The Opportunity

As a dedicated Quality Property Reinspector, you will ensure a quality property repair estimate and valuation product by focusing on targeted areas to continuously calibrate the reinspection process, validates reported findings and provides an objective subject matter expert (SME) knowledge to the Property Claims community and Third-Party vendors. Drives USAA’s financial strength by measuring and reporting estimate accuracy for Property Claims and Third-Party vendors.

This is a field-based role that will require you to reside and work within one of the following regions: San Antonio, TX, Austin, TX, Dallas/Ft Worth, TX, or Houston, TX. What you’ll do:

  • Measures property estimates accuracy and efficiency through conducting thorough, timely re-inspections/audits of property and property repair estimates, and reports on payment accuracy and compliance by method of inspection (Staff, PDRP, Independents and Third-Party vendors).
  • Reports reinspection/audit findings on estimate accuracy and compliance by method of inspection (Staff, PDRP, Independents and Third-Party vendors) for corporate score cards.
  • Assesses the health of property estimating through participation in ad-hoc and market audits, working closely with Claims stakeholders to identify areas for improvement.
  • Provides objective, proactive, and actionable feedback of Physical Damage (PD) policy, procedures and regulations to the Claims Stakeholders and Third-Party vendors.
  • Creates awareness and drives understanding of Property adjusting and estimating procedures by delivering a work product that is consistent and compliant with policy, procedures, and regulations to Claims Stakeholders.
  • Serves as a Property Adjusting SME on property estimating through post audit calibration meetings, ride-a-longs with other Property employees inspecting property, training materials, Property Director teleconferences and Property Champion teleconferences.
  • Applies expert knowledge of P&C insurance industry products, services, and processes to include P&C insurance policy contracts and coverages, USAA property estimate/repair process and procedures.
  • Provides support for the presentation, discussion, and auditing of diagnostic estimates within key regional markets, contributing to the assessment of estimate quality. During a catastrophe, or post event, performs property reinspections for catastrophe claims with a minimum of 28 consecutive days during the catastrophe event or post event. Requires working time requirement of 7 consecutive days, 7:00AM 7:00PM, member time.
  • Ensures risks associated with business activities are effectively identified, measured, monitored, and controlled in accordance with risk and compliance policies and procedures.

What you’ll have:

  • High School Diploma or General Equivalency Diploma.
  • 2 years relevant property field adjusting experience.
  • Experience writing estimates in Xactimate and XactAnalysis.
  • Knowledge and experience of property claims contracts.
  • Knowledge of property construction and structural repair techniques.
  • Working knowledge of Microsoft Office applications (Outlook, Word, Excel).

What sets you apart:

  • Previous experience managing TPA estimating, QA, Audits.
  • Strong analytical skills with demonstrated ability to perform root cause analysis and provide useful insights.
  • 4+ recent years writing Dwelling estimates in Xactimate and XactAnalysis.
  • 4+ recent years of working property claims contract knowledge.
  • Experience working with both internal and external partners/suppliers.

Physical Demand Requirements:

  • Ability to lift a minimum of 35 pounds to include lifting a ladder in and out of the trunk of a car.
  • Ability to climb ladders and traverse roofs, this includes the ability to work at heights while inspecting roofs and attics.
  • Ability to crouch and stoop to inspect confined attic spaces and go beneath homes into crawl spaces.
  • Meet all USAA safe driving requirements including verification of driving record through MVR & possession of valid driver’s license.

Compensation range: $77,120-$147,390.

About the Role

Overview

Perform accounting support functions for residential properties. This position requires close coordination with the Property Manager, Department Managers, Corporate Accounting and the Systems Manager. The Property Accountant reports to the Accounting Manager, while accepting direction from the Senior Property Accountant.



Responsibilities

    • Maintain GAAP accrual general ledger for a portfolio of multifamily assets.
    • Prepare and process monthly journal entries. Produce monthly financial statements according to the established schedule and analyze results. Communicate concerns to the Accounting Manager.
    • Complete and analyze various account reconciliations including cash, accounts receivable, prepaid rent, tenant security deposits and gross potential rent.
    • Review income, expense and capital purchases for accurate coding and payment. Resolve issues with Property Manager or other departments as necessary.
    • Prepare monthly bank reconciliations.
    • Perform special projects as needed and provide support to the accounting and property management teams.
    • Attend weekly staff meetings and participate in reporting and other meetings as required by property management and/or accounting.
    • Prepare calculations of cash available for payables and provide approval to accounts payable team for invoices to be paid.
    • Assist with monthly or quarterly calculations of distributable proceeds, and initiate distribution wires.
    • Assist with financial statement audits and tax preparation by providing supporting documentation and explanations to auditors/tax preparers.


Qualifications

    • Bachelor's degree in Accounting with 3.0 minimum GPA.
    • Basic understanding of general ledger activity, preference with Yardi application.
    • Proficiency with Excel and other MS applications.
    • 1 - 3 years of accounting experience with two years within the residential real estate industry. Alternatively, 1 - 3 years of public accounting experience with real estate clients.
    • CPA a plus.
    • Ability to work in a fast-paced environment, with the ability to multitask and meet deadlines.
    • Must be a team oriented, problem solver.
    • Strong communication skills, both verbal and written, are essential.
    • Ability to collaborate with internal and external teams.

The Director of Property Management is responsible for overseeing the SR Management department to ensure the operational and financial health of our commercial real estate portfolio. In addition, key responsibilities include developing and implementing management strategies, inspecting buildings and spaces, manage budgets, handling tenant and vendor relations, and leading staff through recruitment, training, and performance management In addition, the Director of Property Management will be responsible for overseeing property operations for an assigned portfolio including utilizing resources, handling budgets, vendor contracts, tenant relations, and ensuring legal compliance aiming to achieve NOI growth and maximize cash flow with the overall objective to deliver excellent customer service and satisfaction in representing the Schafer Richardson real estate brand.


Essential Duties and Responsibilities included below. Other duties may be assigned, as necessary.


MANAGEMENT/OPERATIONS:

  • Provide leadership to the team by interviewing, hiring, training, and managing performance in accordance with Company policies and business practices.
  • Supervise activities of the property management, leasing, and maintenance personnel.
  • Make appropriate staffing and salary recommendations to Company President
  • Direct the operations, maintenance, and administration for each property.
  • Provide reports and updates to owners and investors.
  • Prepare annual departmental operating budget and achieve profitability objectives.
  • Supervise the property management staff in the day-to-day operations of properties.
  • Authorize contracts, purchase orders, repairs, maintenance, and replacement projects by Property Managers.
  • Manage and approve annual budgets, monthly financials, mid-year CAM reconciliations, annual reconciliations, and other reporting functions.
  • Oversee the tax protest account for each property in the portfolio.
  • Physically inspect each asset at least once annually.
  • Oversee vendor relationships and contract negotiations.


GENERAL FUNCTIONS:

  • Portfolio Management – oversee all property operations for an assigned portfolio to maximize NOI and asset value.
  • Direct and monitor all building staff, engineers, maintenance technicians, security officers, janitorial persons, construction providers, subcontractors or other personnel and service providers on site.
  • Mentor, coach, and train your team for success. Present a positive, helpful attitude when interacting with co-workers and customers.
  • Provide clear direction and distribute workload appropriately among staff, subcontractors, and vendor providers.
  • Correspond with tenants regarding leasing and management questions, maintenance and repair issues or other service-related items brought to your attention.
  • Work in conjunction with leasing representative to provide answers to leasing questions, help tenants with move in and move out policies, and keep the building common areas and vacant spaces in good condition for prospective tenant tours.
  • Coordinate plan review and approval for construction work with tenants, supervise landlord and tenant contractors, and ensure compliance with risk management and safety standards.
  • Perform regular inspections of the building exterior and interior including tenant areas and implement compliance with code, local, state, and federal ordinances, and company or building policies and procedures.
  • Review and approval for financial operations for the property including coding bills, oversee accounts payable and receivable, tenant rent collection and maximize operating efficiency and financial performance of the property.
  • Review and interpret commercial lease agreements to ensure operational compliance and financial accuracy. Collaborate with the legal department where necessary.


ADVANCED FUNCTIONS:

  • Prepare and submit monthly financial statements, leasing and operational reports, annual budget, and property condition reports.
  • Provide a 5-year capital plan for the property for all items that will require repair or replacement outside of normal day-to-day operations.
  • Oversee rent collection, manage delinquencies, and implement legal remedies when necessary.
  • Obtain, review, and negotiate scope of work descriptions, service agreements, and business contracts to provide quality-control, and oversight while implementing cost-containment initiatives, measures of compliance and contract standards.
  • Maintain files and written records and prepare professional written correspondence with tenants, vendors, and clients.


EQUIPMENT:

  • Personal owned vehicle for transportation to various sites included in managed portfolio.
  • Must possess a valid driver’s license, acceptable driving record, and the state mandated level of insurance.

EDUCATION/EXPERIENCE:

  • Bachelor’s degree in real estate, finance, or related field is preferred.
  • 5 or more years of commercial property management with leadership experience
  • Commercial real estate investment analysis experience.
  • Knowledge of national commercial real estate trends and capital markets
  • Active in the real estate industry.
  • Valid real estate license
  • CPM or PMP certification preferred.
  • Proficiency in Yard is required.

Financial Reporting & Close

  • Assist in the preparation of monthly, quarterly, and annual financial statements for all affordable housing entities, partnerships, and developments.
  • Support the month-end and year-end close processes, including journal entries, account reconciliations, and variance analysis.

QUALIFICATIONS

Education

  • Bachelor's degree in Accounting, Finance, or a related field required.
  • CPA license a plus
  • Minimum 10-15 years of progressive accounting experience, with at least 5 years in affordable housing, real estate, or nonprofit finance.
  • Direct experience with LIHTC partnerships, HUD programs (Section 8, HOME, CDBG), and/or tax-exempt bond financing strongly preferred.
  • Prior supervisory or team lead experience preferred.

Technical Skills

  • Strong knowledge of GAAP and affordable housing accounting standards.
  • Proficiency with property management or affordable housing accounting software (e.g., Yardi, MRI, RealPage, Sage Intacct).
  • Advanced Microsoft Excel skills; experience with financial modeling and consolidation.
  • Familiarity with HUD REAC submission processes and LIHTC compliance reporting is a plus.
