What You’ll Be Doing:

As a member of the regional operations team, consisting of the Senior Vice President, Vice President of Property Management (VPPM), Regional Managers, and Facilities Team, the Analytics Manager, Property Operations demonstrates a strong knowledge of Equity’s financial and operational policies, processes and reporting systems in order to advise the regional leadership team on the portfolio’s performance and assists in uncovering strategic opportunities. This position is responsible for all operational analysis and forecasting, preparing financial review documentation for S-Ox requirements, creating and reviewing property operating budgets, as well as leading special projects for the apartment communities within a VPPM’s portfolio. This position will collaborate with the regional team to provide guidance on how to leverage the financial reporting tools and serves as the operational partner to the VPPM. You work closely with the Operations team to ensure compliance with the national reporting structure, while also using their local market expertise to address any specific local market reporting needs.


ESSENTIAL FUNCTIONS:

  • Participates in monthly operational review meetings by taking a leadership role to evaluate market performance metrics, identify trends, implement new guidelines, and identify and support corrective actions. Documents monthly operational review meetings to meet Sarbanes-Oxley compliance.
  • Collects and analyzes operational data and market metrics for the assigned portfolio to help recognize market trends and business issues in order to make informed organizational decisions. Generates reporting around market performance issues such as occupancy, revenue and expenses, overtime, headcount changes, etc. Consolidates data to provide meaningful information to leadership on the status of the operations.
  • Utilizes the Company’s financial reporting systems such as MRI, Essbase, and BI to troubleshoot and resolve questions from business partners and field leadership regarding financials, metrics, and emerging trends. This may include, but not limited to, budget variances, reconciliation for corporate and property accounting and audit functions or any other request for information impacting quarterly reporting.
  • Completes all annual property operating budgets and forecasting associated with assigned portfolio using actual performance results, previous budget figures, estimated revenue and expenses and other available information and leadership guidance.
  • Performs field compliance research as determined by the VPPM and VP, Property Operations. Assists the property management team in evaluating on-site administrative personnel in policy and procedures compliance.
  • Serves as a liaison between the VPPM and business partners by identifying resources, gathering information, and troubleshooting financial inquiries.
  • Assists the regional property management team on new acquisitions and developments, preparing and reviewing operating budgets and completing the initial cold loads. Ensures a smooth transition for newly acquired communities during the acquisition and development process.
  • Identifies trends and shifts in behavior and presents findings to the Regional Leadership team. Offers solutions to resolve business issues and assists in implementing new policies and procedures. Partners closely with the VPPM to research opportunities for properties to improve performance..
  • Builds ad hoc reports utilizing Equity Residential systems (MRI, OPs, EIS, Essbase, BI, etc) Extracts, organizes data and analyzes large amounts of data and summarize findings in a clear and concise manner.
  • Trains leaders on how to use the financial reporting system and tools.
  • Performs additional analysis, special projects and other duties as assigned by the VP Property Operations and/or VPPM.

Key Responsibilities

  • Support daily store operations, ensuring efficiency and alignment with Goldwin’s standards

Requirements

Must Have

  • Minimum 1–2 years of experience in retail or customer-facing roles, preferably in fashion, lifestyle, or outdoor brands
  • Strong understanding of premium, lifestyle, or outdoor retail environments
  • Passion for design, craftsmanship, and delivering a premium client experience
  • Strong interest in Japanese apparel brands and a genuine passion for Japanese culture and aesthetics
  • Excellent communication, organizational, and problem-solving skills
  • Strong visual awareness and alignment with Goldwin’s minimalist aesthetic
  • Flexible schedule, including availability on evenings, weekends, and holidays

Overview

Overall, the Property Manager is responsible for all facets of the property(s) in his/her portfolio (approximately 735,283 sq. ft), and s/he has a responsibility to ensure the property is managed according to The RMR Group's established procedures. All staff who report to the Property Manager must follow all established guidelines, procedures, and budgets as well. The Property Manager should also have a general knowledge of all building operating systems.



Responsibilities

Building Operations:

  • Maintain and develop written standard operating procedures for building operations.
  • Ensure that mechanical/electrical system maintenance is being performed.
  • Life Safety issues including proper training of building staff and a written record of all testing and alarm activations.
  • Follow Risk Management guidelines as defined by The RMR Group's Director of Risk Management.
  • Ensure that tenant services are provided according to all lease documents.
  • Oversee all construction/tenant improvements (including proper documentation).
  • Oversee all contracts/vendors (including proper documentation).
  • Implement energy management program and monitor utility usage.
  • Supervise, train and motivate building staff.
  • Interface with brokerage agent.
  • Work with the Area Director to establish tenant relations and retention programs that are well planned and measurable.
  • Build and foster tenant relationships through frequent, in-person interactions.
  • Assist Area Director with the negotiation of lease renewals, extensions and expansions, and resolve issues with existing tenants.
  • Develop orderly system for lease, vendor and project files.

Tenant Construction Process:

  • Coordinate all construction work and its impact on the property.
  • Review and approve all construction documents and specifications.
  • Attend or designate an attendee to all construction meetings.
  • Monitor construction project progress including project close-out, finish dates, move-in dates, budget close-out.
  • Maintain summary file to include, bids, permit, Certificate of Occupancy, correspondence.
  • Maintain a full set of as-built building drawings and specifications.
  • Set-up and close-out Job Cost process.

Building Management Office Procedures:

  • Ensure efficient, courteous and professional day-to-day operation of the management office which includes:
    • Authorization processes
    • Correspondence and filing systems
    • Purchase of goods and services
    • General office operating procedures
    • Receivables/income/expense
    • Service/Maintenance requests
    • Specifications and bidding process
    • Tenant servicing/relations

Financial:

  • Responsible for all aspects of the financial stability of the property including maintaining budgets, yields, and the following:
    • Budget-to-actual reports
    • Accruals
  • Review of recurring charges/miscellaneous billings/AP approval.
  • Review of rent roll for accuracy.
  • Interaction with accounting.
  • Monthly Asset Report/Monthly Reforecast.
  • Budget preparation.
  • Capital Planning and oversight of building improvements.
  • Job-cost system organization.


Qualifications

  • Bachelor's degree - Preferred course of study Business Administration, Real Estate or Accounting.
  • Four to eight years' experience in commercial real estate.
  • RPA or CPM designations a plus.
  • Broker's License preferred.
  • Strong proficiency with Property Management/Accounting Software (preferably Yardi and Argus Enterprise), Excel and other Windows applications.
  • Previous supervisory experience.
  • Strong communication skills, both verbal and written, are essential.
  • Excellent client service orientation.
  • Exceptional organizational skills.
  • Ability to work in a fast-paced, collaborative and results driven environment.

The estimated base compensation range for this position is $95,000 to $115,000 per year. RMR considers several components including an individual's skills, qualifications, experience, internal equity, and market data.

About the Role


Property Claims Adjusters are responsible for managing first and third-party commercial property claims from inception through closure. Claims may include fire, water, theft, or other property damage exposures of varying complexity and severity. In this role, you will investigate losses, analyze policy language, evaluate damages, determine coverage, negotiate settlements, and handle litigated matters as needed while maintaining strict adherence to state regulations and claims handling expectations, and clear, timely, and professional communication with all involved parties.

Responsibilities


  • Deliver superior customer service to insureds, claimants, carrier clients, and internal stakeholders while meeting all client-specific reporting and analysis requirements
  • Review and analyze coverage using policy conditions, provisions, exclusions, and endorsements, including jurisdictional considerations such as negligence laws, financial responsibility limits, and immunity
  • Investigate claims to establish negligence, determine liability, and identify potential sources of recovery through fact-finding and interviews
  • Manage property damage and other first-party losses requiring specialized investigation and coordination with external experts in compliance with applicable laws
  • Establish, maintain, and adjust claim and expense reserves in a timely manner
  • Develop, document, and execute plans of action for claim resolution, including effective diary management and follow-up
  • Document all claim activities in accordance with established procedures and Best Practices
  • Draft and issue denial letters, reservation of rights, tenders, and other routine or complex correspondence
  • Collaborate with senior technical claim personnel to ensure proper file handling and strategic guidance
  • Determine settlement values using independent judgment, applicable limits, and deductibles, and negotiate settlements within assigned authority
  • Identify and pursue subrogation opportunities when applicable
  • Ensure compliance with all state-specific regulatory requirements and quality standards
  • Manage multiple competing priorities to ensure timely payments, follow-up, and resolution


Qualifications


  • Minimum 2 years of experience handling first-party property claims (commercial experience preferred)
  • College or technical degree, or equivalent relevant business experience
  • Ability to obtain and maintain required adjuster licenses, including completion of continuing education
