Role Description
The Senior / Lead Building Engineer will be the on-site technical lead responsible for all building systems and day-to-day engineering operations at several assets in our management portfolio. This individual will oversee mechanical, electrical, plumbing (MEP), life safety, and building automation systems; manage maintenance staff and vendors; and partner closely with the on-site property management and tenant relations team to deliver a best-in-class tenant experience.
This is a full-time, on-site role reporting to the VP of Commercial Property Management.
Key Responsibilities
- Lead the daily operation, inspection, and maintenance of all building systems (HVAC, electrical, plumbing, fire/life safety, building automation, vertical transportation, and security interfaces).
- Supervise and mentor a small team of building engineers and maintenance technicians; help coordinate daily work assignments, schedules, and training.
- Develop and implement preventative maintenance programs, including scheduling, documentation, and tracking of work orders.
- Troubleshoot and resolve building system issues promptly, minimizing downtime and disruption to tenants.
- Oversee vendor performance for engineering-related contracts (e.g., HVAC, elevators, fire systems, controls, specialty trades), including RFPs, scope definition, and invoice review.
- Assist property management with annual operating and capital budgets, including recommendations for building system upgrades and replacements.
- Support capital projects, tenant improvements, and reconfigurations, coordinating with contractors, engineers, and city inspectors as needed.
- Ensure compliance with all applicable building codes, environmental and safety regulations, and company policies.
- Maintain accurate records and logs, including equipment inventories, manuals, as-builts, and systems documentation.
- Participate in an on-call rotation and respond to after-hours emergencies as needed.
- Champion a culture of safety, quality, and customer service with the engineering and maintenance team.
Qualifications
- 10+ years of experience in commercial building engineering or facilities management, preferably in Class A high-rise office.
- Strong technical knowledge of HVAC systems, chillers, boilers, pumps, VAVs, cooling towers, and control systems.
- Solid understanding of electrical distribution, lighting control systems, and emergency power.
- Experience supervising or leading an engineering/maintenance team.
- Familiarity with BMS/BAS platforms and work order/PM software.
- Demonstrated ability to read and interpret blueprints, schematics, and technical manuals.
- Excellent problem-solving skills; able to diagnose complex issues and implement practical solutions.
- Strong communication and collaboration skills; comfortable interacting with tenants, vendors, and ownership.
- Relevant certifications/licensure preferred (e.g., refrigeration license, boiler license, Universal EPA, SMA/SMT, BOMA/RPA courses, or similar).
- Ability to lift up to 50 pounds, climb ladders, work on roofs and in mechanical spaces, and perform other physical tasks typical of a building engineering role.
Schedule: 3 weeks onsite/1 week remote; must be flexible to travel to project sites as needed (Chicago, Phoenix, and Jackson, MS are immediate needs, but must be available to travel to locations nationwide)

Site Superintendent
The Superintendent is responsible for the project schedule as it relates to the supervision of all field activities and physical construction. The Superintendent reports to and carries out the direction of the Project Manager regarding field operations, directing daily progress. Key objectives include achieving required quality and completing the project in the shortest possible time. Success depends on adequate staffing, sufficient materials, complete information, and proactive planning to avoid delays.
Responsibilities
- Thoroughly understand the project contract, schedule, and overall scope.
- Maintain the project schedule.
- Thoroughly understand Subcontractor agreements and vendor purchase orders (POs).
- Verify actual work completion with the Project Manager for Subcontractor and Vendor invoices.
- Secure Lien Releases from Subcontractors and Vendors.
- Secure all permits.
- Collaborate with the Project Scheduler and Project Manager to develop the progress schedule (e.g., 2week look ahead).
- Prepare and distribute daily logs.
- Coordinate and schedule necessary inspections.
- Coordinate and schedule necessary testing and surveying.
- Prepare agenda for regular construction meetings.
- Enforce site safety, security, and visitor access.
- Enforce quality and workmanship of finished products.
- Develop and maintain Site Utilization plan.
- Assist Project Manager to identify scope gaps/duplication from subcontracts and purchase orders.
- Request from Subcontractors scope and cost for change orders to provide to the Project Manager for processing by the Contracts Team.
- Maintain phone log.
- Prepare prepunch list items.
- Work with Project Site Engineer to load all pertinent project information on Procore.
- Provide site safety training for Subcontracts and enforce safety compliance on the project site.
- Conduct weekly "Tool talks".
- Secure any hot work permits required for the project.
General Duties
The superintendent is responsible for the following items, even if delegated to other staff:
- Generating, securing, or confirming all information needed to create, monitor, and modify the progress schedule continuously.
- Participating in scope reviews of bid packages to coordinate interfaces and avoid omissions or duplicate purchases.
- Identifying field construction and work sequence considerations when finalizing bid package purchases.
- Monitoring actual versus required performance by all parties.
- Determining whether subcontractors provide sufficient workforce and hours to meet commitments.
- Monitoring the performance of the company's purchasing and Project Site Engineering functions to ensure timely processing of subcontracts, material purchases, submittals, deliveries, clarifications, and changes.
- Directing any company field staff.
- Being thoroughly familiar with the requirements of the general contract to identify changes, conflicts, etc., beyond the scope of responsibility.
- Preparing daily reports, job diaries, narratives, and all other regular and special documentation as required.
Pay range and compensation package
$75K to $100K for jr level Site Supers/ $115 to $125K for more experienced Supers - up to $90 day per diem (receipts required), $70 monthly cell phone allowance, company laptop will be provided.

Our client is seeking an experienced Fiber Construction Inventory Specialist for an exciting long term contract opportunity with a fast growing company in the telecommunications industry. This is a hybrid role and requires this person to sit in or near the Phoenix market or be willing to relocate at their own expense.
The Fiber Construction Inventory Specialist is responsible for reviewing national inventory management of fiber optic construction materials and equipment. This role is the national SME support for field teams on using the systems and processes for implementing inventory process activities.

- Perform takeoffs of multiple trades to minimize Alston Construction’s cost risks.
- Analyze proposals from subcontractors for cost, scope and completeness to determine award of work.
- Identify and qualify new subcontractors to ensure an adequate number of qualified and financially sound subcontractors are available and to expand bid solicitation coverage
- Prepare preliminary project schedules during the preconstruction phase and assist the Superintendent with the contracted schedule prior to construction.
- Organize and lead the transition of the project cost estimate to the Preconstruction/Project Manager.
- Assist the Preconstruction/Project Manager with pricing and negotiating owner and subcontractor change orders.
- Develop and maintain strong working relationships with prospective and current clients, architects, engineers, and subcontractors.

- Advise Preconstruction Manager, Preconstruction Director or VP/GM of any potential projects with existing or new clients
- Maintain detailed records of working documents as a back-up for estimates figures, including assumptions made for conceptual designs.

Cruiser-Destroyer Forces: Provide ship attack and defensive measures with a wide array of missile and fire power capabilities, providing anti-air, -submarine and -surface warfare support.
Amphibious Forces: Embark and transport vehicles, equipment and personnel for amphibious assault operations.

What will you do?
- Manage day-to-day maintenance projects including landscaping
- Maintain equipment including preventive maintenance, necessary repair, and general care of all tools, carts, and vehicles
- Install, maintain, and repair components like wiring, switches, outlets, circuit breakers, lighting, ballast, and GFCI/breakers
- Perform repair of small engines, vehicle engines, painting, and asphalt patching

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Be an expert in Bison’s product lines and applications, and promote Bison’s products.
- Be the lead contact for all sales, projects,s and training activities within your assigned territory.
- Track all leads, quotes, and information in Salesforce and provide regular, written sales reports to the National Sales Manager.
- Provide support to other team members when needed to ensure all Bison existing and potential customers receive excellent service.
- Work in compliance with the Bison’s established policies and procedures to meet or exceed goals, targets, and objectives (GTO).
- Extensive Travel withinthe territory to promote the Bison’s products and meet with existing customers and potential customers
- Conduct training sessions to architectural and specifier communities; distributors and their key personnel; Bison’s sales representatives; qualified contractors; and “on-the-job” consultative training for installing contractors and their personnel, where necessary
- Provide written and oral information about competitors' product lines, pricing, and marketing strategies.
- Attend and represent Bison at conventions and trade shows
- Provide input and suggestions for Bison’s marketing and promotional programs.
- Monitor industry trends and customer feedback and provide input and suggestions for additions or improvements to Bison’s product lines.
- Track and follow up on all leads generated by Bison’s advertising and promotions, making every effort to convert leads to sales.
- Attend all sales meetings and trainings as required by the National Sales Manager.
REQUIREMENTS
- A minimum of five (2) years of sales experience
- General Construction Experience
- Ability and willingness to travel throughout the territory weekly
- Ability to work on several projects simultaneously and be able to handle continuous interruptions, either from coworkers or by the telephone
- Experience with formal business communications and formats
PREFERED EXPERIENCE
- Experience in landscaping, architectural design, engineering, or selling building materials
- Experience with CRM, AutoCAD, and Adobe Creative Suite

Evergreen Devco, Inc. is a 52 years’ strong retail, industrial and multifamily development company seeking a Senior Development Manager for its retail development projects. The position is based in Evergreen’s Phoenix office. The successful candidate will be responsible for managing all facets of multiple retail real estate development projects from when a property is placed into escrow through its completion.
Specific Job Functions Include:
Manage all aspects of the development cycle including initial planning and design, pre-construction due diligence, entitlements, building permits and overseeing the construction (alongside Evergreen’s construction managers) of multiple development projects.
Oversee, coordinate and lead outside consultants including architect, civil engineer, landscape architects, soils engineer, and environmental consultants in pursuit of completing due diligence, preparation of entitlement applications and building permit submittals.
Work in concert with acquisition managers in the preparation of development budgets, schedules and city research.
Lead project strategy meetings, implements plan to keep project resources, owner and all involved informed. Ensures project data integrity and documentation is accurate, timely and well-coordinated among the team and consultants.
Track progress of each project against goals, objectives, approved budgets, and approved timelines. Report status and variances. Creates action plans to meet objectives, budget, and schedule. Assess change requests, make recommendations, secure approvals, and recommend approval of change orders.
Directs all aspects of obtaining necessary permits and approvals from governing municipality and tenant.
Work directly with a Director of Development or Development Principal to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
To be considered for this position, you will have:
- 3-8 years of relevant commercial real estate development experience.
- Bachelor's degree: Preferably in Urban Design, Planning, Real Estate, Business, Finance, Architecture, Engineering, Construction Management, or related course study.
- Highly detail-oriented with capability to track and follow through on a variety of tasks.
- Excellent analytical ability, strong communication and writing skills, effectively present information.
- Strong organizational and analytical skills with the ability to work under pressure on several projects concurrently.
- Ability to create results by managing the consultants and design team and provide clear feedback and direction.
- Ability to use Evergreen’s master documents and prepare initial project proformas and financial analysis during the life of the project.
- Ability to solve problems involving several options in complex situations.
- Must have the ability to interpret and apply restrictions, regulations, and ordinances related to planning and construction of development projects.
- Strong interpersonal skills with the ability to build and maintain internal and external relationships.
- Ability to work independently as well as collaboratively with other team members to accomplish the goals and objectives of Evergreen.
- Knowledge in MS Project a plus. Advanced computer skills, including use of Word and Excel required.
