Summary of Duties

Reports directly to the Chief Estimator or Director of Estimating.


The estimator is responsible for working towards the annual booking goal, understanding backlog needs, and working to maximize profitability. The Estimator will prepare complete estimates for assigned project(s) of varying size and complexity for one or more disciplines, including the review and analysis of applicable project plans and specifications. Essential Functions


Estimating: 85%

  • Follow in-house procedures for estimating. (Bid Books, Take-Off Forms, Sub/Supplier Solicitation, Minority Solicitation, Etc.)
  • Review, discuss, and incorporate similar past project knowledge, i.e, safety concerns, productions, crew sizes, and job costs, into current job cost analysis
  • Review proposal specifications, drawings, geotechnical information, labor and material requirements, prepare itemized lists, conduct site walks, and attend pre-bid meetings to determine the scope of work and contents of the estimate
  • Prepare estimates by calculating the complete takeoff of the scope of work. Determine cost effectiveness. Accurately quantify and price the labor, equipment, materials, and subcontractors needed to perform the work
  • Write detailed scopes of work, including pertinent terms and conditions, inclusions, and exclusions for bid proposals
  • Interface with Owners and Architects/Engineers to provide necessary price, proposal, and value management information
  • Follow up on submitted proposals and be prepared to discuss in weekly estimating meetings
  • Support Operations Staff as required
  • Maintain knowledge of relevant software, i.e. takeoff, estimate/bid creation, scheduling, subcontractor solicitation, office management, customer relationship management

Business Development: 10%

  • Actively engage in Business Development activities alongside other departments
  • Keep up to date with current market trends
  • Interface with Owners, GCs, Architects/Engineers, and other contacts to develop future bid opportunities

Qualifications:

  • BS or BA degree in an area related to construction management, business, or related field experience
  • 3+ years of direct work experience in a civil construction estimating capacity, including all aspects of bid preparation
  • Thorough knowledge of standard estimating procedures and techniques
  • Thorough understanding of industry practices, standards, and processes
  • Ability to read and understand construction drawings, geotechnical reports, specifications, and scopes of work and determine the cost impacts of each

  • The Superintendent shall proactively communicate with the PM, review subcontractor exhibits and negotiate with other foreman to mitigate field tickets and slips from being generating and exposing NEI to potential unnecessary costs.
  • Superintendent shall review, and ensure that no work is being performed without authorization or at a cost that has not been approved by the PM/PX.
  • The Superintendent shall maintain documentation to supporting such extra work and distribute accordingly.

Project Documentation

  • The Superintendent shall have a working knowledge of all project documentation and will coordinate and maintain documentation and their processes timely for such reports as daily reports, record drawings, SKs, Bulletins, Submittals, SCOs, ASIs. RFIs & CORs.

The Leasing Associate and Social Media Manager serves as the “face of the company” to prospective renters, where they will have a role in marketing, sales and customer service. Specifically, the Leasing Associate and Social Media Manager is expected to:

  • Show apartments to prospective applicants, positively positioning the properties’ attributes and amenities
  • Coordinate and communicate all follow up with prospects and applicants, supporting the full apartment leasing process
  • Assess potential applications for their qualifications, including compliance with company standards
  • Process all incoming applications, including running applicant background and credit checks, references, etc., while maintaining adherence to all local and federal Equal Housing rules and regulations
  • Be judicious in confirming all applications are complete, including receipt of security deposits
  • Schedule move-in dates/times
  • Maintain detailed lists of potential applicants and wait lists to ensure ability to report on current status of leasing activities to company management at all times
  • Perform apartment walkthrough inspections prior to new resident move ins.
  • Develop and execute the social media marketing strategy, including maintaining a social media calendar and creating appropriate content to achieve company goals.
  • Support the execution of marketing initiatives by coordinating outreach efforts, messaging and presentation in alignment with company objectives and brand standards.
  • Manage and maintain company social media profiles, resident reviews, and monitor for reputational risk, including responding to resident feedback where appropriate.
  • Develop and maintain a calendar of resident engagement events for communities across our portfolio of rental properties in order to achieve our engagement goals.
  • Oversee execution of events, including set up, break down and clean up, coordinating with property management and leasing teams, ensuring event spaces are welcoming and functional, greeting residents, and troubleshooting any issues that arise during events to ensure a smooth experience.
  • Maintain an organized record of event plans, attendance, feedback, and budget that tracks all event-related expenditures, and stay updated on local trends and opportunities to bring fresh ideas to the community.
  • Provide input to development of marketing collateral and branding assets for properties.
  • Capture video and photos of key moments at resident and employee events, delivering polished visuals for event promotions and social media.
  • Other duties as assigned



Qualifications and Education Requirements

  • Familiarity with Yardi software or other CRM
  • 2+ years’ experience in leasing and/or property management, multifamily experience preferred
  • Reliable transportation to and from company offices and leasing properties in Roxborough, Manayunk, and other areas of Philadelphia.
  • Availability to show properties and attend resident and community events on weekends and early evenings
  • Fluent in Microsoft Office and the Google suite of Office products
  • High School degree or equivalent from an accredited institution

Preferred Skills

  • Experience with Canva, Mailchimp and social media platforms
  • Fair Housing training
  • Knowledge of the Philadelphia rental market and our target neighborhoods of Roxborough and Manayunk
