Job description:
The Area Maintenance/Service Manager must have the ability to manage all service requests, preventative maintenance, and amenity area maintenance for the property. The Area Maintenance Manager is assigned to different locations within the portfolio to complete projects at the communities. The Area Maintenance Manager partners with the Service Manager at the community if assigned to stand in a particular position during his assignment.
REQUIREMENTS
Education
High School Diploma required; college diploma preferred
Experience
Five years of apartment maintenance experience (or equivalent). Minimum of one year of apartment Service Manager experience (or equivalent).
SKILLS & ABILITIES
Basic computer skills required. Experience with a work order maintenance system, basic typing skills and knowledge of computers. Use of the company’s payroll system is required to submit time off requests and clock in and out.
Certificates & Licenses
Valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation. HVAC certification. CPO certification. EPA certifications Type I and II or Universal for refrigerant recycling. Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc
OTHER REQUIREMENTS

WORK ENVIRONMENT
The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, and residences or commercial vehicles. Maintenance Technician will work both inside and outside (in all types of weather) of apartment buildings, and in all areas of the property, including amenities. Use of ladders in excess of nine feet.
On occasion, the incumbent may be exposed to dirty and/or hazardous conditions when inspecting vacated units.
RESPONSIBILITIES (Including but not limited to)
1) Performs various community maintenance functions including but not limited to:

2) Inspects and coordinates all make-ready repairs and services.
3) Complete unit rehab projects.
4) Must be aware of the condition of apartments and the overall property and immediately initiate action to correct unsafe conditions.
5) Ensures that storage areas remain locked when not in use.
6) Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
7) Assists in keeping grounds neat and free of litter.
8) Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the service person on call must have the ability to arrive at the property no more than an hour after a call comes in.
9) Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.
10) Must have the ability to select appropriate materials for the property as needed.
11) Performs inspection of exterior lighting of the property on a schedule determined by the Community Manager.
12) Responsible for maintaining a clean and organized work environment in the maintenance shop.
13) Responds to resident service requests and concerns in a timely, professional manner.
14) Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner.
15) Maintains a complete clean and neat uniform, name tag must be worn when working on any MLPG Property including nights and weekends, if applicable.
16) Distributes notices and communications to residents as needed.
17) Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.
18) Attend and assist in resident activities and functions after hours as needed.
19) Records activities in maintenance log.
20) Responsible for maintaining other logs (pool, HVAC, preventative maintenance, etc.)
21) Completes and updates all lighting inspections monthly and fire life/safety inspections as directed by Community Manager.
22) Responsible for monitoring and/or controlling maintenance inventory and/or supplies. Works with Community Manager to order tools and supplies as needed to stay within budgetary guidelines.
23) Assists the Community Manager and Assistant Community Manager with other tasks as requested.
24) Comply with and enforce all MLPG policies.

POSITION SUMMARY: This position is responsible for accurate project forecasting, including the calculation of material quantities, equipment needs, and labor requirements (man-hours), using detailed project specifications and historical performance data.
ITEM ESSENTIAL DUTIES
Project Intake and Review:
- Review and interpret digital construction plans, blueprints, specifications, and other project documents.

Quantity Take-Off & Material Determination:

Role Description
The Senior / Lead Building Engineer will be the on-site technical lead responsible for all building systems and day-to-day engineering operations at several assets in our management portfolio. This individual will oversee mechanical, electrical, plumbing (MEP), life safety, and building automation systems; manage maintenance staff and vendors; and partner closely with the on-site property management and tenant relations team to deliver a best-in-class tenant experience.
This is a full-time, on-site role reporting to the VP of Commercial Property Management.
Key Responsibilities
- Lead the daily operation, inspection, and maintenance of all building systems (HVAC, electrical, plumbing, fire/life safety, building automation, vertical transportation, and security interfaces).
- Supervise and mentor a small team of building engineers and maintenance technicians; help coordinate daily work assignments, schedules, and training.

POSITION OVERVIEW:
We are seeking Construction Inspectors that have the drive and integrity to work with clients and vendors. Previous inspection experience is needed in this role.
PRIMARY POSITION RESPONSIBILITIES:
Perform as an entry to lead inspector on various projects responsible for the inspection and documentation of construction in the areas of building code compliance, concrete, pre-stress concrete, shotcrete, masonry, steel, fireproofing, waterproofing, and roofing. Ability to properly interpret construction documents and prepare well-written and concise reports capturing all necessary elements is required.
- Must be able to properly follow directions, perform in a responsible manner with minimal oversight.
- Provide daily reports of observation and test results
- Monitor work procedures for compliance with project specifications
- Interact with client representative (supervisors, foremen, project managers, engineers, etc.) at project sites
- Perform analysis or calculations to check accuracy, applicability and reasonableness of testing data
REQUIREMENTS:
- Entry or senior level Special Inspector with current certifications by the International Code Council, American Welding Society, and American Concrete Institute.
- One (1) year of Special Inspector field experience.
- Ability to read and comprehend basic plans and specifications.
- Strong written and verbal communication skills and the ability to work with a team.
- Reliability – must be able to arrive at designated project sites prior to scheduled times
- Ability to prepare report s and documentation.
- Proficient computer skills required.

Key Responsibilities

- Perform regular site inspections to confirm work quality, compliance with building codes, and adherence to Springdale standards.

- Manage documentation including daily logs, RFIs, purchase orders, change orders, and progress photos in Buildertrend.
- Conduct homeowner and management walkthroughs at key project milestones.
- Ensure all job sites are safe, secure, clean, and compliant with OSHA regulations.
- Perform material take-offs and place orders; oversee accuracy and timeliness of special orders.
- Maintain three-week and six-week project agendas and communicate progress to the team.
- Proactively identify and resolve issues as they arise, maintaining project momentum and efficiency.
Qualifications
- 3–5 years of residential construction management experience (single-family required).
- Bachelor’s degree in Construction Management or related field preferred (or equivalent field experience).
- Strong knowledge of residential construction processes, materials, and techniques.
- Proficiency with Buildertrend (or equivalent), Microsoft Office, and Google Suite.
- Skilled in blueprint reading, interpretation, and implementation.
- Demonstrated ability to manage multiple projects simultaneously in a fast-paced environment.
- Strong leadership skills with the ability to guide teams and trade partners effectively.
