The Role
The Senior Project Manager is responsible for planning, executing, and delivering complex construction projects with significant environmental, remediation, and heavy civil/sitework components. This role requires deep experience managing projects under uncertain site conditions, coordinating environmental requirements alongside cost, schedule, and field operations, and leading teams through regulatory-driven construction constraints.
The Senior Project Manager serves as a key leader in ensuring environmental compliance, safety excellence, and successful project delivery while maintaining strong relationships with owners, consultants, subcontractors, and regulators.
Financial & Cost Management
- Lead comprehensive project financial management, including accurate Cost-to-Complete forecasting, exposure identification, and cash flow optimization.
- Integrate Oracle and Expedition to track costs, changes, field directives, back charges, allowances, and unit price exposures.
- Enforce adherence to forecasting calendars, SOPs, and detailed line-item analysis to prevent budget overruns and financial surprises.
- Develop, maintain, and communicate cash models, percent-complete projections, and Schedule of Values that support strong project liquidity.
- Review subcontractor schedules of values and requisitions to prevent overpayment and unfunded change exposure.
Change Order & Contract Management
- Direct end-to-end Change Order management, ensuring full utilization of Expedition to track PCOs, OCOs, allowances, and CORs.
- Provide timely, transparent change status reporting to Owners and drive monthly OCO execution to prevent aging issues.
- Recover all legitimate GC costs related to Owner changes and ensure timely processing and closure with subcontractors.
- Maintain accurate contract, change, and compliance logs, and lead monthly reviews to identify risks and exposures.
Schedule & Risk Management
- Lead the development, maintenance, and monthly updating of the baseline Contract Schedule in accordance with SOPs.
- Monitor critical path activities, manage schedule impacts, and take decisive action with non-performing subcontractors.
- Oversee buy-out, procurement, and submittal schedules to support uninterrupted workflow and mitigate risk.
- Issue timely notices, secure required authorizations prior to changes, and proactively address risks affecting cost, schedule, or quality.
Procurement & Purchasing
- Lead the Exhibit B purchasing and buy-out process, ensuring clear scopes of work, timely procurement, and alignment with the buy schedule.
- Coordinate with superintendents, estimators, and project teams to prevent “just-in-time” purchasing and material delays.
- Ensure contracts, bonds, insurance, and execution requirements are completed without impacting project delivery.
Owner, Subcontractor & Stakeholder Relations
- Build and maintain trusted, professional relationships with Owners through proactive communication and transparency.
- Establish a “firm but fair” subcontractor management approach focused on accountability, professionalism, and performance.
- Address subcontractor performance issues promptly to protect the project from delays, cost impacts, and quality risks.
- Strive to secure strong Owner satisfaction and positive project recommendations.
Quality & Closeout Management
- Provide leadership in executing the Quality Management Program, including benchmarks, mock-ups, inspections, and nonconformance tracking.
- Establish and implement an early, structured project closeout plan, including documentation, work lists, compliance tracking, and CCQ processes.
- Enforce the use of Noncompliance Reporting Systems and Work List tools to drive timely and compliant project completion.
Meeting & Communication Management
- Establish and lead a disciplined meeting structure that promotes efficient communication, accountability, and problem-solving.
- Manage meetings with clear agendas, time discipline, and alignment to SOPs for all project forums (OAC, PM/PE, subcontractors, coordination, etc.).
Team Leadership, Mentoring & Development
- Foster a collaborative, high-performance project culture built on accountability, professionalism, and teamwork.
- Lead by example, setting expectations for work ethic, behavior, and adherence to standard operating procedures.
- Mentor and develop team members through training, coaching, and career development initiatives.
- Proactively address team conflicts and support SCCI’s “Train & Develop Our People” strategy through ongoing education and engagement.
Qualifications
- Bachelor’s degree in construction management, Civil Engineering, Environmental Engineering or applicable discipline and experience relative to project size/scope
- 8+ years of related experience
- OSHA 30 – Required
- HAZWOPER 40-hour – Strongly Preferred (Required where applicable)
- PMP or AIC certification – Nice to have, not required
- Cost, schedule, and risk management in variable and regulatory-driven environments
- Strong understanding of change management related to site conditions and remediation scope
- Ability to coordinate remediation, sitework, and vertical construction activities
- Comfort working under formal specifications, inspections, and documentation requirements
- Strong communication and collaboration skills with owners, consultants, inspectors, and regulators

Job Overview:
The Project Manager 1 is responsible for assisting in the success and profitability of a project from the bidding phase through final completion. Qualifications:
- Have a Bachelor’s Degree in Civil Engineering, Construction Management or related disciplines is required, or have 5-10 years of experience in related construction fields
- Proficiency in Microsoft Office products including MS Project.
- Ability to read blueprints, and perform quantity take-offs.
- Excellent verbal and written communication skills.

As we continue to expand, we are seeking a driven and detail-oriented Project Manager Assistant to support our PM team from pre-construction through project closeout.
This is an entry-level opportunity for someone looking to launch a career in construction project management. The Project Manager Assistant at IFI supports our experienced PM team across active projects throughout Chicagoland. You will learn the business from the ground up, helping coordinate schedules, manage communications, track materials, and conduct site visits alongside seasoned professionals.
Key Responsibilities
Communication Support
- Help manage day-to-day project communications between the PM, field foremen, general contractors, and agency contacts.
- Draft and send routine emails, meeting notes, and follow-ups on behalf of the PM.
- Assist in preparing project status updates and progress summaries for the PM to review and distribute.
- Relay information between the office and field crews clearly and in a timely manner.
Utility Locates & Site Coordination
- Coordinate JULIE (811) utility locate requests for upcoming job sites; track ticket status and confirm clearances before work begins.
- Assist the PM in scheduling and conducting pre-construction site visits to document existing conditions.
- Take site photos, field notes, and measurements as directed during site walks.
- Help identify and flag potential site issues (access, conflicts, utility concerns) to the PM.
Project Scheduling & Coordination
- Support the PM in tracking project schedules and milestones across active guardrail, attenuator, and fence jobs.
- Help maintain the project calendar and assist with crew scheduling logistics under PM direction.
- Follow up with GCs, inspectors, and internal teams on open items, deadlines, and deliverables.
- Organize and maintain project files including daily logs, submittals, RFIs, and inspection records.
Procurement & Material Management
- Assist the PM in preparing and tracking material purchase orders for guardrail, fencing, and attenuator components.
- Help coordinate material deliveries with suppliers and confirm quantities against project requirements.
- Maintain a running materials log for each job; track what has been delivered, installed, and what remains on order.
- Support yard inventory checks and flag shortages or overages to the PM.
Cost Tracking Support
- Help the PM monitor project costs by entering and organizing data in spreadsheets or PM software.
- Collect and organize vendor invoices, delivery tickets, and purchase orders for PM review.
- Assist with tracking material quantities installed vs. ordered to support monthly pay applications.
- Flag any potential budget concerns or discrepancies to the PM for resolution.
REQUIRED QUALIFICATIONS
- High school diploma or equivalent required; no prior construction experience necessary, we will train the right candidate.
- Strong organizational skills with attention to detail and the ability to juggle multiple tasks.
- Comfortable communicating clearly in writing and over the phone with contractors, vendors, and internal teams.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook); ability to learn new software quickly.
- Valid Illinois driver's license and reliable transportation; ability to travel to job sites across Chicagoland.
- Willingness to obtain OSHA 10-Hour Construction certification within 60 days of hire
- Positive attitude, eagerness to learn, and a team-first work ethic.
PREFERRED QUALIFICATIONS
- Any prior experience in construction, field admin, logistics, or customer coordination is a plus.
- Familiarity with the Chicago construction landscape (IDOT, CDOT, Cook County projects) is helpful but not required.
- Experience with project management tools is a bonus.
WORKING CONDITIONS
- Hybrid role: primarily office-based with regular field visits to active job sites.
- Exposure to outdoor conditions, active roadway environments, and construction sites, PPE required in the field.
- Occasional early morning starts or evening availability required to coordinate with overnight/early-morning crews.
- Travel primarily within Cook, DuPage, Kane, Will, and Lake counties.

As a Capital Projects Manager, you will spearhead modernization and expansion initiatives that strengthen critical mechanical, electrical, and plumbing (MEP) infrastructure across healthcare, higher-education, industrial, and commercial facilities. Your work will directly improve energy efficiency, occupant comfort, and long-term asset value while giving you a visible seat at the table with senior leadership and clients alike.
Key Responsibilities
- Lead the full project life-cycle—scope, schedule, budget, procurement, risk, and close-out—for multiple concurrent MEP construction projects.
- Develop and manage integrated master schedules; monitor cash flow and forecast cost-to-complete to keep every project on track.
- Serve as the primary liaison among owners, design partners, trade contractors, and internal engineering resources, driving timely decisions and transparent communication.
- Oversee onsite activities during equipment changeovers and system cutovers; enforce rigorous quality and safety standards in accordance with OSHA regulations.

Skills & Experience
- Bachelor’s degree in construction management, Engineering, or a related field or 3+ years of relevant project-management experience.
- Proven success managing MEP construction projects valued at $3 million–$20 million+.
- Strong working knowledge of critical-facility best practices, code compliance, and permitting.
- OSHA 10/30 certification (or ability to obtain) and unwavering commitment to site safety.
- Proficiency with scheduling and cost-control software (e.g., MS Project, Primavera, or similar) and collaborative project-management platforms.
- Strong relationship-building and negotiation abilities; effectively communicates complex technical concepts to non-technical audiences.
