with other senior staff. 

 

KEY RESPONSIBILITIES: 

·        As a registered lobbyist, advocating on behalf of the Michigan Laborers District Council for infrastructure investments, worker’s rights, and pro-labor causes.

·        Work in close partnership with the Local Unions in Michigan to develop innovative and impactful strategies and campaigns.

·        Coordinate digital strategy.

·        Act as liaison with other labor unions when required.

·        Plan and execute statewide political campaign strategies.

·        Work in close partnership with the Local Unions in Michigan to develop innovative and impactful strategies and campaigns. 

·        Organizing events for lawmakers, attending fundraisers, and setting a consistent calendar of one-on-one meetings.

·        Keeping up to date on industry news and large infrastructure projects.

·        Researching and developing policy solutions and clearly communicating them internally to leadership, staff, and volunteers; and externally.

·        Work with people of diverse backgrounds from every part of Michigan.

·        The ability to work autonomously while following specific guidance from the Business Manager.

·        Follow the code of ethics as written in the employee handbook.

 

EDUCATION AND EXPERIENCE: 

 

·        Genuine commitment to the values and goals of the labor movement is required.

·        Thorough knowledge of the Federal and State Legislative process.

  • Bachelor’s degree in Labor Studies, Political Science, or a related field is preferred but not required in all cases.
  • A minimum of 5 years of experience in labor or community organizing or five years of legislative or electoral campaign experience, including at least three years in a management or leadership position.
  • Strong time management and organizational skills are required, including a demonstrated ability to independently manage and prioritize multiple tasks and projects in high-pressure situations and under difficult deadlines.

·        Excellent writing, public speaking, communication, and presentation skills required.

· In-depth knowledge of campaign finance rules

·        Demonstrated ability to work collaboratively, work well under pressure and deadlines, and manage multiple priorities and projects effectively.

·        Demonstrated ability to build sound relationships with staff at all levels and to provide strategic advice and direction when required by the Business Manager.

·        General understanding of labor and the construction industry. 

 

PHYSICAL REQUIREMENTS: 

Office located in Lansing. Work may be required in many locations across the state. Extended hours based on the legislative calendar may be required.   

Extensive travel is required.

Position Overview

The Development Associate will report to the Director of Affordable Housing and play a lead role in the execution of affordable focused multifamily developments across the full real estate development lifecycle.   • Prepare and maintain detailed development budgets, sources and uses statements, and multi-year operating pro formas.
  • Oversee due diligence including zoning analysis, environmental review, title and survey review, and utility coordination.
  • Manage architect, engineer, legal, cost consultant, and other third-party consultants through design and permitting phases.
  • Represent ownership in construction meetings; monitor schedule, budget, change orders, and draw process.

  • Lead preparation and submission of funding applications, including local, state, and federal gap financing.
  • Support investor reporting, cost certification, and placed-in-service documentation.

Qualifications

  • Bachelor’s degree in finance, real estate, urban planning, engineering, construction management, or related field.

  • Coordinates and participates in the monthly payment draw request inspections with Lender’s representative, Project Manager and General Contractor. Assists in preparation and review of invoices and pay applications for processing in accordance with loan compliance requirements


  • Coordinate sales, leasing, branding and marketing efforts with Project Manager to ensure seamless coordination of the project design and construction. Manage overall Tenant/Buyer Coordination; site visits, drawing review, permitting assistance, monitor construction activities, conduct inspections and ensure project completion


  • Coordinates with Resident/Tenant Services Department and General Contractor to Complete all punch list and warranty work in tenant spaces and residential units and also punch list on common areas of property. Coordinates project close-out procedures for all projects in full compliance with contract documents

JOB SUMMARY:

Real Estate private equity firm with extensive holdings throughout the U.S. is seeking a highly motivated and talented Senior Analyst to join its Philadelphia investment team. The Analyst will be actively involved in acquisitions, dispositions, and asset / portfolio management, as well as investor reporting and fundraising activities. The firm’s portfolio includes office, retail, industrial and multi-family properties. Essential Functions:

  • Create and/or modify complex cash flow projections with certainty of correctness for new and existing assets using Argus and Excel
  • Continually update fund models– fund models include aggregate property cash flows and contain metrics including Gross and Net IRR and Equity Multiple calculations with post-acquisition financings and use of a credit facility
  • Oversee and review work completed by other capital markets analysts to ensure accuracy
  • Assist in the due diligence for acquisitions and dispositions including comprehensive review of leases, property agreements, budgets, and operating statements
  • Oversee and perform reporting functions:
  • Management of the data repository
  • Responding to investor and prospective investor data requests
  • Creation of the annual investor presentations as well as the quarterly newsletters
  • Support the asset management team in preparing budgets and annual property business plans
  • Prepare comprehensive memorandums for presentation to the firm’s investment committee on new acquisitions and sales of existing investments
  • Assist in transitioning new acquisitions to in-house property management, leasing, accounting and construction teams and work with these teams on an on-going basis to maximize the value of the firm’s investments
  • Assist in the preparation of quarterly investment reports to senior management
  • Keep current on market trends / dynamics where the firm has existing investments and in markets the firm is targeting

  • Ability to calculate complex IRRs and equity multiples
  • Detailed understanding of fund waterfall mechanics including GP Promote, GP catch-up, hurdle rates, etc.
