About the Role:
The Project Manager (PM) will be a lead member in our operations team and will drive the delivery of all the various network infrastructure and cabling projects within a particular site. This position will require the individual to have development, management, customer engagement, operational and overall leadership skills.
Key responsibilities will include establishing the program schedule and ensuring the established targets are met regarding schedule, cost, functionality, quality, safety, and customer satisfaction.
The role will also include consulting with clients, delivering presentations, resolving project issues, recommendations for new services or enhancements, estimating, proposal writing, project costs management, directing operations on labor requirements, directing/assisting purchasing with bill of materials.
The Project Manager is responsible for the entire successful execution of a project. Their primary responsibilities are to plan, direct, coordinate, and budget activities concerned with the construction of their project. The Project Manager shall also participate and at times lead the conceptual development of a construction project and oversee its organization, estimating, scheduling, and implementation.
What You’ll Do:
- The project manager is accountable for effective project management and delivery of their projects.

- The PM will identify and acquire all resources required by revising as appropriate to meet changing needs and requirements.
- During the pre-construction phase, continuously evaluate the materials and products being proposed for constructability and feasibility. Oversee and at times prepare the cost estimate at multiple stages. Initiate and coordinate the design efforts and the value engineering processes.
- Schedule the project in logical steps and budget time required to meet deadlines.
- Determine labor requirements and dispatch workers to construction sites.
- Facilitate travel for technicians traveling to the project site.

- Inspect and review projects to monitor compliance with codes and other regulations.
- Interpret and explain plans and contract terms to staff, workers, and clients, representing the owner.

- The PM will additionally mange all associated aspects of the program including the Safety & Environment program, the quality assurance program and material logistics.
- The Project Manager will recruit, hire, train, manage, supervise, promote, discipline and discharge, if necessary, all project related staff.
- The Project Manager will manage all human resource issues (and escalate as needed) per Company policies and procedures.
- Coordinate and partner effectively with internal and external design, construction, network, and facility partners.
- Proactively communicate program status and risks to all stakeholders
- Prepare and take corrective action to address concerns and challenges.
- The Project Manager acts as the Company liaison to the client for the program maintaining a high level of client satisfaction, ensuring a collaborative environment across all parties.
- The project manager is expected to be on the jobsite and be present for active on-stie project management responsibilities.
What You’ll Need
- Bachelor’s degree in computer science, business management, electrical engineering, construction management or similar experience.
- 10 + years of direct work experience in any of these areas: construction management, data centers, or structured cabling environment.
- Track record of delivering mission critical programs on time, within budget, and to applicable build, quality, and safety standards.
- Must be able to meet Motor Vehicle Record requirements
- Proficient with Microsoft Office
- Contract negotiation and administration experience
- Experience building and leading teams.
- Experience in assessing, coaching, and mentoring direct reports and vendor teams.

Project Director – Civil Site Construction
Holland+Seals is a growing company and has an exciting opportunity for a Project Director to join our Civil Site Construction team.The ideal candidate would be a construction-related graduate and have 6-10 years of Civil Site Construction background with prior project management experience. Duties that will be performed include, but not limited to:
- Complete all phases of pricing (ROM, SD, DD, CD) for upcoming projects.
- Perform buyout for upcoming projects prior to project startup.
- Project buyout includes, but is not limited to, receiving and reviewing final quotes, issuing purchase orders, procuring material, and administering subcontracts.
- Ensure all permits are obtained for each project and maintain ADEM compliance.
- Coordinate with machine control model developer to ensure we have accurate models.
- Understand GPS localization and ensure each project is localized with precision.
- Prepare submittals and obtain approvals for all materials through AHJ (Authority Having Jurisdiction).
- Build detailed schedules in provided software for each project and continually help improve schedule templates.
- Clearly communicate pricing, schedule, scope of work, and expectations with trade partners.
- Conduct official in-house project startup meetings prior to breaking ground.
- Oversee and execute administrative tasks throughout the project duration.
- Assist with completing monthly pay applications.
- Submit RFI’s to project design team for clarification as needed.
- Attend and sometimes conduct jobsite meetings with trade partners, engineers, and city officials to ensure efficient and orderly performance of the job.
- Ensure compliance with regulatory inspections set forth by the AHJ (Authority Having Jurisdiction).
- Complete project closeout documents once each project is finished.
- Mentor and lead other less experienced team members.
- Attend weekly 1:1 meeting with Supervisor.
- Attend mandatory company events, such as monthly All-Staff meetings.
- Work longer hours as needed to make sure given responsibilities and tasks have been completed.
Daily Reporting Location: This is a Main Office or Field Office position that reports to the office every day and will require visits to various jobsites for meetings and coordination.
The following Experience – Qualifications – Education - and Skills are not required, but preferred:
- Bachelor’s degree in Building Science or Engineering.
- Related construction experience.
- Excellent oral communication and interpersonal skills.
- High level of competency in understanding Civil plans sets, Civil Site Construction means and methods, and the technical details involved with Civil Site Construction.
- Ability to review plans and machine control models in AUTOCAD or other supporting software.
- Proficiently utilize project management software, Microsoft Office, scheduling software, and estimating tools: PlanSwift, BlueBeam, AutoCAD, Word, Excel, Buildertrend, Procore, etc.
- Ability to use layout tools such as a Builders level, total station, or GPS Base and Rover.
- Ability to adapt quickly and change with innovative technology.

Essential Functions:

Place Services, Inc. has an immediate need for a Preconstruction Manager in our Retail Division to lead our retail estimating efforts our of our HQ in Canton, GA.
The Preconstruction Manager is responsible for overseeing and executing the estimating strategy for retail construction projects while leading, mentoring, and developing the estimating team.
This role partners closely with executive leadership, operations, and business development to ensure competitive, accurate, and profitable bids.
Responsibilities
- Lead and manage all estimating activities for the Retail Division, ensuring consistency, accuracy, and competitiveness across all bids
- Develop and execute estimating strategies aligned with company goals, market conditions, and client expectations
- Oversee the solicitation of subcontractor and supplier pricing and maintain strong, long-term trade partner relationships
- Review and approve quantity takeoffs, pricing, assumptions, and final bid proposals prior to submission
- Prepare and/or oversee conceptual estimates and budgets based on limited or schematic-level information
- Review general conditions, schedules, scopes of work, logistics plans, phasing plans, and other project exhibits
- Analyze subcontractor bids, scope coverage, qualifications, and risk to ensure complete and accurate comparisons
- Identify value engineering opportunities, alternate means and methods, and cost-saving strategies
- Track, analyze, and communicate construction cost trends, labor availability, and material pricing impacts
- Collaborate with Operations and Project Management during project handoff to ensure a smooth transition from estimate to execution

Qualifications
- Comprehensive knowledge of retail construction, including ground-up, tenant build-out, and remodel projects
- Bachelor's degree in Construction Management, Construction Engineering, Architecture or Business
- 8+ years of estimating experience within the retail construction industry, including leadership or management responsibilities
- Proven experience estimating projects typically ranging from $500K to $20M+ in revenue
- Strong proficiency in estimating software and electronic takeoff tools such as Bluebeam, PlanSwift, Procore, OST, etc.
- Ability to read, interpret, and analyze construction drawings, specifications, and contract documents
- Strong understanding of subcontractor scopes, general conditions, and risk allocation
- Demonstrated ability to resolve scope gaps, contract issues, and pricing discrepancies
- Exceptional communication skills with the ability to engage executives, field teams, subcontractors, suppliers, architects, engineers, and owners
- Willingness to attend pre-bid meetings, site walks, and client presentations as needed (travel may be required)
