Turner & Townsend are seeking an experienced Associate Director - Project Controls Manager to join our team. The ideal candidate has a proven track record of successful client delivery and managing project control teams. This individual will lead project controls services for major client accounts and will help with wider business initiatives as needed.

Responsibilities:

  • Responsible for establishing and executing the high-level strategic direction of project controls including cost management, risk management, and schedule management.
  • Responsible for the project budget approval process.
  • Leads risk workshops with the project team to identify risks, establish likelihood/severity, mitigation actions and Owners.
  • Take the lead for project controls deliverables that require cross-functional input.
  • Motivate the team by providing clear direction and goals.
  • Assist with weekly team meetings to discuss progress on initiatives and to drive performance.
  • Lead the development and production of regular reporting.
  • Prepares documentation for project gateway and approval processes.
  • Develop overall guidelines for project level chartering and partnering.
  • Review the Project Master Schedule for sequencing, interface milestones, and critical path elements (developed by others).
  • Develop and recommend the project budget, cash flow and financial plan.
  • Oversee and lead the risk management process for the project.
  • Develop the work plan that forms the Project Execution Plan (PEP) for the project.
  • Review, critique and submit for approval the Project implementation plans as developed by the project supporting PMCM teams.
  • Manage Project Estimating and life cycle (total cost of ownership) asset costing, including contingency methodology and estimate evolution through the project lifecycle.
  • Develop and submit for approval change management and impact mitigation strategies throughout the life of the project. This includes, but is not limited to scope, cost, schedule control, and cost reduction initiatives.
  • Develop the set of controls to assure team performance against the Project baseline metrics.
  • Develop protocols and guidelines for Diversity Compliance, Monitoring, and Reporting.
  • Establish the metrics and basis for progress reporting against the Project, Projects, and Contracts. Reporting shall include Performance Measurement, Forecasting, Trending, Issues, Actions, Progress, and Overall Status.
  • Develop project guidelines and protocols for cost reduction initiatives. Review project level cost reduction recommendations.
  • Review project level diversity recommendations.
  • Review construction progress and approve recovery plans.
  • Review the claims resolutions recommendations.
  • Collaborate with appropriate internal and external stakeholders to achieve consent.
  • Establishes ongoing risk process and coordinates regular Monte Carlo analyses.
  • Project intake: Consider expansion of deliverables to ensure more robust business cases/estimates/schedules are developed.
  • Consider the development of an end-to-end process that captures the project controls information from intake through to closeout. Including incorporating a feedback loop for intake/cost/scheduling closeout information.
  • Consider the integration of intake/cost/scheduling reporting to provide a holistic approach to project controls.
  • Leads the Project Controls Team and ensures deliverables with quality control and assurance.
  • SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

Business line requirements:

  • 10+ years' experience
  • Experience with lean methodologies and have worked in the biotech or related life science industry is a plus

Qualifications:

  • Bachelor's degree in construction management, cost management, quantity surveying, engineering or field related to construction.
  • Graduate degree in quantity surveying, cost management, construction management, or engineering is preferred.
  • 10+ years of relevant project controls experience.
  • 2+ years managing high performing project control teams in a consulting environment.
  • Knowledge of multiple contract delivery methods and the merits of each.
  • Displays track record of proven success with schedules, cost control, estimating and risk management.
  • Proven and demonstrated experience in implementing and managing a project controls system, including financial and scheduling controls, for a major capital project.
  • Experience in establishing and monitoring project baselines and performance metrics.
  • Proficiency in project management software (e.g., Primavera P6, Microsoft Project) and advanced knowledge of Microsoft Excel for data analysis and reporting.
  • Exceptional analytical and problem-solving skills, with the ability to interpret complex project data and provide meaningful insights and recommendations.

Job Description

AMCL is looking to recruit a Senior Data Asset Management Consultant into the US team. The role will support the delivery of a variety of consultancy and transformation projects for high profile infrastructure organizations across multiple sectors, including transit, power, municipal, ports, and real estate. The role provides an opportunity to work on a variety of projects including asset management capability improvement and implementation projects, asset information projects, and data analytics.

The role will be based on the West Coast; however, there will be the opportunity to support projects throughout the US West Coast. The candidate can sit out of Los Angeles, San Francisco, Portland, or Seattle.

Key Responsibilities

  • Work as a Senior Consultant within the delivery team and support the implementation of business transformation projects, including asset management consultancy, training, and data and information projects.
  • Work independently, lead, or collaborate with the wider US or global team to deliver the complete lifecycle of asset management transformation projects, from sourcing to project closure.
  • Consult with clients in the improvement of their asset management capabilities.
  • Lead and manage the delivery of asset management projects and tasks for clients on time, to budget, and in line with the AMCL project governance requirements.
  • Identify, manage, and support business development and sales activities, including identifying new opportunities, supporting bid work, writing proposals, and developing presentations.
  • Support project management, including tracking budget and schedule, identifying risks and issues, participate in status meetings, and develop monthly progress reports.
  • Deliver project work, including but not limited to, facilitating internal and external interviews and workshops, writing reports, and delivering presentations.
  • Conduct data analyses, including analyzing complex datasets; identifying trends and insights; and performing descriptive, diagnostic, and predictive and prescriptive analytics.
  • Develop financial models, including whole lifecycle cost modeling and analysis.
  • Develop and produce asset management artefacts on behalf and in collaboration with clients.

Qualifications

  • Bachelor’s degree in engineering, urban planning, or related fields.
  • Minimum of six years of experience performing similar work with or on behalf of an infrastructure organization
  • Strong analytical skills, including experience with data analytics and whole lifecycle cost analysis
  • Advanced skills in Microsoft Excel (e.g., formulas, pivot tables, VBA, etc.)
  • Ability to work autonomously and under minimal direction from project teams to develop high-quality deliverables

Additional Information

The salary range for this full-time role is $120,000-$140,000 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. About the Role

Zac is seeking his first-ever dedicated Executive Personal Assistant, someone who will sit in-office daily and serve as his operational right hand across both his professional and personal life. This is a highly dynamic, judgment-intensive role for someone who thrives in ambiguity, takes full ownership, and moves fast without cutting corners.

The company has scaled from 5 to 24 people, is navigating a major growth phase, and the CEO's time is at a premium. The EPA will be the connective tissue between Zac's work calendar, his home, and the people who depend on him including his team, his wife, and their two young children.

This role is for someone who takes deep pride in execution, anticipates needs, and finds satisfaction in making a founder's life seamlessly functional.


Key Responsibilities

EXECUTIVE & OFFICE SUPPORT

  • Own and manage Zac's calendar end-to-end, syncing professional commitments with personal obligations and stakeholder availability (including his wife's schedule)
  • Triage Zac's inbox (Superhuman), draft responses, create templates, and escalate only when necessary
  • Act as the team-facing point of contact in Slack collect action items owed to Zac, track deliverables, and produce a daily/weekly digest
  • Prepare meeting briefs, talking points, pre-reads, and post-meeting follow-ups
  • Run light contract review read NDAs and agreements for anything unusual before routing to Zac or General Counsel
  • Plan and coordinate quarterly offsites: 2 in SF, 1 in NY, and 1 international destination per year including hotels, travel, agendas, and team logistics
  • Handle office management: pantry stocking, equipment inventory, building communications, furniture orders, and vendor coordination
  • Support light HR administration: run bi-weekly payroll in Rippling, obtain state tax IDs for new remote hires, complete employment verifications, and onboard new employees into company systems
  • Manage vendor documentation internally track and maintain the company's vendor review workflow and records
  • Research trip logistics (e.g., who Zac should meet with in NY) listen actively, ask smart questions, and pull in relevant team members
  • Support compliance training logistics and internal documentation as needed

PERSONAL & HOUSEHOLD SUPPORT

  • Manage and coordinate vendor relationships for the Balboa Terrace residence.
  • Manage both vehicles: service appointments, registration, insurance, and roadside issues
  • Oversee the SF rental property: coordinate repairs, communicate with tenants, manage contractors
  • Assist with ongoing personal errands, travel bookings, family events etc. 
  • Keep personal finances organized: manage credit cards to the right accounts, track receipts, and liaise with Zac's accountant when needed
  • Coordinate and maintain kids’ home school tutor’s schedules
  • Source and book tickets for family activities (ski team, events, travel) without overstepping wife's ownership of trip planning

  • 5-8+ years of EA/PA experience supporting a founder, CEO, or high-net-worth individual in a fast-moving environment

Work Style & Expectations

He will send Slacks and emails outside of hours responses are expected during core hours (8am–4pm) unless it's an urgent matter. He is also open to one work-from-home day per week for the right candidate.

The expectation is in-person presence whenever Zac is in the office, and continued on-site work at the office or home on days he is traveling or remote.
