Position Summary


The primary function of this position is to drive sales growth of the Company wide array of products and services within a geographical area. The Inside Sales Specialist focuses on leveraging best-in-class industry and product knowledge to champion the Company’s value add within strategically aligned customer bases. The Senior Electrical Estimator is a position that supports our clients fast-growing High Voltage Substation, Electrical Construction and EPC businesses. This position will participate in pre-bid meetings and bid proposal development. This role handles contract aspects during both the tendering and project initiation phases for assigned projects. The Senior Estimator will provide analysis of customer specifications, requests for quotations, material pricing and all related commercial, legal and technical documents for business opportunities. This position will actively participate in the project hand off process and assist during project commencement. This position may lead a team of junior estimators and mentor other staff. This position may require limited overnight travel.



About the Role


Responsibilities:


  • Experience estimating 35kV – 500kV air insulated and gas insulated switchgear and substations
  • Review and analyze customer specifications and bid documents in order to identify potential constructability, commercial and legal risks
  • Attend pre-bid meetings and site visits. Document notes and photos.
  • Review, analyze and identify inconsistencies in the drawings. Determine the need for scope clarifications and submit scope clarifications as needed.
  • Solicit subcontractor and vendor pricing
  • Provide cost estimates for substation proposals
  • Develop bid clarifications and exclusions for the bid submittal. Address identified risk points and gaps in scope
  • Participate in constructability reviews and cost saving enhancement discussions
  • Work with the estimating and projects teams in order to develop a resource loaded schedule to include with bid submittals
  • Lead the project hand off process by preparing the package of drawings, estimate and other supporting documents needed for review with operations for successful project execution.

Your Mission

As the Owner’s Representative, you are the eyes and ears of GreenKey across all construction activity. Your mission is to protect the Owner’s outcomes, from the schedule, budget, quality, safety, and long-term performance. You will proactively identify risks, enforce contract requirements, validate progress, and drive resolution of issues from design through energization and final completion. You will surface decisions quickly and in real-time as they will be required to ensure any bottlenecks between Owner and EPC are eliminated during construction.

You will partner closely with the EPC, Independent Engineers, lenders, and internal development teams to ensure every project is built right, documented right, and handed off in a way that supports decades of safe, reliable operation.


Your Responsibilities:

Pre-Construction Oversight

  • Review, redline, and challenge construction drawing sets (30%, 60%, 90%, IFC) across civil, racking, and electrical, ensuring constructability and long-term O&M functionality.
  • Validate designs against permitting conditions, lease constraints/setbacks, interconnection requirements, NEC/AHJ standards, and owner requirements.
  • Review EPC subcontractor legitimacy and readiness, including qualifications, scope clarity, and risk flags before mobilization.
  • Confirm insurance documentation is complete and compliant for all contractors and subcontractors before work begins.

Construction Monitoring & Owner Protection

  • Monitor construction progress against schedule, scope, and budget. Bring risks to the surface early and drive corrective action with EPC leadership.
  • Ensure construction activities comply with permits and site requirements (e.g., SWPPP, work-hour restrictions, environmental conditions).
  • Enforce EPC contract compliance by reviewing contract deliverables and reporting accuracy throughout construction.
  • Review field changes and deviations from drawings to ensure they are technically justified and do not compromise long-term operational success.
  • Validate physical and financial milestones to support owner approval of milestone funding releases.
  • Operate as the lead for the Project Owner to support necessary decisions in a quick manner as they arise from the EPC during construction to ensure bottlenecks are eliminated.

Reporting & Independent Engineer Coordination

  • Review EPC reporting and payment applications to ensure they accurately reflect true project status and meet contract requirements.
  • Work directly with Independent Engineers to ensure they receive complete documentation needed for monthly draw certificates and milestone certifications.
  • Coordinate revised milestone dates, when delays occur, between Owner, EPC, and IE & Lenders while maintaining compliance with financing agreements.
  • Monitor timely processing of conditional/unconditional lien waivers between EPC and Owner, ensuring clean closeout documentation.
  • Monitor PWA compliance and coordinate remedy payments and documentation support as required.

Testing, Commissioning & Energization

  • Coordinate with any necessary communications required from the Project Owner between utilities and EPC to ensure all energization related activities are performed on schedule, safely and in compliance.
  • Review testing and commissioning documentation for completeness, accuracy, and technical validity. Flag issues, investigate root causes, and drive resolution.
  • Confirm key test packages and results such as insulation resistance/VLF testing, inverter commissioning, capacity tests, transformer grid match testing, IV curve traces (VOC + polarity), and ground resistance testing.
  • Ensure the project receives PTO from the utility and is successfully energized in accordance with interconnection requirements.
  • Confirm systems are operating at expected performance: verify inverter-level generation aligns with POI meter readings and assess losses as needed.

Post-Construction Closeout & Long-Term Asset Readiness

  • Ensure the site is constructed per plans and that field modifications are captured in accurate, complete as-built drawings.
  • Visit project sites to create and drive closure of the final punchlist required for Substantial and Final Completion.
  • Confirm major equipment warranties are properly assigned to GreenKey and that closeout packages are complete.
  • Ensure final liens are released and documentation is sufficient to support conversion of construction debt to permanent financing.
  • Support final certification of PWA compliance, including coordination with third-party audit processes as needed.

CONSTRUCTION MANAGER


Overview

The Construction Manager plays a pivotal role in overseeing day-to-day construction activities, ensuring compliance with released-for-construction documents, and coordinating all work impacting existing AirTrain operations. This role demands a hands-on leader who can balance technical expertise, particularly in electrical systems, with stakeholder coordination to ensure safety, quality, and on-time delivery.

The Construction Manager will be full-time, on-site at the project site from NTP (Construction) until First Passenger Service, and part-time thereafter until Final Acceptance and closeout.


Qualifications

  • Education: Bachelor’s degree in engineering, architecture, construction management, or related field (Electrical Engineering strongly preferred).
  • Experience:
  • Minimum 15 years of construction management experience.
  • At least one major transit, rail, or airport design-build project with a capital value ≥ $100M.
  • Strong electrical experience: medium voltage power distribution systems, gas insulated switchgear (GIS), and PSE&G interface.
  • Licenses/Certifications: Professional engineering or architectural license, or relevant construction certification, preferred.
  • Other: Familiarity with PANYNJ projects and ability to pass background/badging requirements at EWR Airport.
  • Light rail and/or people mover systems including electrical experience / power distribution systems. Some experience working for the actual contractor (not just owner side consulting) is preferred.


Responsibilities

Position Summary

ASI is seeking an experienced Construction Manager to support a major API manufacturing expansion at a large, highly regulated pharmaceutical campus in Lake County, IL. This role is the on-site leader responsible for day-to-day execution: coordinating contractors and trades, enforcing safety and quality expectations, aligning field activities with the Architect/Engineer (A&E) and client stakeholders, and driving timely installation of API synthesis equipment, utilities, and facility systems in an active manufacturing environment.


Key Responsibilities


Field Execution & Trade Coordination

  • Direct and coordinate daily work activities for multiple subcontractors/trades (civil, structural, architectural, mechanical/HVAC, piping, electrical, controls, fire protection, insulation, etc.).
  • Lead field planning: workface planning, daily/weekly look-ahead, constraint removal, and sequencing to maintain productivity and schedule.
  • Verify field readiness (access, permits, drawings, materials, LOTO boundaries, etc.) and keep crews working efficiently.


Safety Leadership

  • Champion a strong safety culture consistent with client and contractor programs (OSHA/site rules).
  • Conduct job hazard analyses (JHAs), pre-task plans, toolbox talks, and field safety audits; stop work when conditions are unsafe.
  • Coordinate safe work in operating areas (permits, hot work, line break, confined space, energized work, LOTO).


Construction Quality & Technical Oversight

  • Ensure construction is executed per drawings, specifications, codes/standards, and approved submittals.
  • Review/verify installation quality for process equipment and GMP utilities (e.g., purified water, clean steam, process gases, vacuum, chilled water/steam/condensate, wastewater/neutralization—project dependent).
  • Support punchlist management, deficiency resolution, and field verification/inspection readiness.


Interface Management (Owner / A&E / Contractors)

  • Coordinate construction execution with the A&E team: field design clarifications, constructability issues, and redlines/as-builts.
  • Participate in coordination meetings, pull planning sessions, and progress reporting (schedule updates, constraint logs, productivity blockers).
  • Communicate clearly and early when scope, schedule, access, or design constraints threaten field progress.


Equipment & Package Expediting

  • Track critical equipment/package readiness (FAT/SAT support as required, delivery schedules, staging, rigging plans, installation prerequisites).
  • Coordinate receiving, laydown, preservation, and turnover documentation for API synthesis equipment and supporting systems.


Turnover, Commissioning Support & Documentation

  • Drive system walkdowns and turnover boundaries (systems/areas), supporting mechanical completion packages and turnover to commissioning/CQV.
  • Coordinate vendor support in the field (start-up oversight, issue resolution, closeout).
  • Maintain accurate field records: daily reports, installed quantities, progress photos, redlines, punch list status, and turnover artifacts.



Required Qualifications

  • 5+ years of on-site construction field engineering/supervision experience in pharma, biotech, chemical process, or other regulated industrial environments.
  • Demonstrated experience coordinating multiple trades and contractors on fast-moving projects.
  • Working knowledge of GMP/GDP expectations for construction in/near regulated manufacturing areas (material control, cleanliness, change control awareness, turnover discipline).
  • Strong safety mindset and familiarity with typical industrial permit-to-work processes.


Preferred Qualifications

  • Experience with API chemical synthesis facilities and/or process equipment installation (reactors, filter/dryers, centrifuges, solvent handling, contained transfer, etc.).
  • Familiarity with ISPE Baseline concepts, ASTM E2500 mindset, commissioning/qualification interfaces, and turnover best practices.
