Position: Specialized Skills Instructor - Voyage
Location: Wakefield, MA
Pay rate: $21.50 per hour
Hours: Full-time, Monday - Friday (8am-4pm) Status: Non-exempt

The Voyage Skills Instructor is a specialized role within our Day Services Program that provides personal care and skill development training in an enhanced ratio for Individuals with developmental disabilities. Voyage is one of Communitas’ Autism Programs that have a more structured schedule of activities with an emphasis on communication and sensory needs.
- Develop and implement activities that promote personal choice, community inclusion, dignity, and respect while enhancing personal skill development
- Ensure activities and training for the individual enhances their Activities of Daily Living (ADL’s)
- Actively participate in interventions, provide positive, knowledgeable support to employees and managers, ensure crisis plans and behavior support plans are followed
- Provide personal care and assistance to Individuals consistent with individual needs as they strive to reach their goals
- High School diploma required (BA degree in Human Services or related field preferred)
- At least 1 year of experience supporting adults with developmental disabilities is preferred

Contract Opportunity: Yardi Maintenance IQ Implementation & Optimization Specialist (4–6 Months)
Overview
We are seeking an experienced consultant to lead the planning, configuration, implementation, training, and optimization of Yardi Maintenance IQ as a supplement to our existing Yardi Voyager platform. The objective is to design and deploy a fully functional, scalable maintenance management framework across our portfolio that drives consistency, preventive maintenance compliance, work order efficiency, and data-driven asset care.
Primary Objectives
• Build and deploy a standardized Maintenance IQ structure across our portfolio
• Configure asset-level preventive maintenance programs (HVAC, mechanical, electrical, plumbing, etc.) by property and unit
• Establish daily, weekly, monthly, quarterly, and annual routines and checklists
• Implement move-in / move-out inspection workflows and recurring service programs
• Ensure clean integration and data alignment with Yardi Voyager
• Train our internal team to operate, maintain, and optimize the system independently
Scope of Work
1. Discovery & Planning
• Review current Yardi Voyager setup, property types, and maintenance workflows
• Audit existing asset data, service practices, and maintenance vendors
• Define portfolio standards for assets, inspections, routines, and service intervals
• Create an implementation roadmap and data structure plan
2. System Configuration
• Build asset hierarchies by property, building, and unit
• Configure equipment-level tracking (HVAC units, water heaters, electrical panels, plumbing systems, etc.)
• Develop preventive maintenance schedules and recurring work order templates
• Create inspection templates and move-in/move-out workflows
• Align naming conventions, coding structures, and reporting fields
3. Process Design & Optimization
• Establish standardized operating procedures for maintenance teams
• Define work order lifecycle processes, prioritization, and routing
• Implement quality control, documentation, and compliance protocols
• Develop reporting dashboards and KPI tracking (completion rates, , response times, cost tracking, etc.)
4. Training & Change Management
• Deliver hands-on training sessions for maintenance, property management and admin staff
• Provide training guides, SOP manuals, and reference materials
• Conduct shadowing and live system support during rollout
• Ensure internal team can independently manage and evolve the system
5. Testing, Rollout & Stabilization
• Pilot implementation at select properties
• Refine workflows based on field feedback
• Roll out portfolio-wide with support
• Provide post-implementation troubleshooting and optimization
Key Deliverables
• Fully configured Yardi Maintenance IQ environment aligned with portfolio structure
• Complete asset register and preventive maintenance schedule library

Required Qualifications
• Direct, hands-on experience implementing Yardi Maintenance IQ (multiple properties/portfolios preferred)

• Demonstrated experience building preventive maintenance programs and asset tracking system
• Background in multifamily, commercial, or mixed-use property operations
• Proven ability to train operations teams and implement system-driven processes
• Strong organizational, documentation, and project management skills

Job Summary:
This position is based out of Tampa, FL.
The Cargo Chief Mate is primarily responsible for conducting cargo operations, oversee deck hands, perform and supervise deck maintenance duties, and stand a navigational watch (Officer in Charge of a Navigational Watch (OICNW). The Cargo Chief Mate reports directly to the Master for navigational duties and for maintenance and safety related duties, and additional duties as assigned.
Job Responsibilities:
Performs inspection, testing and maintenance of deck and cargo machinery and systems as well as all firefighting, lifesaving, navigation, and safety equipment onboard.
The Cargo Chief Mate performs Bridge Standing Orders, Logbook Maintenance, Bridge Checklists, Emergency Checklists, Emergency Drills and Exercises, Emergency Equipment Inspection, Emergency Instructions, Work-rest oversight and documentation, Crew Sign-on, Onboard Familiarization, and manage crew changes.
Obtain working knowledge of the Safety Management System and comply with all procedures outlined within as relating to the position.
Accurately report and record maintenance related activities.

Requirements/Qualifications:
Must hold the following USCG Merchant Mariner Credential international and national endorsements capable of foreign voyages:
International STCW Endorsements: Officer In Charge of a Navigation Watch (STCW A-II/I-OINCW 500 Gross Tons or more), Able Seafarer-Deck (STCW II/5), RFPNW (STCW II/4), STCW Basic Safety Training (STCW VI/1), PSC (STCW VI/2), Vessel Security Officer (STCW VI/5), Medical First Aid Provider (STCW VI/4), and Automatic Radar Plotting Aid (ARPA).
USCG National Endorsements (Domestic): 500 GRT Oceans or 1,600 GRT Oceans or higher, Mate Pilot of Towing Oceans (Master Towing Oceans preferred), Lifeboatman, Deck Officer - Radar Observer (Unlimited), and FCC License. Tankerman PIC Barge limited to Dangerous Liquid (DL) Cargoes.

How You Will Make a Difference
What you will do:
- Assist in strategically maximizing store sales, achieving store sales goals and monitor sales progress & results against key targets.
- Help foster a consumer centric mindset and model selling behaviors through genuine interactions with consumers.
- Provide direct feedback, coaching and supervision of the associates and the in-store experience.
- Help coach and lead a team to exceed sales results.
- Ensure that the store team is engaging with each customer to create an authentic brand experience and assist with visual merchandising standards within the store.
- Adhere to policies, procedures, standards and practices that align with company directives.

What you bring:
