Job Duties:
Project Assessment:
- Collaborate with project managers and engineers to thoroughly understand the technical requirements of mission-critical/data center projects.

Cost Estimation:

- Prepares and submits monthly contract billings to ensure proper cash flow during contract performance. Protects the company’s interest by managing all financial aspects of the contract. Completes project closeout/inactivation within prescribed period including the final project billing to obtain full funding.
- Manages conflict resolution with customers, vendors, trades or Partners. Leads and manages other project managers. Provides leadership, shares technical expertise and experience to other Partners.
- Identifies and develops policies and procedures for continuous aggressive improvement.
- Assembles estimates for projects. Visits job sites or onsite offices, performs work inspections, checks job progress, and resolves project and contract issues.
Qualifications:
- A Bachelor’s degree in Construction Sciences, Mechanical Engineering, or a related engineering field is preferred.
- Minimum of 7 years of proven experience in successfully leading projects and programs within the construction or engineering industry.
- Experience in successfully leading projects and programs, on-schedule and within budget.

Role Description
The Senior / Lead Building Engineer will be the on-site technical lead responsible for all building systems and day-to-day engineering operations at several assets in our management portfolio. This individual will oversee mechanical, electrical, plumbing (MEP), life safety, and building automation systems; manage maintenance staff and vendors; and partner closely with the on-site property management and tenant relations team to deliver a best-in-class tenant experience.
This is a full-time, on-site role reporting to the VP of Commercial Property Management.
Key Responsibilities
- Lead the daily operation, inspection, and maintenance of all building systems (HVAC, electrical, plumbing, fire/life safety, building automation, vertical transportation, and security interfaces).
- Supervise and mentor a small team of building engineers and maintenance technicians; help coordinate daily work assignments, schedules, and training.
- Develop and implement preventative maintenance programs, including scheduling, documentation, and tracking of work orders.
- Troubleshoot and resolve building system issues promptly, minimizing downtime and disruption to tenants.
- Oversee vendor performance for engineering-related contracts (e.g., HVAC, elevators, fire systems, controls, specialty trades), including RFPs, scope definition, and invoice review.
- Assist property management with annual operating and capital budgets, including recommendations for building system upgrades and replacements.
- Support capital projects, tenant improvements, and reconfigurations, coordinating with contractors, engineers, and city inspectors as needed.
- Ensure compliance with all applicable building codes, environmental and safety regulations, and company policies.
- Maintain accurate records and logs, including equipment inventories, manuals, as-builts, and systems documentation.
- Participate in an on-call rotation and respond to after-hours emergencies as needed.
- Champion a culture of safety, quality, and customer service with the engineering and maintenance team.
Qualifications
- 10+ years of experience in commercial building engineering or facilities management, preferably in Class A high-rise office.
- Strong technical knowledge of HVAC systems, chillers, boilers, pumps, VAVs, cooling towers, and control systems.
- Solid understanding of electrical distribution, lighting control systems, and emergency power.
- Experience supervising or leading an engineering/maintenance team.
- Familiarity with BMS/BAS platforms and work order/PM software.
- Demonstrated ability to read and interpret blueprints, schematics, and technical manuals.
- Excellent problem-solving skills; able to diagnose complex issues and implement practical solutions.
- Strong communication and collaboration skills; comfortable interacting with tenants, vendors, and ownership.
- Relevant certifications/licensure preferred (e.g., refrigeration license, boiler license, Universal EPA, SMA/SMT, BOMA/RPA courses, or similar).
- Ability to lift up to 50 pounds, climb ladders, work on roofs and in mechanical spaces, and perform other physical tasks typical of a building engineering role.

Site Superintendent
The Superintendent is responsible for the project schedule as it relates to the supervision of all field activities and physical construction. The Superintendent reports to and carries out the direction of the Project Manager regarding field operations, directing daily progress. Key objectives include achieving required quality and completing the project in the shortest possible time. Success depends on adequate staffing, sufficient materials, complete information, and proactive planning to avoid delays.
Responsibilities
- Thoroughly understand the project contract, schedule, and overall scope.
- Maintain the project schedule.
- Thoroughly understand Subcontractor agreements and vendor purchase orders (POs).
- Verify actual work completion with the Project Manager for Subcontractor and Vendor invoices.
- Secure Lien Releases from Subcontractors and Vendors.
- Secure all permits.
- Collaborate with the Project Scheduler and Project Manager to develop the progress schedule (e.g., 2week look ahead).
- Prepare and distribute daily logs.
- Coordinate and schedule necessary inspections.
- Coordinate and schedule necessary testing and surveying.
- Prepare agenda for regular construction meetings.
- Enforce site safety, security, and visitor access.
- Enforce quality and workmanship of finished products.
- Develop and maintain Site Utilization plan.
- Assist Project Manager to identify scope gaps/duplication from subcontracts and purchase orders.
- Request from Subcontractors scope and cost for change orders to provide to the Project Manager for processing by the Contracts Team.
- Maintain phone log.
- Prepare prepunch list items.
- Work with Project Site Engineer to load all pertinent project information on Procore.
- Provide site safety training for Subcontracts and enforce safety compliance on the project site.
- Conduct weekly "Tool talks".
- Secure any hot work permits required for the project.
General Duties
The superintendent is responsible for the following items, even if delegated to other staff:
- Generating, securing, or confirming all information needed to create, monitor, and modify the progress schedule continuously.
- Participating in scope reviews of bid packages to coordinate interfaces and avoid omissions or duplicate purchases.
- Identifying field construction and work sequence considerations when finalizing bid package purchases.
- Monitoring actual versus required performance by all parties.
- Determining whether subcontractors provide sufficient workforce and hours to meet commitments.
- Monitoring the performance of the company's purchasing and Project Site Engineering functions to ensure timely processing of subcontracts, material purchases, submittals, deliveries, clarifications, and changes.
- Directing any company field staff.
- Being thoroughly familiar with the requirements of the general contract to identify changes, conflicts, etc., beyond the scope of responsibility.
- Preparing daily reports, job diaries, narratives, and all other regular and special documentation as required.
Pay range and compensation package
$75K to $100K for jr level Site Supers/ $115 to $125K for more experienced Supers - up to $90 day per diem (receipts required), $70 monthly cell phone allowance, company laptop will be provided.

The Role We Want You For
As a Project Cost Engineer, you will assist in the development and management of the project financial strategy. You will be working directly with the project management team to manage the project budget, costs, change orders, pricing requests, billings, and forecasts. You will be responsible for generating and maintaining reports that provide information to different groups, work with the management team to identify variances, risks and maintain quality control processes to improve project cost procedures and ensuring conformity with management's strategy.
The Specifics of the Role
- Works with all project disciplines to ensure understanding of total project cost budget allowances and targets.
- Review project documents and specifications to accurately identify, develop and track request of change orders (owner and subcontractor related), baseline estimates, potential risk exposures while communicating potential impacts to the financial targets, schedule, and overall project management process.
- Works closely with the accounting department to ensure the correct integration of all information needed to ensure accuracy in billings, payment applications, change orders, direct cost, labor cost, etc.
- Works closely with the project management team, executive management personnel, subcontractors, as well as occasional contact with clients.
- Responsible for cost engineering, cost estimation, cost analysis, and control activities for projects with significant non-routine requirements or for proposal estimating activities which require a moderate degree of technical skill and experience.
- Ensuring quality, accuracy, consistency, spend profile, performing change management, and transparency in all cost management deliverables.
- Take ownership of the cost control function and ensure integrity of the cost and forecast reporting.
Requirements
- Bachelor Degree in Business Administration, Engineering, or Construction Management, or related degree.
- 0-3 years of Project Cost experience.
- Preferred 1 year of experience in the construction industry.
- Knowledge of project development stages, procurement, project controls, and construction execution practices is required.
- Working knowledge of applicable computer software such as PMWeb or similar project portfolio management software, DataServ, Excel, JD Edwards, or related software programs.
- Effective problem-solving skills.
- Results oriented and deliver on customer commitments.
