As we expand across Ohio and into new markets, we are seeking a Studio Development Manager to help scale our physical footprint with precision and discipline.

Role Overview

This is a hybrid role combining:

• Development planning
• Floorplan translation and refinement
• Pre-construction coordination
• Construction project management
• Vendor and consultant oversight

You will be responsible for ensuring new studio locations are delivered on time, on budget, and aligned with our standardized design model.

This role will begin part-time and may convert to full-time as expansion accelerates.

Key Responsibilities

Development & Pre-Construction

• Translate NeuroAnimation’s templated studio model into site-specific floorplans
• Coordinate with architects, engineers, and consultants for permit-ready drawings
• Conduct feasibility analysis and test fits for potential sites
• Develop and maintain CapEx budgets and cost-per-square-foot models
• Assist in landlord coordination and TI negotiations

Construction Management

• Oversee local general contractors during buildout
• Manage timelines, budgets, and change orders
• Conduct site visits and ensure quality control
• Coordinate AV, VR, fitness, and specialty equipment installations
• Ensure ADA and life-safety compliance

Systems & Standardization

• Build and maintain a Studio Development Playbook
• Create standardized finish schedules and vendor lists
• Develop scalable build templates (2,500 / 5,000 / 8,000 sq ft models)
• Improve cost efficiency across locations

Ideal Background

We are looking for someone who ideally has:

• 7+ years in commercial construction or multi-site development
• Experience rolling out multiple locations for a retail, fitness, wellness, or healthcare brand
• Strong understanding of permitting, ADA, life safety, and MEP coordination
• Experience managing GCs across multiple markets
• Ability to read and mark up architectural drawings
• Comfort working independently in a fast-growing entrepreneurial environment

Experience in boutique fitness, med spa, clinic buildouts, or franchise expansion is strongly preferred.

Within 90 days, you will:

• Deliver a standardized Studio Development Playbook
• Establish cost benchmarks per square foot
• Support active site test fits and early-stage development
• Implement project tracking tools for upcoming builds

Within 12 months:

• Successfully support multiple studio openings
• Reduce variability in build costs
• Create a repeatable, scalable development model

Essential Duties and Responsibilities:

Business Development & Growth

Portfolio & Property Operations

• Oversee and support on-site property managers, maintenance teams, and vendors; hold teams accountable to performance, service, and compliance standards.
• Ensure properties operate efficiently, safely, and in alignment with ownership objectives.

Financial Oversight & Reporting

• Oversee CAM reconciliations, rent escalations, and annual operating budgets.
• Partner with accounting to manage Accounts Payable and Receivable, including invoice review, approvals, and reconciliation.
• Review and support monthly financial reporting, owner statements, and distributions.
• Assist with budgeting, forecasting, and variance analysis.

Leasing, Asset Management & Transactions

• Oversee lease administration, including review of commercial and residential leases, renewals, amendments, and tenant compliance.
• Support acquisition and disposition efforts, including due diligence, transition planning, and onboarding of new assets.
• Coordinate tenant improvements (TI), capital projects, and vendor management to ensure projects are delivered on time and within budget.

Leadership & Compliance

• Mentor and develop property management staff; set clear expectations and performance standards.
• Ensure compliance with local, state, and federal regulations.
• Maintain accurate documentation including COIs, contracts, and regulatory requirements.

Education & Skills Required:

• 3–5+ years of progressive experience in property management, real estate operations, or asset management.
• Demonstrated track record of driving business growth, increasing asset value, and expanding operational scale.
• Strong working knowledge of commercial and residential leases, CAM reconciliations, and property financials.
• Demonstrated experience managing teams and multiple properties simultaneously.
• Proficient in AppFolio, QuickBooks, and Microsoft Office (Excel proficiency required).

• Excellent written and verbal communication skills.

Job Summary

Rush Commercial Construction, Inc., is currently seeking a proven advanced Senior Project Engineer to join a well-established regional construction company that specializes in Class A office, healthcare, multifamily developments and senior housing. The ideal Project Engineer is in charge of planning and coordinating technical engineering initiatives to make sure they can complete a project within their budget and according to a schedule. Their duties include upholding project standards by researching compliance regulations, developing project implementation plans and adjusting specifications for elements of a project.

• Able to use Timberline Estimating for take-off quantities, compile estimate content and put together small change order and TI estimates
• Use design decision log to track impact of owner changes on estimates between phases (conceptual, DD and GMP), assisting PM
• Help PM develop appropriate value-oriented options for cost savings or making project more constructible
• Support subcontractor prequalification
• Help PM attract and evaluate bids for the project, develop instructions to bidders
• Develop knowledge around environmentally sound practices, consider LEED certification
• Help meet permit submission requirements such as storm water discharge, site plans, logistic plans (in coordination with superintendent)
• Make sure plans and specifications are complete and ready to bid and build from
• Develop fundamental understanding of schedule as well as relations between schedule and procurement/submittal process. Help develop practical design and permitting schedules

Organizational Improvement

• Coach, mentor, and train others (as SPE)
• Consider storm water management or other certifications (SPE)

Project Engineer Site Office responsibilities

• Understand prime contract
• Helps PM draft subcontracts in timely and thorough manner (60 day goal)
• Clean up all PCO’s monthly and convert to owner change (SPE)
• Issues all subcontract CO’s within a month of getting approved owner change order (SPE). Be able to draft minor subcontract agreements as PE. Complete support estimates for PM
• Own RFI process from initial identification of issue to closeout
• Own submittal log and submittal review process, understand key coordination issues for each trade
• Work to perfect delivery schedules with each sub, monitor compliance
• Track unit price work quantities or T and M receipts (with appropriate PM approval and process)
• Learn how to update and monitor progress against goals
• Note potential impacts and delays of owner activities, particularly if PM not on site
• Record minutes for all meetings, record all decisions made and responsibilities
• Provide weekly progress report via e mail
• Keep your eye out for safety violations and report to Superintendent (immediately)
• Support billing process as requested
• Develop understanding of cost control procedures
• Elevate any issues of concern to PM and Superintendent
• Promptly respond to owner questions and concerns

Project Engineer Site Field Responsibilities

First Aid and CPR trained, CESCL, and 30 Hour OSHA

Compensation and Benefits:

• Salary range: $95,000 - $120,000 (DOE)
• Annual bonus opportunity based on company and individual performance.

• Assesses patient pain regularly to promote effective pain management, including reassessments after appropriate intervention.
• Performs procedures, monitoring, or other functions as ordered by the medical provider(s). Documents the administration of care in the patient medical record in a timely and thorough manner.
• Performs exceptional care by responding promptly to patient requests. Strives to anticipate patient needs and resolve them proactively.

• Advanced Cardiac Life Spt must be obtained within 6 months of employment start date
• Basic Cardiac Life Support must be obtained within 30 days of employment start date
• NIH Stroke Scale must be obtained within 60 days of employment start date
• Trauma Nursing Core Course must be obtained within 1 year of employment start date
• (RN) Registered Nurse
• Emergency Nurse Pediatric Cour, or Associate Degree, or Bachelors Degree, or Registered Nurse Diploma must be obtained within 1 year of employment start date

Under the general supervision of the Charge Nurse or Unit Director the staff nurse assumes responsibility for direct nursing care and coordination of care with ancillary units and physicians on his/her designated shifts. In collaboration with other members of the management team, this individual is responsible for the ongoing provision of excellent quality of patient care services provided in unit. The clinical RN assesses, plans, implements, evaluates, delegates, and coordinates treatment plans and the plan of care with the healthcare team involved in the patient’s care, as well as with the patient.

What you will do in this role:

• Assess the patient's condition during admission and each scheduled shift, promptly identifying and reporting any changes in patient status.
• Perform procedures, monitoring, or other functions as ordered by the medical provider(s), and ensure thorough and timely documentation of care administration in the patient's medical record. - Administer prescribed medications, monitor the patient for therapeutic response, and take appropriate action in the event of an unintended response to the medication.
• Provide exceptional care by responding promptly to patient requests, proactively anticipating patient needs, and resolving them.
• Educate patients, families, and caregivers about the patient's medical condition, treatment plan, medications, possible side effects, and follow-up measures, ensuring complete understanding by translating complex medical terminology.

What qualifications you will need:

REQUIRED LICENSURE AND/OR CERTIFICATION:

• RN licensed in state of Texas/Compact state
• BCLS
• Fundamentals of Chemotherapy Immunotherapy Administration Course (Complete within 6 months from hire)

REQUIRED EDUCATION:

• ADN or BSN

REQUIRED EXPERIENCE:

• None

PREFERRED EDUCATION, LICENSURE, CERTIFCATION, EXPERIENCE, SKILLS, KNOWLEDGE AND ABILITIES:

• 1-2 years nursing experience
• Certification ONS/ONCC Chemotherapy Immunotherapy Certificate
• Computer skills
• Strong problem solving skills
• Ability or work within a team to ensure quality care
