You MUST also be comfortable with putting in the time required - long hours, a competitive business environment and the importance of hustle and getting things done.

Key Responsibilities

  • Lead projects from requirements definition through deployment, identifying schedules, scopes, budget estimations, and project implementation plans, including risk mitigation
  • Coordinate between property managers, accounting, maintenance, vendors, and leadership.
  • Analyze project progress and, when necessary, adapt scope, timelines, and costs to ensure that project team adheres to project requirements.
  • Track KPIs and provide executive-level reporting.
  • Lead optimization and maintain our property management and dashboards software.
  • Analyze operational data to identify cost savings and performance improvements.
  • Train staff in new systems and operational improvements.

Qualifications

Required

  • 7-10 years of project management experience in investment, operational, real estate, government or related fields.
  • Bachelor’s or master’s degree in exact science - accounting, computer science, finance, economics etc.
  • Strong technical proficiency.

  • Greet residents coming into the property management office. Explain management policies and rules in an understandable manner. Answer questions and work to resolve resident complaints whenever possible. Assist residents with completing forms, requests for keys, lock changes, problems with neighbors.
  • Submit proper paperwork to set up excess utility billings and charges to residents as needed and credits to accounts. Check rent roll to confirm accuracy of payment amounts prior to accepting any rent payments. Arrange repayment plans for maintenance charge, retro active rent charges.
  • Set up and maintain confidential files for each household. Assist in compiling information for monthly management reports, and assist in maintaining statistical data. Review vacancy reports every day to stay abreast of available units, verify accuracy of report, process necessary corrections.

Role Description

The Asset Management Analyst (AM Analyst) will be responsible for managing a portfolio of affordable housing properties. The AM Analyst will represent ownership in executing business plans of each property under her/his management and recommend strategies and solutions to optimize performance of each property. The responsibilities of an AM Analyst will include: monitoring property operations, managing controllable expenses, and managing building compliance and capital improvements. The AM Analyst is expected to be a hands-on team member who can multi-task, has a strong work ethic, and welcomes a challenge, while working in a highly collaborative, entrepreneurial work environment. The position is based in New York City and will report to the Director of Asset Management.


Essential Functions

Responsibilities include, but are not limited to:

•  Monitor and track property operations in coordination with the Property Managers to ensure targets are being hit. Operational items include: occupancy, leasing, unit turnovers, violations clearance, collections, subsidy terminations, and work order completion.

•   Develop plans to obtain and implement increases for rental subsidies and work with property management staff to execute.

•   Collaborate with maintenance staff, vendors, and expeditors to clear HPD, DOB, ECB and FDNY violations.

•   Work with in-house Construction Management team to create capital improvement plans.

•   Ensure properties are in compliance with all local laws and prepared for mandated inspections.

•   Perform frequent site inspections to assess property conditions, and to confirm maintenance & repair work meets Camber’s standards. Verify work orders are being created and work being completed for any deficiencies identified.

•   Active oversite of the controllable expenses for each property, inclusive of providing actual to budget variance commentary and annual budgets.

•   Propose value-add initiatives at each property and assist project team members in creating investment objectives for each property.

•   Review contracts and negotiate with contractors, vendors, and consultants, as needed.

•   Assist team members with cash management forecasts to ensure real-time operational updates are being accounted for in the forecasts.

•   Problem-solve and work collaboratively with the Team.

 

Required Experience

  • Provide ongoing input in the development and maintenance of assigned properties business plans including capital expenditure recommendations. Acquire and maintain a thorough working knowledge of each plan to ensure assigned properties are managed consistent with their current business plan.
  • Understand and coordinate building and building systems inspections.
  • Develop specifications for contracts and capital items, bid and analyze bids from vendors
  • Review and maintain property operating and maintenance contracts to ensure high-quality services are being provided
  • Ensure vendors are fully qualified and in compliance with ownership requirements and periodically obtain competitive bids to continuously challenge costs and quality of services.
  • Provide quality and timely customer service to tenants.
  • Be available 24/7 for emergency calls
  • Ensure property is in compliance with governmental guidelines and regulations, file required reports and maintain appropriate documentation.
  • Coordinate outside consulting services and third-party vendors such as architects, engineers, contractors, legal counsel as needed
  • Assist in the due diligence for new acquisitions as needed
  • Perform other duties as assigned


Qualifications:

  • Bachelor’s degree, CPM or equivalent
  • At least 5 years of prior, multi-property management experience with an owner/operator
  • Proficiency with Microsoft Office software
  • Prior experience in Yardi; Yardi Voyager experience a plus
  • Outstanding communication skills (written and verbal)
  • Strong time management, interpersonal and technical skills
  • Ability to multi-task and meet deadlines
  • Self-starter with ability to thrive in a fast-paced environment
