The Role
The Mission Critical Center of Excellence manages billions of dollars in projects annually, specializing in data center and mission-critical construction for leading technology and telecommunications clients across the United States. Focused on fast-paced, MEP-intensive projects, the group is recognized for delivering complex solutions while offering significant opportunities for career advancement within the thriving mission-critical construction industry.
The Project Manager is responsible for managing and coordinating all necessary project resources and documentation throughout the entire project lifecycle. This includes the maintenance of budget and schedule, and the management and administration of all contractual requirements, agreements with trade partners, purchase orders, meeting minutes and shop drawing logs. This individual also manages risk, insurances, general work performance and quality, and overall team progress against the project plan through consistent communication and collaboration with the owner and project team members.
Responsibilities
- Lead and communicate with Suffolk Field Supervision, Subcontractors and Vendors to assist them in working to the Project Schedule
- Represent Suffolk with Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors
- Administer financial aspects of the Owner’s contract, subcontracts, and purchase orders
- Build effective working relationships with clients and the Suffolk project team members
Project Start-Up:
- Review the general contract and contract documents and confirm the budget setup and project milestones
- Create a schedule of values and project logs, plan for project safety and mobilization, including review and validation with team members
Purchasing process and document control:
- Maintain the buy schedule, write scopes of work, distribute and log subcontracts, write required contract riders and purchase orders, and confirm compliance with project insurance requirements
- Review subcontractor references, obtain Subcontractor bonds, and maintain project files
- Maintain and manage all purchase and delivery schedules, change order processes, shop drawings, document control logs, Owner, Architect and Subcontractor correspondence
- Work with Purchasing in setting up/executing trade buyout including defining scope of work, authoring Exhibit B’s, ensuring scope coverage, coordinating buy and project schedules
Meeting Management:
- Attend all schedule and management meetings necessary to monitor and manage the project, chairing as appropriate
Financial Management:
- Manage all requisitions and payments including lien releases and project payroll and maintains best possible cash flow throughout the project, communicating issues proactively
Project Closeout:
- Deliver all necessary manuals to the Owner, consolidates project documentation and files
- Manage subcontractor closeout, transfer of utilities, owner training, and punch list process
- Deliver all warranties, as-builts and training to the owner
Qualifications
- Bachelor’s degree in Construction Management, Engineering or applicable discipline and experience relative to project size/scope
- 5+ years of related experience
- Excellent business judgment demonstrated by consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standing
- Excellent organizational skills and attention to detail evidenced by a strong command of all applicable contract and legal provisions

POSITION SUMMARY
The Associate Project Manager is responsible for supporting and advancing construction projects throughout all phases of planning, design, bidding, construction and closeout. This position exercises independent judgment, analytical thinking and proactive problem solving to ensure projects remain aligned with scope, schedule and budget objectives.
The Associate Project Manager partners closely with Project Managers and Project Administrator while taking ownership of assigned responsibilities, demonstrating initiative, strong organizational capacity, and the ability to manage multiple priorities in a dynamic environment.
PRIMARY DUTIES & RESPONSIBILITIES
Project Planning & Design Support
· Coordinate preparation of internal project documentation in support of Construction Management and Project Management teams.
· Assist in defining scope, budget, and schedule for assigned projects.
· Support the design and permitting process, including drawing review, permit application preparation, and value engineering.
· Apply construction divisions and category codes to budgets and bid packages as applicable.
Bidding, Documentation & Project Controls
· Prepare bid comparisons, accurately summarizing project scope and comparative costs to past projects.
· Oversee organization and tracking of project components, including submittals, RFIs, bid packages, project schedules, and change orders.
· Partner with the Project Administrator to review and process required paperwork and documentation from contractors, subcontractors, and vendors, including contracts, certificates of insurance, proposals, and lien releases.
Financial Administration, Closeout & Compliance
· Partner with the Project Administrator to process invoices and payment applications for review and approval.
· Monitor billing accuracy, contract reconciliation, and compliance with lien waiver requirements.
· Support and help facilitate the project closeout process, ensuring projects are closed out in a timely and comprehensive manner.
· Support the needs and requirements of the Company and adhere to established project management methods, procedures, and quality objectives.

Kitchell is seeking an experienced Project Superintendent with Healthcare project experience to join our close-knit team in Houston, Texas and build a long-term career at one of the most innovative and growth-oriented building companies in the United States.
Ideal candidates will have hospital project experience and have demonstrated the ability to build projects in excess of $15-50 million dollars.
Duties and Responsibilities
- Demonstrate a thorough understanding of the contract documents, project schedule (including the sequencing/phasing of the project and those activities that comprise the critical path on the project), staffing, project estimate and the coordination of project personnel.
- Confer with Preconstruction Services during the preparation of estimates regarding means and methods, systems, schedule and general conditions.
- Assign and monitor members of the project team to various tasks at the start and throughout all phases of the project.
- Perform performance evaluations for all personnel assigned to this position.
- Establish, implement, manage and enforce the Kitchell Safety Program and the Site Specific Safety Plan on the project and OSHA Guidelines as necessary to provide a safe work environment for the personnel on-site as well as other personnel that may be directly affected by the project.

- Lead end-to-end project management for multiple simultaneous utility construction projects, including water and wastewater infrastructure, pump stations, treatment plants, and pipeline installations.
- Coordinate cradle-to-grave execution including estimating, proposal preparation, bid submission, and procurement of materials and subcontractors.
- Interface with public and private stakeholders including city officials, municipal owners, and design engineers to align project delivery with expectations.
- Monitor budgets, progress schedules, and project health metrics to ensure scope, time, and quality compliance.
- Direct and mentor field teams, Project Engineers, and support staff in line with company safety, quality, and compliance standards.

Skills & Experience Required
- 5+ years of construction project management experience in water, wastewater, heavy civil, or public utility infrastructure.
- Experience with job order contracting (JOC), CMAR, and design-build delivery models highly preferred.
- Proven ability to manage multiple small-to-midsize projects concurrently (typically ranging from $150K to $1.2M each).
- Strong understanding of estimating, scheduling (Primavera), procurement, submittals, and construction documentation.
- Proficiency with Procore and Foundation software; knowledge of CAD is a plus.

Position Summary:
The Junior Project Manager is responsible to relay information for successful planning, execution, coordination, and financial control of mechanical construction projects as well as offer input. Key Responsibilities:
1. Review of Plans & Specifications
