Pyramid is seeking a high-energy, self-motivated Software Sales Development Representative (SDR) to drive pipeline growth for AIR-Quire and future Pyramid software products. This is a hunter role focused on proactive outreach, cold calling, lead generation, and securing qualified demos within federal civilian and DoD agencies as well as non-governmental entities.
This individual will identify target agencies, research key decision-makers, execute structured call campaigns, and generate qualified opportunities that convert into product demonstrations and revenue. The SDR will work closely with the CGO, Nexus technical team, and CFO to move prospects from initial contact through demo, pricing strategy, and contract award.
This is a new and highly visible role that will help establish Pyramid's product sales engine.
Responsibilities
Pipeline Development & Cold Outreach
- Conduct structured cold calling campaigns to federal agencies, system integrators, and contracting partners.
- Research and identify target agencies, buying offices, and key decision-makers (COs, PMs, CIO shops, acquisition leadership).
- Build prospect lists using GovWin, , FPDS, LinkedIn, agency forecasts, and other federal data sources.
- Execute outbound email, LinkedIn, and phone campaigns to secure discovery calls and product demos.
- Track outreach cadence and follow-up schedule to ensure persistent, professional engagement.
Sales Planning & Strategy Execution
- Develop and maintain a 30-60-90 day sales plan and call plan aligned to AIR-Quire growth targets.
- Maintain weekly activity metrics (calls, emails, meetings secured, and demos scheduled).
- Track pipeline status and conversion metrics in CRM (HubSpot, Salesforce, or equivalent).
- Identify target contract vehicles and existing programs where AIR-Quire can be positioned.
- Coordinate with CGO to align outreach with broader capture and growth strategy.
Demo Coordination & Opportunity Advancement
- Qualify prospects before scheduling demos.
- Coordinate with the Nexus team to schedule and prepare technical demonstrations.
- Prepare briefing materials and background summaries for leadership before demos.
- Support follow-up after demos with structured next steps and documented action items.
- Partner with CFO and CGO on pricing strategy and proposal support once an opportunity matures.
Relationship Building
- Establish relationships with federal acquisition professionals and program offices.
- Position AIR-Quire as a mission-enabling AI solution aligned to federal modernization priorities.

Qualifications

Job Summary

Qualifications

This role places you side‑by‑side with an experienced PM, developing the core skills required to independently manage major electrical construction project, often $50M–$100M+ in size.
This is a career‑path position with structured development, hands‑on project exposure, and a clear track toward full Project Manager responsibility.
Responsibilities

About the Job:
The Superintendent leads, directs, and coordinates the work of subcontractors and/or Venture trade labor. The Superintendent is responsible for ensuring safety, schedule delivery, quality of work performed, and adherence to project budget. They must develop a positive company reputation with the client and community; as a partner with the project management team, they are the senior onsite company representatives. Qualifications:
- Bachelor’s degree in Construction Management, Engineering or related discipline preferred but not required or recent construction experience, expressly wood framed projects
- 15 years of Construction Management experience minimum.

- LEED AP and OSHA 30 certifications preferred.
- Proficiency with computer applications, including Microsoft Office and Project, and Procore or equivalent software.

- Actively participate in the annual budget/business plan development in conjunction with the Senior Community Manager

- Develop and maintain strong relationships with their community: residents, vendors, etc.
- Oversee marketing and customer retention efforts

- Oversee and manage vendors to ensure the provision of timely, efficient, and on-budget services to their community(ies)
- Oversee the initial income certification, recertification, and compliance reporting for their community(ies)
- Acts as the primary contact to ensure that the property meets and exceeds all contractual property management obligations, including the risk management, safety/security, maintenance, marketing, landscaping, and any other relevant issues
- Oversee the timely completion of maintenance requests
- Forecasts and manages replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.
- Maintain complete and accurate property records on-site and electronically
- Coordinates collection and documentation of all revenues following lease obligations and accounts receivable procedures

MINIMUM QUALIFICATIONS:
- Bachelor’s degree
- Five (5) or more years in experience in property management or hospitality industry
- One (1) or more years in experience directly supervising staff preferred
- Demonstrated ability understand annual budgets and financial reporting
- Experience managing income-restricted properties preferred
- Excellent written and verbal communications are required
- Proficiency in Microsoft Office Suite: Excel, Word, Outlook
- Must be very professional in both appearance and manner, organized, and with a strong eye for detail

Overview
The Project Manager is responsible for supporting the Chief Operating Officer (COO) and future project managers with hotel renovations, brand conversions, PIPs (property improvement plans), new constructions, as well as assisting with existing portfolio of hotels as it relates to facility maintenance and improvements.
Responsibilities
Property Improvement Plans (PIP)
- Partner with the General Contractor (GC) and Designer to develop budgets based on PIP scope.
- Create and maintain project budgets; update and share with CEO/COO bi-weekly.
- Lead weekly status calls with GC and Designer.
- Submit draw requests based on project progress/completion.
- Ensure lien releases are obtained for all completed work.
- Serve as liaison between Brand, Hotel, GC, and Designer.
- Manage punch list and drive final completion/closeout.
Capital Projects
- Review capital submissions from hotels; validate pricing and vendors and submit to COO/CEO for approval.
- Partner with GMs/Chief Engineers to maintain a 3–5-year capital plan for each hotel.
- Ensure proper completion of capital projects and obtain lien releases.
Hotel Engineering Oversight
- Ensure each hotel follows a monthly Preventive Maintenance (PM) plan.
- Review quality of PM work with Chief Engineers.
- Conduct property visits to inspect mechanical equipment PM and overall condition.
- Provide a site visit checklist and post-visit narrative/report.
Licenses and Permits
- Maintain oversight of all operating licenses and permits for hotels.
Project Planning, Execution, and Reporting
- Support project planning activities including budgeting, estimating, scheduling, procurement, and contracting.
- Research and apply brand requirements (standards, prototypes, specs) to ensure compliance.
- Interpret construction documents and specifications.
- Ensure compliance with building codes, local ordinances, ADA requirements, and permitting processes.
- Prepare weekly/monthly project reports as needed.
- Coordinate with internal teams and external stakeholders (architects, designers, contractors, engineers, and brand partners).
Project Administration and Controls
- Manage day-to-day project workflow including submittals, RFIs, PCOs, change orders (COs), and pay applications.
- Support FF&E and OS&E quoting as needed.
- Support pricing for construction scope based on means and methods.
- Attend and represent the project team in project meetings, including on-site progress meetings.
- Prepare project cost/accounting reports showing costs to date (schedule of values per CSI breakdown) on a weekly/bi-weekly/monthly basis.
- Compile O&M manuals and project closeout documentation, including warranties.
- Organize and manage project billings and invoices.
Other
- Assist with new business development as needed.
- Perform other duties and attend meetings as requested by management.
Requirements
Education & Experience:
• Bachelor’s degree in architecture, construction science or design is highly preferred.
• Minimum of 5-years hotel project management and/or construction related fields.
• Strong knowledge of construction accounting and computer skills to include Excel and Project Scheduling software (MS Projects or similar).
