JOB SUMMARY
This role is responsible for maintaining profitable value-added, wholesale and PRDC business dedicated to existing Client customers. This person is responsible for establishing and maintaining active relationships with the merchandisers at each Client operating company (OpCo) to provide excellent customer service to each OpCo. This person is also the liaison between Client OpCo and the value-added and operations departments within the facility.
RESPONSIBILITIES
* Keying in orders from each operating company (OpCo) for all value-added and distribution items.
* Communicating all orders to each department in time for all cut-off.
* Distribute pick tickets and load sheets to all Client pullers once the orders are in and complete.
* Give direction to Client pullers for all changes to orders, all cross-dock information, any changes in driver schedules, etc.
* Handling all reporting requests both scheduled and those that come up during each week.
* Maintain working relationships with all departments in OpCo to facilitate complete, on time, accurate loading of all outbound Client trucks including cross-dock items.
* Develop and maintain great working relationships with all produce managers, produce specialists, sales leadership and merchandising teams at each Client OpCo servicing.
* Facilitate the pricing of all products from the value-added departments as well as distribution and ensure it has been sent off to all interested parties each week.
* Communicate any market issues.
QUALIFICATIONS
Education
* College degree or work experience equivalent.

* 1 year of sales or operational distribution experience preferred.

- Document your calls, emails, tours, follow up and anything else in Yardi and CRM to account for your work each day. This will keep your valuable leads organized and properly flagged as yours.
- Donβt forget to document any resident referrals! These are an important part of our program and assist with resident retention. If a referral has taken place, ensure the needed paperwork has been completed.
- Take the initiative and make plans to attend outreach events such as community events and career fairs to interact with people about our incredible offerings. Be creative!
- Remember to stay up to date on your assigned e-learning to stay fresh and engaged in the business!
- Review your calendar each morning for appointments you have made, and make sure that you have names and details fresh in your mind for any set tours for the day.
- Walk available or targeted apartments to ensure they are rent-ready. Use your sparkle kits to give those units the extra polish they need to close your sales! If the units you walked need any work, promptly put in a service ticket and notify your supervisor of that unitβs status.
- Greet your scheduled (and unscheduled guests) with a smile, firm handshake, and your knowledge of the property; demonstrate all the features and benefits available to our new residents. They want to find their new home; be ready to change their world! We are loaded with differentiating qualities and programs!
- Direct your future residents to the leasing portal to complete an application.
- Welcome them into the family! Give them your card, and invite them to call with questions.
- Reach out to the future resident to keep your connection βwarmβ and to encourage the completion of the documentation process.
- Complete your Move-In Checklist. Ensure you, have all that is needed for your resident to arrive and pick up the keys to their new home!
- Before the new residentβs arrival, do a final walk through. If you spot a problem, promptly put in a service ticket to ensure the matter is resolved before the new resident arrives.
- If possible (may not be possible during high leasing/peak season), have your Move-In Inspection list ready to walk the unit one final time with the new resident. Have the keys ready for your new residents to make sure they work, and make sure they know where all the amenities are so they feel right at home.
- Upload your lease documents into CRM; using your Lease File Checklist as a guide for completion. You have earned it!
- You may be asked to work on a special project or initiative and we expect everyone to embrace these opportunities!
Education and Experience we seek:
- Degree preferred, with summer work experience in a sales and customer service OR minimum of 1 year of full time successful work experience in a sales and customer service role (preferably commissioned sales environment)
- Residential leasing experience highly preferred to maintain an annual leasing closing ratio of 30%

Qualifications:

Position Overview
We are hiring driven, organized, people-oriented Sales Representatives to join our team as full-time W-2 employees. We are looking for Sales Representatives to serve PEPCO territory in Prince Georgeβs County and Montgomery County, as well as Sales Representatives to cover SMECO territory in Calvert County, Charles County, St. Maryβs County, and southern Prince Georgeβs County. Youβll canvass assigned commercial territories, meet business owners face-to-face, and schedule free lighting assessments. You will present tailored proposals through the PEPCO Small Business Energy Savings Program and the SMECO Small Business Program, where up to 80% of project costs are covered by EmPOWER Maryland utility incentives, with the remaining balance eligible for interest-free on-bill financing.

Key Responsibilities
- Prospect and canvass local businesses using weekly lead lists, territory maps, and field tools provided by Zerodraft.
- Initiate conversations with business owners and facility managers to explain program benefits and screen for eligibility.
- Conduct basic lighting assessments on-site (training provided).
- Collaborate with Zerodraftβs estimating and project management teams to develop and present winning proposals.
- Build long-term relationships through consistent follow-up on warm leads, referrals, and repeat business opportunities.
- Track all outreach activities, appointments, and pipeline updates in HubSpot CRM ensuring entries are accurate and logged within 24 hours.
- Meet weekly activity and engagement goals established by the Sales Manager.
- Represent Zerodraft Maryland professionally in all client interactions and uphold the companyβs reputation in the market.
Required Qualifications
- Preferable minimum of 2 years of B2B outside sales experience, preferably in lighting, electrical, construction, facility services, or a related field.
- Strong communication and interpersonal skillsβcomfortable initiating conversations, handling objections, and building rapport.
- Proven ability to work independently with a results-driven, self-motivated mindset.
- Comfortable with direct outreach, cold walks, and persistent follow-up.
- Organized and disciplined in tracking activities and managing a pipeline.
- Valid driverβs license and reliable personal transportation (company vehicle or mileage reimbursement per company policy).
- Smartphone with the ability to use CRM and communication apps in the field.
A Plus If You Have
- Experience with utility rebate programs, EmPOWER Maryland, BGE Smart Energy Savers, or Pepco & SMECO commercial incentives.
- Background in commercial lighting, LED retrofits, or energy efficiency sales.
- Familiarity with commercial property types: retail, office, warehouse, schools, healthcare, or multifamily.
- Existing relationships with property managers, business owners, or facility decision-makers in PEPCO or SMECO service territories.
Compensation
Base Salary
- $20.00 per hour ($41,600 annually based on 2,080 hours). Paid bi-weekly. Base salary is guaranteed and is not a draw and it is not recoverable against commissions.
Tiered Commission Structure
- Earn 6% commission on all sold gross revenue for every closed project.Β
- Commission is uncappedβtop performers can earn significantly more. Commission is paid in two installments: 50% at contract signing and 50% upon customer payment.
