Position Overview
We're seeking a creative, energetic, and results-oriented marketer passionate about short-form video content to join our local team. You'll ideate, shoot, edit, and publish engaging TikToks, Instagram Reels, and YouTube Shorts on a near-daily basis to highlight our stunning Smoky Mountain properties, seasonal adventures, guest stories, and owner benefits. Your content will directly drive traffic and conversions to our websites: boosting direct guest bookings (to reduce reliance on OTAs) and generating leads from potential property owners interested in our management services. This on-site role allows you to film authentically in the mountains, collaborate closely with our team, and respond quickly to trends or opportunities.
Key Responsibilities
- Develop and execute a high-volume short-form video calendar (5–7+ posts/week across TikTok, Instagram Reels, YouTube Shorts)
- Shoot vertical video content on-location at our cabins (interiors, hot tubs, mountain views, fireplaces), local attractions (hiking trails, fall colors, Dollywood, wildlife), guest experiences, and owner testimonials
- Edit videos with trending audio, captions, text overlays, effects, and strong CTAs linking to our booking site and owner inquiry forms
- Optimize posts with Smokies-specific hashtags (#SmokyMountainsCabins #GatlinburgGetaway #PigeonForgeVacation #CasagoSmokies), geotags, and SEO-friendly captions to maximize reach and traffic
- Analyze performance metrics (views, engagement, link clicks, website referrals via Google Analytics) and refine strategies for better ROI
- Support integrated digital efforts: assist with paid social ads (Meta, TikTok), website content updates, email campaigns, and listing optimizations
- Engage with our community: monitor comments/DMs, encourage user-generated content from guests, and run local promotions/contests
- Report weekly on KPIs: follower growth, social engagement, website traffic from social channels, direct booking increases, and owner leads generated
Qualifications & Skills Required:
- Proven track record creating and producing short-form videos (TikTok/Reels/Shorts) with strong engagement or viral potential
- Hands-on video shooting and editing experience (CapCut, InShot, Premiere Rush/Pro, or similar tools); comfortable filming outdoors/in natural settings
- Deep familiarity with social media trends, algorithms, and best practices for travel/hospitality content
- Working knowledge of digital analytics tools (Google Analytics, Meta Business Suite, TikTok Analytics) and link tracking
- Passion for the Smoky Mountains – local knowledge of the area (attractions, seasons, hidden gems) is essential for authentic content

Job Title: Electrical Engineer – Owner’s Representative (Semiconductor Fab Construction)

Project: New Semiconductor Fabrication Facility

Position Overview
We are seeking an experienced Electrical Engineer – Owner’s Representative to support the planning, design, construction, and commissioning of a new semiconductor fabrication facility in Boise, Idaho. The successful candidate will act on behalf of the Owner to ensure that electrical systems are designed, installed, and commissioned in accordance with project requirements, industry standards, and operational needs typical of advanced semiconductor manufacturing facilities.
This role requires close coordination with engineering design firms, general contractors, equipment suppliers, and facility operations teams. The Electrical Engineer will provide technical oversight throughout the project lifecycle—from design reviews through startup and handover.
Key Responsibilities
Owner’s Representative & Technical Oversight
- Serve as the Owner’s technical representative for all electrical infrastructure and distribution systems on the semiconductor fabrication project.
- Ensure electrical design and construction align with Owner standards, operational requirements, and project specifications.
- Review engineering deliverables for accuracy, constructability, and compliance with codes and project requirements.
- Provide technical guidance and decision support to the Owner’s project management team.
Design Review & Coordination
- Review and comment on electrical designs including:
- High-voltage utility interconnections
- Substations and medium-voltage distribution
- Switchgear and transformers
- UPS systems and emergency power
- Critical power distribution for manufacturing equipment
- Grounding and bonding systems
- Coordinate with architectural, mechanical, structural, and process engineering teams to ensure system integration.
Construction Oversight
- Monitor electrical construction activities to verify compliance with design documents, codes, and safety requirements.
- Support resolution of field technical issues, RFIs, and design changes.
- Conduct field inspections and coordinate with construction management teams.
Commissioning & Startup
- Support electrical system testing, commissioning, and turnover processes.
- Review commissioning plans, procedures, and results for electrical systems.
- Coordinate with facility operations teams to ensure successful system handover.
Stakeholder Coordination
- Work closely with design consultants, EPC contractors, equipment vendors, and facility stakeholders.
- Participate in project meetings, progress reviews, and technical coordination sessions.
- Communicate technical risks and mitigation strategies to project leadership.
Required Qualifications
- Bachelor’s degree in Electrical Engineering or related discipline.
- 7+ years of experience in electrical engineering for large-scale industrial or mission-critical facilities.
- Experience with power distribution systems including medium-voltage and low-voltage infrastructure.
- Strong understanding of electrical codes and standards such as:
- National Fire Protection Association (NFPA) standards
- Institute of Electrical and Electronics Engineers (IEEE) standards
- National Electrical Manufacturers Association (NEMA) guidelines
- Experience reviewing engineering drawings, specifications, and construction documentation.

Project Manager plan and oversee the construction of projects from start to finish. They are responsible for ensuring projects stay within budget and schedule along with following all municipality requirements. This person must have extensive knowledge of construction and have managed multi-million-dollar construction projects in the past. Their role is to mitigate risk, increase profitability, and ensure timely project completion.
ROLE AND RESPONSIBILITIES
- Reviews Owner’s expectations/criteria, coordinates with design team and owner, reviews design documents while tracking RFIs and submittals, maintains project schedule, manages subcontractors, identifies project staffing requirements, develops project procedures manual, follows municipality requirements, and ensure profitability.
- Maintains continuous knowledge of job cost and subcontracts, analyzes financial ability of subcontractors to perform, prepares revenue/schedule projections, manages cash flow, develops and maintains labor cost reports, set up project schedule of values, approves job expenditures, prepares and processes monthly owner’s requisitions, manages change order process.
- Studies the owner contract, reviews scopes of work, reviews budgets and scopes with preconstruction, develops/tracks procurement and submittal log, establishes schedule of project meetings.
- Complies with contract requirements, coordinates with corporate scheduling, prepares and distributes detailed project schedules, prepares resource loaded schedules, prepares and distributes monthly updates, develops look ahead schedules.
- Administers design coordination of multiple projects/designers, administers document control, administers RFI and submittal process, prepares monthly reports, maintains and follows risk mitigation plans, maintains partnering initiative, maintains project management computer system (CMiC, SharePoint, etc), conducts project meetings, evaluates, and responds to project risks, and provides dispute resolution
- Conducts trade onsite meetings, coordinates subs and vendors, coordinates permit inspections, maintains sub relationships, manages shop drawing and material expediting processes, performs daily job site walks, coordinates specialty inspections, and manages project turnover
- Interacts regularly with owner, participates in client-promoted activities, and complies with client needs.
- Obtains certificate of occupancy and other government approvals, submits “As-Built” drawings, submits operations manuals, completes punch list, coordinates owner move-in and start–up, finalizes owner training programs, obtains and delivers warranties and transfer Attic Stock, demobilizes field operations, collects final payments and deposits, closes out subcontracts, submits project history reports, notifies corporate to closeout insurance and bond coverage, completes asset transfer, obtains client referral, conducts post project debriefing, archives project records, and administers warranty period services.
QUALIFICATIONS :
- Bachelor’s degree in construction management, engineering, or related discipline
- Minimum 5 years’ experience as a Project Manager with a major general contractor
- Strong computer skills are a necessity, including familiarity with construction project management applications, CMiC is preferred but not required.
REQUIRED SKILLS:
- Effective communication and interpersonal skills and are required to interface directly with owners’ representatives, design team, building departments and other team members
- Strong leadership skills are required including, but not limited to coaching, mentoring and the ability to build and maintain motivated teams

This is a field-driven leadership role on an active utility-scale solar construction project. The right candidate is not a clipboard-only administrator; this is a hands-on EHS leader who understands heavy civil activity, production schedules, and renewable energy buildouts.
Project Overview
Scope includes:
- Collection system installation
- Pile driving
- Racking installation
- Module install
This role will lead site-level EHS execution across multiple active scopes in a fast-moving renewable construction environment.
Position Summary
The Site EHS Manager will serve as the on-site safety authority and strategic partner to project leadership. This individual will drive hazard recognition, enforce safe work practices, coach field supervision, and maintain compliance while supporting schedule execution.
You must be comfortable operating in high-visibility, owner-driven environments where expectations are elevated, and documentation standards are high.
Core Responsibilities
- Lead daily field safety presence across active scopes
- Conduct site walks, hazard recognition, and corrective action follow-up
- Oversee JHA/JSA development and field-level implementation
- Interface with owner representatives and project leadership
- Ensure compliance with OSHA, client, and site-specific requirements
- Investigating incidents and near misses with root cause discipline
- Deliver toolbox talks and safety briefings
- Mentor foremen and superintendents on safe execution strategies
- Maintain required safety documentation and reporting
Required Qualifications
- OSHA 30 (Required)
- 10+ years of construction safety experience
- 5+ years of safety experience in renewable energy projects
- One of the following:
- CSP certification
- CHST certification
- EHS-related bachelor’s degree
Owner-Specific Qualification Requirements
The Site EHS Manager must meet at least two (2) of the following criteria:
- OSHA 500 training (510 + 4 year’s experience or equivalent)
- Current CHST certification
- Current CSP certification
- Bachelor’s degree with 5 years of EHS experience
- EHS-related degree from an accredited institution
- 10 years of experience as an EHS Supervisor or Manager
This is a high-bar role aligned with owner standards. Candidates must clearly demonstrate depth of leadership and technical capability.
