The Opportunity:
We are a lean and high velocity multifamily investment firm with 440 units and a mandate to scale to 1,500+ units by 2027 on our path to $1 Billion AUM in the next 5 years. We are looking for a Founding Director of Finance and Investments who is prepared to make the business their number one priority and own the entire financial lifecycle of our portfolio.
This is a true "multi-hat" leadership role, You will be responsible for building and owning the engine across three phases: Acquisitions, where you will be responsible for sourcing and underwriting new opportunities Finance, where you institutionalize the back-end through precise cash flow forecasting, investor distributions, and tax strategy; and Asset Management, where you hold the portfolio accountable to your forecasts by implementing aggressive execution plans to ensure every property hits its NOI targets. We are looking for a partner who wants to trade corporate safety for long-term equity and help us build this platform from the ground up.

Key Accountabilities:
- Investment Modeling & Underwriting: You will be the primary lead on modeling new opportunities. You will take raw data from brokers or off-market sources, build complex pro-formas from scratch, and present the investment case to the committee.
- Preliminary Investment Committee (PIC) Leadership: You serve as the "Gatekeeper." Before any deal reaches the Founders, you are responsible for the internal audit of the case—stress-testing exit caps, opex loads, and reno timelines. You are the final line of defense for the firm's capital.
- Due Diligence & Transaction Execution: Lead the financial "scrub" on all acquisitions. You will own the closing checklist, coordinating with lenders, attorneys, and title companies to ensure every debt facility is funded with 100% precision.
- Asset Management & Performance Audit: You aren't just reporting numbers; you are driving them. You will perform monthly audits of property management, identify "cash leakage," and ensure the portfolio hits its NOI targets and investor distributions.
- GL Integrity & Tax Strategy: You own the "Book of Record." You will oversee all accounting entries, manage a rolling 13-week cash forecast, and ensure the firm is "tax-ready" for outside CPAs.
- Treasury & Capital Management: You own the firm’s liquidity. You will manage the movement of capital between property accounts, GP accounts, and the Hold-Co, ensuring we are optimized for both daily operations and upcoming acquisition deposits.
- Tax Strategy & Compliance Oversight: You aren't just filing forms; you are the architect. You will manage the tax filing checklist for all 40+ (and growing) entities, ensuring every K-1 is issued on time and that we are maximizing depreciation and cost-segregation strategies across the portfolio.
- Institutional Reporting & Audit: You will design and produce the quarterly "Investor Report" and "Lender Compliance" packages. You must be able to defend our financials to an institutional auditor or a Life-Co lender with absolute authority.
- Entity & Corporate Housekeeping: You will interface directly with Investor Counsel to resolve legal issues and ensure all corporate entities remain in "Good Standing" across multiple states. You are the "Compliance Officer" for the firm.
- Strategic Financial Planning: You will prepare the annual corporate budget for the Hold-Co and tell the Founders exactly when we have the cash position to buy, when we should refinance, and when we should sell.
- Waterfall & Distribution Management: Build and maintain manual "Shadow Waterfall" models to audit all GP/LP distributions, ensuring all investor classes are paid with 100% accuracy.
- System Architecture: You will help design the infrastructure (CRM workflows, checks and balances) to allow the firm to scale without breaking.

Job Description
This position leads, under Director and PI supervision, most aspects of field research activities at the Hopland Research and Extension Center (HREC). The primary focus of this position is on project management of up to 20 different research projects in diverse fields of study within agriculture and natural resources. This range includes plant science, soil science, animal science, wildlife ecology, oak woodland ecology, fire science, rangeland management, and hydrology. This position interacts with Primary Investigators (PIs) throughout the research process, from idea generation through project creation and refinement including design planning, plot construction, project implementation and management, data collection, analysis, and reporting. This position assists with duties related to livestock management of HREC's sheep flock, and all field maintenance activities required to keep a 5,358-acre research center functioning. In addition, this position will assist with or lead public outreach activities and extension event.
This position is a career appointment that is 100% fixed.
Pay Scale: $31.23/hour to $39.60/hour

Key Responsibilities:
- Serve as primary lead, under supervision of Superintendent, in conducting field
research activities at HREC.
- Perform technical observations in multiple fields of scientific investigation.

- Tractor and machinery duties as needed for project management and field work in
vineyard and research plots, and around barns and pastures.
- Works with administration, Community Education Specialist, and other staff, to plan and execute a broad range of extension activities, including researcher and professional field days, school trips, and intensive educational workshops with other collaborators.
- Develop original content or refine existing curriculum to present information for a range of audiences based on research results generated here at HREC.
- Demonstrate procedures used in research and field activities.
- Maintenance duties as required for maintenance of the property including: fence repair, plumbing repair, brush clearing, road repair, facility cleaning and repair, mowing around barns and infrastructure.
- Provide information to Center Director, Superintendent, Animal Techs, and Ag Techs
regarding grazing/non-grazing and prescribed burning needs of research when annual
grazing and burning plans are developed.
- On a backup basis, assist with animal care (livestock, guard dogs, wildlife) including: shepherding, herd and individual animal health assessment, vaccinations, lambing, breeding, field sampling, and predator management.
Requirements:
- Broad knowledge of scientific research principles, procedures, and protocols.
- Specific knowledge in and experience with agricultural and natural resource related fields of scientific inquiry, including but not limited to plant science, animal science, wildlife ecology, rangeland management and ecology, hydrology, and soil science.
- Experience and skill with conducting specialized field sampling and data collection and analysis, including work with live animals, remote field plots, electronic sensing equipment, and laboratory equipment.
- Excellent communication skills, written and spoken, including the specific ability to effectively discuss complicated technical and scientific questions. Ability to tailor communication to the specific audience, including a range from PIs to grade-schoolers and laypeople.

Preferred Skills:

- Knowledge of pest control principles, pesticide application techniques and safety, and relevant regulations. Qualified Applicator Certificate required (can be earned within 6 months of hire).
- Proven skill and experience with a broad range of machinery including but not limited to agricultural tractors and implements, pruning tools (chainsaws, loppers), on and off-road vehicles, trailers, and some heavy equipment.
- Skills and knowledge of handling research animals to minimize stress including domestic livestock and wildlife. Experience with veterinary techniques.

- Must possess valid California Driver's License to drive a County or University vehicle. Position Overview: The Executive Editor, working with the Managing Editor as the newsroom leadership team, will shape the next generation of multiple news and information products offered by Lookout Santa Cruz and Lookout more widely, applying and growing the Lookout Local journalism model, making sure we meet both our mission and business performance needs.
At Lookout Local, we’ve figured out a bunch of things well – real and early-on community engagement, multi-stream revenue, local advertising and bedrock breaking news-to-accountability through the day local journalism. And we appreciate the national recognition of our work from our Pulitzer to our fast-ramp launch and model-building in Oregon. But that’s just a beginning in Santa Cruz and in Eugene-Springfield, and as we plot next communities to serve.
For this position, we’re seeking a spirited, top editor/news product innovator ready to work with great colleagues to take Lookout Santa Cruz specifically and Lookouts overall to next levels of journalism, community service and revenue generation. We understand the fast-evolving connections in that holy trinity, and believe that harnessing the latest tech/thinking (including mastering local AI application, on which we’ve laid a great foundation already) is fundamental to our future. At this point, we focus on three key types of products: site, app and newsletter, and this leader, working with both our senior team and newsroom will build on those — and what’s to come.
At our two Lookouts, now approaching 40 strong people in number, we pride ourselves on being both fiercely mission-driven and fiercely business-driven, and know that only those local news organizations (like our friends and cohorts in the Knight Growth Challenge Fund, with Texas Tribune now the eighth member after we joined as the seventh) will prosper in the now-faster changing ways all of us find and consume news. We’re ready for the task, and seek a collaborative, accomplished audience- and product-focused colleague to join us in this adventure.
Ideally, we’d like the candidate to be located and (relocatable) to the Bay Area, if not Santa Cruz itself, able to join us in person at least a couple of days a week. The ideal candidate possesses a good understanding of the differentiation of Lookout ‘s model and a passion for building atop it, with the well-demonstrated experience to be successful at a high national quality level. We’re asking a lot – both a history of newsroom leadership excellence and a proven product orientation that matches with the tech of our times.

1) Building on the successful, Pulitzer Prize-winning Lookout Santa Cruz start of four years. Builds on Lookout’s already impactful new product creations – including Neighborhood Newsletters, Briefs, Story Maps, Events integrations and more – proactively assesses, innovates and tests new ways of creating news and information that will serve and delight audiences. Builds upon the Lookout Playbook, applying both audience strategy and judgment that maximizes the best use of now-emerging technologies. Working with the managing editor, focuses on the next phase of our coverage plans, as we increase staffing, leading to the updating of a 2025-2026 community news and information plan. In this strategic content and product analysis, and product development, works as a member of Lookout’s overall senior leadership team as well as with its product and revenue teams as well.
2) Leading, along with colleagues, Lookout’s expansion efforts to other cities. Patterned on Lookout’s highly successful fundraising, planning, hiring and deployment for Lookout Eugene-Springfield, strategizes next markets.
3) Serving as a prominent public face, with publisher-like interaction, in the wider Santa Cruz County community and nationally. Become a familiar face in civic and business circles, a company presence that augments what our correspondents, ad salespeople and community engagement people do. Include creating useful community partnerships, talks to civic groups, moderation of events, 1:1 lunches with elected, business and non-profit leaders. Works with the managing editor and community and student engagement manager on a scheduled, steady, and strategic, stream of Lookout Listens and issue-oriented forums. Nationally, becomes another key spokesperson for Lookout’s success and expansion strategy.
4) Leads, with managing editor, next plans for development and training in the newsroom, creating a development program for journalists, individually, and collectively, setting up a steady cadence of learning/training programs. The executive editor role requires a demonstrated, collegial leader, with substantial newsroom management, well-tested digital and audience experience, and one who excels in building further on both a set of products and a culture of excellence and collaboration. Working with the managing editor, who will direct the newsroom day to day, the ideal candidate both values Lookout’s early success and offers a vision of its next steps, steps that are both mission- and business-building.
