Position Overview

The Civil Construction Superintendent is the on-site leader responsible for driving project execution from start to finish. This individual is fully accountable for schedule performance, field coordination, quality control, and compliance with plans, specifications, and applicable codes.

This role requires a proactive leader who thrives in heavy civil environments, maintains high standards of safety and workmanship, and takes ownership of delivering successful projects.


Key Responsibilities

Project Execution & Leadership

  • Lead all on-site construction activities and daily field operations
  • Maintain full accountability for timely project completion
  • Coordinate and manage subcontractors, vendors, and consultants
  • Conduct pre-construction and weekly subcontractor coordination meetings
  • Provide direction, resolve conflicts, and maintain productivity across trades

Scheduling & Documentation

  • Develop and manage project schedules using Microsoft Project
  • Schedule subcontractors within the critical path to ensure timely completion
  • Maintain daily jobsite logs documenting progress and activities
  • Manage submittals, track approvals, and maintain organized jobsite records
  • Communicate effectively regarding RFIs, ASIs, and material submittals

Quality Control & Compliance

  • Ensure all work complies with approved plans, specifications, and local codes
  • Identify and resolve constructability issues before execution
  • Perform ongoing quality control inspections
  • Issue notices of non-compliance when required
  • Develop and manage punch lists to ensure proper project closeout

Safety & Regulatory Coordination

  • Enforce Prospect Construction’s Safety and Health policies
  • Monitor jobsite safety, health, and environmental compliance
  • Ensure subcontractors comply with contractual scope and safety requirements
  • Coordinate required inspections with local jurisdictions
  • Assist in obtaining permits and approvals as needed

Preconstruction & Support

Qualifications

POSITION SUMMARY

The Preconstruction Manager is responsible for performing and/or overseeing the preconstruction phase of projects. This includes performing and/or reviewing quantity surveys, project cost estimation, budget management, scheduling, trade partner selection, constructability reviews, value engineering, and overall project planning. They will support all preconstruction phase efforts, from concept to construction, collaborating closely with other Preconstruction Managers and Project Managers, as well as the client and design team. The candidate must be exceptionally detail-oriented, and able to work in a fast-paced, deadline-driven environment.



ESSENTIAL DUTIES AND RESPONSIBILITIES

Business Development

  • Participate in the RFP (Request for Proposal) pursuit and interview process
  • Participate in project fee strategy process
  • Build client relationships and help generate new business opportunities


Estimating

  • Prepare conceptual, schematic, design development, and CD phase estimates as required
  • Perform detailed quantity take-offs by trade using On-screen Takeoff
  • Review quantity take-off and estimates that are performed by Project Manager or Assistant Project Manager
  • Review proposal specifications, and drawings and attend pre-bid meetings to determine the scope of work and required contents of the estimate
  • Understanding current trade costs and market trends
  • Track and review building estimates and understand building construction costs as they pertain to various types of construction, including building size, shape, structure type, skin, relation of building to the site, etc.
  • Build estimating tools, and spreadsheets to provide quicker responses for ROMs to clients
  • Provide oversight to the development of project budgets, pricing, value-engineering, and presentations overseeing the preparation of estimates into a client presentation format
  • Prepare, issue, receive and review supplier and trade partner proposals and pricing
  • Coordinate with clients on changes in scope, questions, or clarifications regarding the work during the bidding process
  • Review budgets and project profitability status and goals with supervision and project team as required. Seek input on corrective measures to continuously improve the accuracy of cost figures
  • Must ensure a solid understanding of and comply with the company’s Code of Ethics principles
  • Attend and participate in onsite meetings with clients, owners, staff, and trade partners
  • Collaborate with project teams, including architects, consultants, and clients

Project Preconstruction

  • Collaborate with Project Management during project Preconstruction Services phase until the buyout is complete

  • Review or produce progress estimates at design milestones; evaluate material and system costs, review document progress, and coordination throughout the preconstruction process
  • Oversee and/or manage value engineering exercises
  • Responsible for variance reports, identifying changes to project estimates
  • Take the pressure off of the Project Manager during project preconstruction
  • Aid Project Manager during the bidding and buyout process
  • Work with Project Management regarding construction practices, techniques, strategies, and procedures
  • Establish, maintain, and solidify relationships with existing and new clients


Bidding Process

  • Participate with bid setup, track subcontractor bid coverage with preconstruction coordinators, and oversee bid day organization
  • Ability to review bids with trade partners in detail
  • Manage and oversee overall bid leveling process during bid
  • Build comprehensive trade-specific requirements within the estimate
  • Manage RFI responses
  • If an estimate is performed, assist Job Captain leading up to bid day, and on bid day with putting numbers together
  • Provide clear scopes of work to all bidders before sending out the Invitation to Bid (ITB)
  • Perform all tasks of the job captain and put together the entire bid package when required


QUALIFICATIONS

  • 4+ years of experience in preconstruction and/or estimating all phases of construction
  • Proven experience in preconstruction management, estimating, and project planning
  • Knowledge of construction codes, regulations, and industry best practices



EDUCATION

  • Bachelor’s Degree in Construction Management, Engineering, Architecture, or a related field is preferred

β€’ Has a thorough understanding of our company’s materials, supplies, equipment, and production capabilities. Assists less experienced planners by providing information, as necessary.

The ideal candidate brings hands on experience in patternmaking, grading, garment construction, and sewing, with a strong background in apparel manufacturing, specifically private label and full-package production.


In this role, your technical expertise will directly impact the fit, quality, and consistency of every garment we produce. You will help translate design intent into production-ready specifications, ensure accuracy through every development stage, and play a key part in delivering product that reflects the Darc Sport brand’s standards and customer expectations.


What You’ll Do

Essential Duties & Responsibilities

Fit Development & Sample Review

  • Work closely with Designers to develop the fit, measurements, and specifications for prototype samples.
  • Review proto samples against tech packs to ensure accuracy in measurements, construction, and design intent.
  • Conduct fit sessions on live models, evaluate garment fit and functionality, and confirm all design details.
  • Approve fit and construction throughout each stage of the sample process.

Technical Specifications & Construction Standards

  • Establish garment specifications and construction requirements that align with brand standards.
  • Review, update, and refine spec sheets to ensure accuracy and production-readiness.
  • Maintain responsibility for overall construction integrity and quality expectations.

Vendor Communication & Technical Packages

  • Communicate clear, detailed fit revisions and construction notes to vendors using complete technical packages.
  • Ensure all updates, comments, and requirements are communicated in a timely and organized manner.

Workflow & Sample Management

  • Organize and manage workflow based on delivery timelines and time-and-action calendars.
  • Maintain an organized library of approved samples, patterns, and fit references.
  • Coordinate sample tracking, fit stages, and approvals to support smooth development and production

Education & Experience

  • Bachelor’s degree in Technical Design, Fashion Design, or related field preferred, or equivalent hands-on experience.
  • Β 4–6 years of technical design experience within apparel, streetwear, or related product categories.
  • Demonstrated experience in fit development, garment construction, and technical package creation throughout the product lifecycle.
  • Experience working directly with overseas vendors and factory partners, including clear communication of fit comments, specifications, and construction details.
  • Experience across Men’s and Women’s categories, including activewear, tops, bottoms, and outerwear.
  • Experience in Action Sports or Streetwear environments preferred.
