About the Role
We are hiring a mid-level Asset Manager to join our Paramus, NJ office and take ownership of day-to-day asset management responsibilities across our multifamily portfolio. Properties are located across New York, New Jersey, Pennsylvania, Ohio, Texas, and Florida — primarily larger assets requiring a disciplined, organized operator who can manage multiple priorities simultaneously without losing detail.
This person will report directly to the principal of the firm.
What You'll Own
- Ongoing asset management of a multifamily portfolio spanning multiple states — monitoring performance, identifying issues, and driving operational improvements at the property level
- Monthly financial reviews — analyzing actual vs. budget, identifying variances, and summarizing performance for ownership and investor reporting

Who You Are
- 3–6 years of experience in asset management, real estate private equity, or a related real estate finance role — multifamily experience required
- Financially fluent — you understand real estate finance concepts including NOI, cap rates, debt service coverage, cash-on-cash returns, and IRR without needing them explained
- A strong financial modeler — you can build and stress-test a pro forma from scratch in Excel
- Experienced with Yardi — required
- Exceptionally organized and task-driven — managing a multi-state portfolio means nothing can fall through the cracks

We are searching for an Assistant In Digital Asset Research and Production Engineer with expertise in computer visualization, 3D modeling, and immersive technologies to support the design, development, and implementation of next-generation visual simulations and intelligent training systems. The successful candidate will join a multidisciplinary team conducting applied research in simulation-based training, modeling, and opportunity-based training systems.
This position requires an experienced researcher who will work both independently and as a team member to design, develop, modify, test, document, and maintain simulation software products.
Key Responsibilities
Design, develop, and implement 3D environments, frameworks, and prototypes for high-fidelity visual simulations and applications.
Apply 3D models, advanced character mesh techniques, and physics-based simulation methods to enhance realism and interactivity in diverse domain systems and applications.

Position Overview:
Focused Capital is seeking a highly motivated Asset Manager to own the operational and financial performance of the firm’s multifamily portfolio. This is a leadership role—not a support role. The Asset Manager will act as the strategic leader and owner’s representative for each property, directly accountable for driving performance, executing business plans, and maximizing NOI and long-term asset value.
The Asset Manager will work closely with property management companies, construction teams, and leadership to ensure each property is performing in line with investment objectives. This role requires a combination of strong financial analysis, decisive operational leadership, strategic thinking, and the willingness to hold people accountable and have difficult conversations when performance falls short.
Core Responsibilities
Asset Performance Ownership:
Take full ownership of the financial and operational performance of assigned assets. The Asset Manager is responsible for ensuring each asset is progressing toward its investment objectives—and for driving corrective action when it is not.
• Drive NOI growth across the portfolio through hands-on leadership and strategic execution.
• Execute approved business plans with discipline and urgency.
• Monitor asset performance relative to budget and flag variances early with recommended solutions.

Business Plan Execution:
Develop and implement detailed business plans for each property. Monitor progress and adjust strategies as needed to maximize property performance.

Property Management Leadership:

Financial Analysis & Reporting:

• Lead capital planning and risk analysis.

• Manage draw requests, loan servicing, DSCR tests, and service all lender requests.
Capital Improvements & Renovations:
Lead capital improvement and renovation programs end-to-end. Ensure projects are completed on time and within budget—and hold contractors accountable when they fall behind.
• Develop budgets and scopes with ownership approval.
• Manage project scheduling and contractor coordination.
• Track progress against schedule and budget with regular reporting.
• Manage lender draws.
Acquisitions & Dispositions:
Play an active role in the acquisition and disposition process.
• Support underwriting, due diligence, and identification of operational risks and opportunities.
• Lead operational transition of newly acquired assets—implement the initial business plan, coordinate property management onboarding, evaluate staffing and processes, and establish performance tracking systems. Ensure a clean, fast transition with no dropped balls.
• Execute hold/sell analysis based on market conditions and drive the disposition process through close.
Property Inspections:
Conduct regular site visits to evaluate physical asset condition, operational performance, and property management effectiveness. Document findings and recommendations with clarity and urgency.
Documentation & Systems:

Essential Duties
Modifies and maintains CMMS data to support asset data analysis. Education and Experience

Ironhorn Enterprises is seeking a detail-oriented and collaborative Asset Manager to oversee and manage a portfolio of properties. This role plays a key part in protecting and enhancing the value of Ironhorn’s assets through proactive management, cross-department collaboration, and strategic oversight of property operations.
Position Summary: The Asset Manager will work closely with teams across facilities, leasing, accounting, legal, and construction management to ensure properties are operating efficiently, tenant issues are addressed promptly, and long-term asset performance is optimized.
Key Responsibilities
Portfolio Management
- Serve as the primary advocate and manager for the properties within your assigned portfolio.
- Coordinate with internal departments to ensure alignment on operational, leasing, and financial objectives.

Tenant Relations & Risk Management
- Review and monitor tenant disputes, defaults, and escalations.

Key Responsibilities
- Work as a Senior Consultant within the delivery team and support the implementation of business transformation projects, including asset management consultancy, training, and data and information projects.

- Consult with clients in the improvement of their asset management capabilities.

The salary range for this full-time role is $120,000-$140,000 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.
