- Know the residents and building and exceed resident expectations by anticipating their needs.

- Resolve resident issues and concerns professionally and promptly. Own issues as they arise and ensure follow up for all matters.
- Ensure follow up needed to ensure residents are adhering to lease agreement, policies and procedures.
- Respond to on-site emergencies, as needed, within a reasonably short response time.
- Support the financial performance of the property in accordance with the established budget. Maximize additional income by selling services and accurately charging fees (e.g., amenities, hospitality suites, parking, pets, and printers).
- Support, cultivate and maintain a strong high level professional relationship with the Concierges, Sales, Finance and Maintenance Teams – keep concierges well informed, monitor incident reports and follow-up as needed; Monitor vendors’ actions on site and coordinate escorts for occupied apartments.
- Create an operating environment that assures consistent resident engagement, yields outstanding customer satisfaction ratings and community reviews.
- Document your calls, emails, tours, follow up and anything else in Yardi and CRM to account for your work each day.
- Take the initiative and make plans to attend outreach events such as community events and career fairs to interact with people about our incredible offerings.
- Walk available or targeted apartments to ensure they are rent-ready.
- Support future residents before and during the move- in process – do a final walk-through of the apartment, schedule elevator reservations, contact resident within 72 hours of move, complete and collect move-in inspection checklists, and coordinate with maintenance as necessary. Be ready on move-in day (keys, checklist, a welcoming smile).
- Other duties and responsibilities as assigned by the Property Manager. Perform work outside this position as assigned by the Property Manager to facilitate the efficient operation of The Blairs, not to exceed fifty percent of working time.

In accordance with applicable state and local pay transparency laws, Doka USA Ltd. is committed to providing a clear and equitable compensation structure. The base salary range for this position is $150,000 - $200,000 annually, which is based on a variety of factors, including but not limited to, the candidate’s experience, qualifications, skills, and geographic location.

- Conduct regular vacancy audits and ensure vacancy data is accurately reflected in property management systems.
- Review lease expirations and collaborate with leasing teams on renewal or vacancy strategies.
- Evaluate leasing activity, marketing positioning, and potential leasing obstacles.
Financial Oversight
- Review rent collections, reimbursements, abatements, and lease compliance.
- Ensure billing aligns with lease language and contractual obligations.
- Monitor delinquency reports and participate in delinquency discussions when necessary.
Project & Capital Oversight
- Track construction projects, tenant improvements, and landlord improvements.
- Monitor project scope, budgets, and timelines.
- Identify recurring maintenance issues and recommend long-term solutions.
Reporting & Strategic Review
- Prepare periodic asset reviews and annual executive summaries outlining portfolio performance, major projects, leasing activity, tenant issues, and operational initiatives.
- Review property condition reports (PCRs) and ensure necessary updates or inspections are completed.
- Maintain accurate CRM and entity records for all properties.
Collaboration
This role requires significant cross-functional collaboration with facilities, leasing, accounting, legal, and executive leadership to ensure consistent communication and effective asset oversight.
Qualifications
- Bachelor’s degree in real estate, business, finance, or a related field preferred.
- 2–5+ years of experience in real estate, property management, asset management, or a related field preferred.
- Strong organizational and analytical skills.
- Ability to manage multiple projects and priorities simultaneously.
- Excellent communication and collaboration skills.
- Experience with property management software (such as AppFolio) is a plus.
Compensation
- $60,000 – $85,000 annually, commensurate with experience.

Savills is looking for a Project Associate to provide administrative, marketing and research support to Team Members up to and including Executive Management; resourceful and able to anticipate the needs of Team Members while working on multiple assignments in a dynamic environment; ability to communication effectively with executive level individuals internally and externally. Provide support for servicing existing clients. Assist with the preparation and presentation of client materials.
KEY DUTIES AND RESPONSIBILTIES
Essential Functions
- Provide day to day support to Team Members for professional correspondence and tasks, project schedules, meeting agendas and task listings for client assignments
- Research and prepare market/building reports and site surveys
- Perform accounting functions which may include preparation of expense reports, requisitions and billings
- Work in cooperation with other employees in the office on large projects
- Coordinate travel arrangements, detailed itineraries and special events
- Direct involvement in client presentations, including preparation and presentation as needed
- Support of the Director of Operations with the maintenance and day-to-day upkeep of the Denver office, including ordering office supplies, pantry items, Accounts Payable and other operational necessities.
