Signing Bonus Details:

Essential functions:
- Wire all controls and motors for watertube and firetube boilers and auxiliary equipment.
- Rebuild control valves and regulators.
- Build and test control panel using Engineering wiring schematic and layout.
- Build and test fuel skids using Engineering wiring schematic and layout.
- Build and test condensate tanks and deaerators.
- Trim out firetube and watertube boilers.
- Perform start-up of Rental boilers in field.
- Assist departments as required.
- Reads blueprints and wiring schematics.
- Able to trouble shoot, fire, and set combustion on all types of boilers, including but not limited to boiler with superheaters, desuperheaters, and economizers.
- Determines valve trim, regulator size and spring, oil gun length and size, and all other parts and accessories needed to fire any boiler.
- Able to fire and set combustion on boiler with all types of pneumatic controls.
- Able to fire and set combustion on boiler with all types of electrical controls.
- Able to train other employee’s on the operation and controls of boilers.

Basic Requirements:
Education:
- High School diploma or equivalent
Experience:

- Must be able to follow written and verbal instructions.
- Mechanical and electrical background a must.
- Must have the ability and knowledge to trouble shoot systems without the appropriate schematic.

The MEP Project Manager is responsible for managing, field inspections, problem solving, and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. This includes the selection and management of MEP subcontractors, and the review, management, and administration of mechanical bid tabs/Exhibit Bs, MEP submittals, monthly MEP requisitions and change orders, and MEP contractor schedule/performance.
Responsibilities
- Review mechanical bid tabs and Exhibit B in contracts to ensure accuracy and compliance
- Interview, evaluate, and select subcontractors for each project
- Oversee daily operations and performance of MEP subcontractors
- Approve MEP monthly requisitions and change orders after thorough review
- Conduct site walks to monitor progress, update schedules, and ensure adherence to project timelines
- Collaborate with BIM/VDC teams and Superintendents to maintain coordination aligned with the schedule
- Partner with the A/E team to resolve coordination challenges and develop effective solutions
- Review and approve all MEP submittals for compliance with project requirements
- Secure documentation from inspections and testing, based on project size and scope
- Manage and supervise MEP & FP contractors and the Commissioning agent throughout the project lifecycle
- Coordinate with owner’s third-party MEP contractors and testing agencies as needed
- Collect mechanical closeout documentation, including as-builts, attic stock, and O&M manuals
- Facilitate multi-trade coordination (e.g., curtain wall integration with security, electrical, and hardware)
- Develop and track equipment delivery logs; prioritize submittals for long-lead items
- Participate in weekly meetings with owners, subcontractors, and coordination teams
- Obtain approvals and sign-offs from all Authorities Having Jurisdiction (AHJs)
- Support retail and tenant fit-out activities where applicable
- Prepare and complete MEP punch lists and work lists
- Organize owner training sessions and manage project turnover
- Liaise with public utility companies to meet project requirements, including temporary services (electrical, steam, natural gas)
- Direct and coordinate all parties to successfully complete life safety inspections
- Ensure accurate electrical requirements for mechanical systems and verify alignment between drawings and specifications
Qualifications
- Bachelor of Science (technical/engineering degree) Mechanical, HVAC, Plumbing, Electrical and Fire protection
- Minimum 5+ years experience with Mechanical, Electrical, Plumbing and Fire Protection Systems
- Minimum of 2+ years of project management experience
- Strong computer skills are required i.e. MS Excel, Word, Outlook
- Ability to read and comprehend drawings and specifications
- Complete understanding of BIM/VDC coordination including various hit detection programs
- Knowledge of Local, City, State, and International building codes for the location of the project

The Role
The Senior Project Manager is responsible for planning, executing, and delivering complex construction projects with significant environmental, remediation, and heavy civil/sitework components. This role requires deep experience managing projects under uncertain site conditions, coordinating environmental requirements alongside cost, schedule, and field operations, and leading teams through regulatory-driven construction constraints.
The Senior Project Manager serves as a key leader in ensuring environmental compliance, safety excellence, and successful project delivery while maintaining strong relationships with owners, consultants, subcontractors, and regulators.
Financial & Cost Management
- Lead comprehensive project financial management, including accurate Cost-to-Complete forecasting, exposure identification, and cash flow optimization.
- Integrate Oracle and Expedition to track costs, changes, field directives, back charges, allowances, and unit price exposures.
- Enforce adherence to forecasting calendars, SOPs, and detailed line-item analysis to prevent budget overruns and financial surprises.
- Develop, maintain, and communicate cash models, percent-complete projections, and Schedule of Values that support strong project liquidity.
- Review subcontractor schedules of values and requisitions to prevent overpayment and unfunded change exposure.
Change Order & Contract Management
- Direct end-to-end Change Order management, ensuring full utilization of Expedition to track PCOs, OCOs, allowances, and CORs.
- Provide timely, transparent change status reporting to Owners and drive monthly OCO execution to prevent aging issues.
- Recover all legitimate GC costs related to Owner changes and ensure timely processing and closure with subcontractors.
- Maintain accurate contract, change, and compliance logs, and lead monthly reviews to identify risks and exposures.
Schedule & Risk Management
- Lead the development, maintenance, and monthly updating of the baseline Contract Schedule in accordance with SOPs.
- Monitor critical path activities, manage schedule impacts, and take decisive action with non-performing subcontractors.
- Oversee buy-out, procurement, and submittal schedules to support uninterrupted workflow and mitigate risk.
- Issue timely notices, secure required authorizations prior to changes, and proactively address risks affecting cost, schedule, or quality.
Procurement & Purchasing
- Lead the Exhibit B purchasing and buy-out process, ensuring clear scopes of work, timely procurement, and alignment with the buy schedule.
- Coordinate with superintendents, estimators, and project teams to prevent “just-in-time” purchasing and material delays.
- Ensure contracts, bonds, insurance, and execution requirements are completed without impacting project delivery.
Owner, Subcontractor & Stakeholder Relations
- Build and maintain trusted, professional relationships with Owners through proactive communication and transparency.
- Establish a “firm but fair” subcontractor management approach focused on accountability, professionalism, and performance.
- Address subcontractor performance issues promptly to protect the project from delays, cost impacts, and quality risks.
- Strive to secure strong Owner satisfaction and positive project recommendations.
Quality & Closeout Management
- Provide leadership in executing the Quality Management Program, including benchmarks, mock-ups, inspections, and nonconformance tracking.
- Establish and implement an early, structured project closeout plan, including documentation, work lists, compliance tracking, and CCQ processes.
- Enforce the use of Noncompliance Reporting Systems and Work List tools to drive timely and compliant project completion.
Meeting & Communication Management
- Establish and lead a disciplined meeting structure that promotes efficient communication, accountability, and problem-solving.
- Manage meetings with clear agendas, time discipline, and alignment to SOPs for all project forums (OAC, PM/PE, subcontractors, coordination, etc.).
Team Leadership, Mentoring & Development
- Foster a collaborative, high-performance project culture built on accountability, professionalism, and teamwork.
- Lead by example, setting expectations for work ethic, behavior, and adherence to standard operating procedures.
- Mentor and develop team members through training, coaching, and career development initiatives.

Qualifications
- Bachelor’s degree in construction management, Civil Engineering, Environmental Engineering or applicable discipline and experience relative to project size/scope
- 8+ years of related experience
- OSHA 30 – Required
- HAZWOPER 40-hour – Strongly Preferred (Required where applicable)
- PMP or AIC certification – Nice to have, not required
- Cost, schedule, and risk management in variable and regulatory-driven environments
- Strong understanding of change management related to site conditions and remediation scope
- Ability to coordinate remediation, sitework, and vertical construction activities
- Comfort working under formal specifications, inspections, and documentation requirements
- Strong communication and collaboration skills with owners, consultants, inspectors, and regulators

POSITION SUMMARY: The primary function of the Production Machinist is to operate production machines under the guidance and direction of the Set-Up Technician while diligently monitoring product quality.
DUTIES AND RESPONSIBILITIES (essential functions of position):

- Understand surface finish requirements and change tools as needed to maintain the finish.
- Utilize shop travelers in production to verify correct material, size, quantity, and any additional notes or work instructions that differ from the customer print.
- Execute start-up procedures following machine crashes or major tool breakages.
- Support workplace organization efforts, including removing and storing fixtures, vices, and stops after jobs, replacing tooling and small tools in designated areas, and cleaning machines.
- Follow procedures for time reporting and scrap reporting via data collection to provide accurate job costing data.
- Adhere to prescribed safety procedures.

Requirements
- Strong knowledge of mechanical construction and HVAC systems/equipment with the ability to lead procurement across design, fabrication, logistics, and field interfaces.
- 5+ years of procurement experience preferred; typically 8+ years in mechanical/HVAC procurement, estimating, project management, or related roles with increasing responsibility.
- Demonstrated leadership experience mentoring others and driving results across multiple concurrent projects.
- Advanced negotiation and contract skills; able to balance schedule, cost, risk, and relationship considerations.
- Strong organizational, communication, and stakeholder-management skills; proficient with Excel and PM/procurement systems.

Position
The Vendor Manager will be responsible for maintaining Lula's community of skilled trade vendors throughout the U.S. In this position candidates will be responsible for:
- Recruiting new vendors to join Lula's network
- Guide prospective vendors through Lula's onboarding and compliance process
- Manage ongoing relationships with vendors
- This role will require excellent client relationship and communication skills
What a typical day looks like:
- Contact maintenance contractors via phone (nationwide) to discuss Lula’s unique value proposition
- Use data on service provider accounts to distribute work to the most qualified pros and to identify opportunity areas within the markets you manage
- Educate service providers on how to engage with the consumers who are putting in service requests
- Effectively guide service providers through the vetting and onboarding process to become a Lula approved provider
- Maintain open lines of communication with providers including in-person, phone and e-mail correspondence

Role:
The Mission Critical Center of Excellence manages billions of dollars in projects annually, specializing in data center and mission-critical construction for leading technology and telecommunications clients across the United States. Focused on fast-paced, MEP-intensive projects, the group is recognized for delivering complex solutions while offering significant opportunities for career advancement within the thriving mission-critical construction industry.
The Director of Estimating is responsible for managing the Mission Critical Estimating team, including identifying bid opportunities, managing the bid process, delivery of bids, staff development, making cost adjustments and assigning estimating personnel and resources.
This position can be located in Boston, MA, or Herndon, VA.
Responsibilities:
Department and Staff Management:
- Assign Estimating team members to projects. Balance and manage time of staff.
- Lead bid strategies.
- Create estimating templates and tools to increase overall effectiveness of the department.
- Create monthly estimating reports to track estimating success.
- Create and track the Mission Critical Estimating budget.
- Perform strategic and business planning for the department.
- Attend executive staff meetings.
- Develop talent on the Mission Critical Estimating team by coaching and providing feedback, and performing annual performance reviews. Create individual development plans for each staff member’s career growth.
Unit Cost Pricing:
- Prepare detailed take off of materials by clearly understanding the complexity of the scope(s) of work as shown on the construction documents.
- Prepare detailed labor estimates utilizing production hours, crews and equipment.
- Organize the material and labor information for pricing.
- Solicit material prices from suppliers.
- Obtain current labor rates.
- Prepare unit prices by "Building the Project in your Head."
- Verify and compare your unit prices or the price of a system with a subcontractor and previous similar estimates.
- Review all unit pricing on projects prepared by the Estimator. Make changes as required.
- Understand the influence of market conditions on pricing.
- Track all current market conditions.
Bid Activities:
- Review or compile GC's with the Senior Estimator and review with senior management.
- Assure on time delivery of bids and estimates, reviewing final plans and specifications with the Estimating team.
- Review of subcontractor selection and scopes and subcontractor/trade close outs on bid day.
- Review scope sheets and pricing with Estimating team members, ensuring that trade summary ties into bid form.
- Close out the subcontractor bid process.
- Review plans and specs with the lead Estimator.
- Assist the lead Estimator in directing additional staff assignments on bid day.
- Manage bid day activities by ensuring completion of bid forms, managing the clock and trying to develop a competitive advantage.
- Follow up with the client regarding bid results.
- Make Subcontractor, A/E fees, overhead, and fee recommendations to upper management.
- Identify pre-construction fees for Suffolk, where applicable
Qualifications:
- Bachelor’s Degree, preferably in Civil Engineering, Construction Management, Architecture or related field
- 15+ years of experience estimating Mission Critical projects
- Quantity Surveys, Take off skills, Computer Skills
- Working knowledge of Excel spread sheets, and Word processing programs
- Ability to work with and manage a team
- Understanding of Construction Documents specific to Mission Critical projects
- Knowledge of the contents of each CSI section.
- Ability to read & interpret blue prints in order to understand the scope of work at SD, DD and CD phases of design.
- Ability to coordinate construction document plans, details and specifications.
- Ability to apply CD details to a conceptual set of documents to capture all cost impacts of the details.

Responsibilities of the Construction Supervisor:
· The primary point of contact on the jobsite, responsible for all subcontractors from the first shovel to the client move-in.
