Site Superintendent
The Superintendent is responsible for the project schedule as it relates to the supervision of all field activities and physical construction. The Superintendent reports to and carries out the direction of the Project Manager regarding field operations, directing daily progress. Key objectives include achieving required quality and completing the project in the shortest possible time. Success depends on adequate staffing, sufficient materials, complete information, and proactive planning to avoid delays.
Responsibilities
- Thoroughly understand the project contract, schedule, and overall scope.
- Maintain the project schedule.
- Thoroughly understand Subcontractor agreements and vendor purchase orders (POs).
- Verify actual work completion with the Project Manager for Subcontractor and Vendor invoices.
- Secure Lien Releases from Subcontractors and Vendors.
- Secure all permits.
- Collaborate with the Project Scheduler and Project Manager to develop the progress schedule (e.g., 2week look ahead).
- Prepare and distribute daily logs.

General Duties
The superintendent is responsible for the following items, even if delegated to other staff:
- Generating, securing, or confirming all information needed to create, monitor, and modify the progress schedule continuously.
- Participating in scope reviews of bid packages to coordinate interfaces and avoid omissions or duplicate purchases.
- Identifying field construction and work sequence considerations when finalizing bid package purchases.
- Monitoring actual versus required performance by all parties.
- Determining whether subcontractors provide sufficient workforce and hours to meet commitments.
- Monitoring the performance of the company's purchasing and Project Site Engineering functions to ensure timely processing of subcontracts, material purchases, submittals, deliveries, clarifications, and changes.
- Directing any company field staff.
- Being thoroughly familiar with the requirements of the general contract to identify changes, conflicts, etc., beyond the scope of responsibility.
- Preparing daily reports, job diaries, narratives, and all other regular and special documentation as required.
Pay range and compensation package
$75K to $100K for jr level Site Supers/ $115 to $125K for more experienced Supers - up to $90 day per diem (receipts required), $70 monthly cell phone allowance, company laptop will be provided.
Position Overview:
Drives projects from Kick-off to Close-Out in a visibly safe and organized way. The Superintendent coordinates and oversees the daily onsite activities involved in building a job with the objective of safely delivering the final product on time and with-in budget to the standard set forth by the contract drawings and specifications.
Duties/Responsibilities – For assigned Projects:
- Complete (with PM) the Project Checklist Folder & on-site Safety Binder specific to job.
- Study the drawings, Study the PO’s, find the holes and issue RFI’s to the PM as necessary
- Work with the PM to finalize then own the schedule and drive weekly updates and communicate to the project team.
- Set “Man Days” budget for General Conditions with PM & Accounting. Track Progress and stay under budget.
- Schedule loading of tools, equipment, supplies and materials & inspect all deliveries and send packing list/tickets to the APM/PM.
- Answer all trade questions and email APM/PM to generate formal RFIs when answers not found in drawings & specs
- Organize field office area;
-File organizer for all submittals; cut sheets & shop drawings,

- Lead Subcontractor weekly job meetings. ( PM’s drive Client meetings)

-Daily Reports filled out every day and submitted by the end of the week.
-Manpower counts of all trades submitted 30 minutes after the start of every day.
-Sign-up sheets for ANYONE stepping on the job as part of the daily reports
-2 week look-a-heads communicated on Wednesday to the entire project team
- Labor Scheduling – Submit next day labor needs by 11am and coordinate next day assigned laborers
- Incident Reports – Including near miss occurrences sent to the office immediately.
- Quality control of all submittals and insure compliance with required trades.
- Revisions & Sketches – Upon issuance, review, communicate to trades, and file appropriately.
- Look a-heads; Act do not react, be proactive. Must be working on next week’s coordination while supervising current activities.
- Quality Control – Keep the bar high.
- Maintain a clean job site and a well-organized office area.
- Maintain a safe job site visible by all – Drive Weekly “tool box talks” and submit sign-in sheets to the office.
- Maintain and schedule Special Inspections & DOB/FDNY Inspections
- Develop pre-punch list and initiate work
- Close-out of all inspections
- Review Architects/Engineer’s Punch-list and schedule work for completion.

In collaboration with medical providers and other members of the care team, the RN provides individualized, comprehensive, and compassionate care using established nursing models such as “Assess, Perform, Teach, and Manage.” The RN serves as an advocate for patients/families/caregivers and models a commitment to the organization’s vision/mission/values to support an unparalleled patient experience and clinical outcomes that contribute to overall departmental performance.
The Registered Nurse demonstrates advanced knowledge, skills and understands the unique aspects of the population served in the care of his/her patients. Each service also requires specialized skills. The delivery of care is based on the physical, psychosocial, cultural, safety and learning needs of the individual patient. The Registered Nurse may rotate to areas other than his/her assigned service area/s, andwill perform only those duties for which he/she has demonstrated competency. The Registered Nurse performs delegated duties consistent with the scope of practice and functions within the philosophy and overall plan of care delivery at SMC/SWER/Belmar ER. The registered nurse will follow the criteria set forth by the HealthONE RN Super Pool criteria and must float between multiple facilities/campuses.
- Assesses patient pain regularly to promote effective pain management, including reassessments after appropriate intervention.
- Performs procedures, monitoring, or other functions as ordered by the medical provider(s). Documents the administration of care in the patient medical record in a timely and thorough manner.
- Performs exceptional care by responding promptly to patient requests. Strives to anticipate patient needs and resolve them proactively.
- Teaches patients/families/caregivers about patient medical condition, patient status, treatment plan, medications and possible side effects, and follow-up measures. Translates complex medical terminology to ensure complete understanding.
- Teaches patients/families/caregivers about any non-medicinal follow-up measures, such as healthy diet and exercise, disease prevention, and/or other lifestyle changes. Prepares patients and families/caregivers for future self-management.
- Advanced Cardiac Life Support must be obtained within 30 days of employment start date
- Basic Cardiac Life Support must be obtained within 30 days of employment start date
- Nonviolent Crisis Intervention must be obtained within 90 days of employment start date
- Registered Nurse in the state of Colorado or multistate license
- Registered Nurse Diploma, BSN preferred
- Emergency Nurse Pediatric Course, or PALS Pediatric Advanced Life Support must be obtained within 30 days of employment start date
- Trauma Nursing Core Course, or (TCRN) Trauma Certified Registered Nurse must be obtained within 30 days of employment start date
- Two or more years of ER or ICU RN experience

Climate Control Resources LLC, a trusted HVAC leader in Prescott, Arizona for over 20 years, is hiring experienced technicians. We specialize in commercial and industrial applications, plus some unusual niches, as well as maintenance, automated controls, performance optimization, and chilled water systems. We are approximately 10% Residential, 20% niche, and 70% small commercial to industrial environments.
Key Responsibilities & What You Will Do:
* Install, service, troubleshoot, repair, inspect and maintain primarily commercial HVAC systems, including chillers, boilers (boiler knowledge, for example in a hospital setting - a big plus), air handlers, cooling towers, commercial refrigeration, and occasional residential projects.
* Diagnose issues with heating, ventilation, air conditioning, and related mechanical/electrical components in (mostly) commercial settings.
* Perform preventive maintenance, system startups, and efficiency upgrades to ensure reliable operation and compliance with regulations.
* Optimize efficiency with automated controls and energy upgrades.
* Read blueprints, schematics, and technical manuals; use diagnostic tools and controls software.
* Respond to emergency service calls and provide on-site solutions for critical commercial clients.
* Maintain accurate records, truck inventory, and safety protocols (OSHA, EPA standards).
* Mentor junior techs when needed and collaborate with project managers/engineers.
* Deliver exceptional customer service and problem-solving (especially the latter, be able to think through weird situations and come up with novel out of the box solutions).
Working Conditions:
* Ability to handle the physical workload.
* Ability to lift 50+ lbs, work at heights/ladders, and handle physical demands of industrial sites.
* Moderate physical effort is required, including standing, ladders, squatting, sitting for extended periods of time and exposure to the physical risks that come with working in HVAC.
* Reliable, safety-focused, and customer-oriented with good communication skills (we cannot overstate the importance of good communication skills as this is a mission-critical element with us).
* Work is performed in commercial, industrial and residential properties (mechanical rooms, in-home, attics, garages, crawl spaces, roofs).
* Willingness to work occasional overtime/on-call for emergency industrial needs.
Important Requirements:
* 5+ years of residential or commercial HVAC experience strongly preferred (we don't rule out ambitious newer technicians, but your actual skill level and capacity to show your knowledge will be thoroughly tested).
* Strong troubleshooting skills in large-scale systems, including chillers, cooling towers, and industrial / commercial setting.
* Mechanically inclined individual MUST have at minimum the basic tools of your trade.
* You MUST have a valid drivers license with an acceptable driving record.
* Must be efficient, organized and computer savvy (we use BuildOps as our FSM, so experience with that or other FSM's like ServiceTitan is a plus), and proficient at using laptops and tablets in the field.
* Ability to work with a high degree of integrity and promote a positive company image.
* Honest, dependable, self-motivated (super important to us), hard working (should go without saying), and have long-term goals with a willingness to work out of town when necessary (not a regular thing, but it does and will happen) and be occasionally on-call.
* Experienced plumbers and electricians looking to expand their skills are also welcome to apply.
* Knowledge of automated controls - increasingly a-must in this industry.
* EPA 608 (or equivalent) certification, along with other certs, is appreciated, and valid driver's license is a requirement.
* Strong diagnostics, safety focus, and communication skills.
* Punctual and utterly reliable - if you are those things, plus experienced or a diamond in the rough, good odds we can get you where you need to be on almost everything else.
* Love to learn new things, ideally to the point it's borderline pathological is a huge compensating plus.
