KEY RESPONSIBILITIES:
- Develop and maintain full control over budget and schedule from development through PTO.
- PM is accountable for all the projects financial documentation which includes project budget forecasting, AIA billing to owner, material invoice approval, subcontractor AIA billing, and change management with required backup documentation.
- PM is the direct point of contact and responsible for all client interface & relations.
- Hold weekly owner meetings and provide updates on schedule impacts, change orders, budget, safety, & quality control.
- Review local and federal laws to ensure regulatory compliance.
- Identify necessary permits and licenses from authorities to ensure the project meets regulations and ensure all such actions are in compliance.
- Prepare bid packages and procure materials and services as needed to complete the project on time. Negotiate and document all contracts and professional services agreements. Create project budget based upon quotes and bids; track project costs.
- Drive and tightly manage all Project Schedules and keep the Director of Construction informed if we are hitting our goals, or if we need to adjust to stay on track.
- Hold full accountability for accurate record keeping and electronic file storage of design team correspondence, submittals, RFI’s, drawings, change orders, project billing.
- The Project Manager may at times manage more than one project at the same time.
- Utilize effective and efficient processes, procedures and workflows on each solar project which meet or beat schedules and budgets while minimizing financial risk.
- Maintain accurate tracking on a weekly basis for all projects so that solar deliverables are accounted for and achieved successfully.
- Manages and coordinates with Superintendent, all on-site subcontractor activities for compliance with the schedule and monitors and enforces compliance with subcontract requirements.
- Supervises and mentors all superintendents; monitors their activities and provides leadership.
- Monitors and reports on solar construction productivity, budget, and schedule performance (including trends) to the Director of Construction.
- Takes actions necessary to meet project budget and schedule requirements.
- Creates and approves the development and implementation of subcontractor schedule recovery plans as required.
- Coordinates the Construction Completion Walkdowns and the complete hand over of start-up packages to the Startup Manager and supervises the close out of all punch list items.
- Responsible for the procurement of all major materials for each project to ensure conformity with the contract documents.
- Conducts weekly coordination meetings with subcontractors.
- Ensures all subcontractors on the project site adheres to OSHA Safety Standards, Quality, Ethical Standards, and Lessons Learned policies.
- Accountable for oversight of completion of project load banking, Permission to Operate, and the construction punch list.
- Has full knowledge of the safety program and acts as the Safety Representative on site in the absence of the regular Project Superintendent.
- Has general knowledge of all disciplines of construction and is able to stand in for the Project Superintendent in his absence.
- Oversees the safety and QA/QC issues with the safety and quality representatives.
- Understands the major commercial and deliverable terms of the construction subcontracts and manages within these terms.
- Collaboration with the design Engineers and holding them accountable on engineering deliverables.
- Responsible for oversite & management of 3rd party special inspections or product Manufacturer's Technicians for any inspections or commissioning.
- Oversees that all documentation has been reviewed, compiled, and completely accurate for project close out and turnover.

Purpose:
The purpose of the General Manager I (GM) position is to manage a QSR restaurant or small cluster of restaurants or points-of-sale in close proximity to each other with Sales of generally up to $5M. The GM ensures the restaurant is clean, staffed, open for business, and operates to high operational and financial standards. Reporting relationship and other important information
- The GMI position as described falls under the Fair Labor Standards act as an Exempt position, under both the Administrative Exemption and the Executive Exemption tests.
- The position typically reports to the Director of Operations, or an intermediate zone, cluster or area leader within the assigned location.
- The GMI position is expected to work a varied and rotating schedule to be on site at various operating days and hours each week; some opening shifts, during some busy dayparts, and during some closing shifts to monitor restaurant associates’ work activities during these different days and times.
Minimum Qualifications, Knowledge, Skills, and Work Environment:
- GMIs must have documented and demonstrated skills managing the types of restaurants (QSR, Casual Dine, Full Service, similar complexity, Union and Non-Union, etc.) to which the role is assigned, to include overall responsibility for success and failure of the restaurant under their leadership as identified by P&L success for multiple annual cycles for the type or restaurant assigned. Generally speaking, restaurant P&L management experience for a minimum of 3 years with underlying overall working restaurant experience of 5-7 years in type is typically necessary to be successful.
- Graduation from a Food Service Management or Culinary program may substitute for a portion of the time-based experience requirement for each of these roles

The Account Services Specialist is responsible for supporting the operational and servicing needs of new and existing clients. Position Summary
The Mortgage Servicing Administrator performs day-to-day loan servicing functions for CapCenter’s mortgage servicing portfolio, with a primary focus on escrow administration, payment processing, and custodial account management. This role is critical to ensuring compliance with GSE servicing requirements (Fannie Mae and Freddie Mac) and maintaining accurate borrower account records within CapCenter’s servicing platform.
The ideal candidate brings hands-on experience in mortgage loan servicing operations, a strong understanding of escrow management workflows, and the ability to execute detailed procedures in a regulated environment. Essential duties and responsibilities include but are not limited to the following.
Escrow Administration
- Perform annual escrow analyses, including surplus disbursements, shortage collection, and deficiency resolution in accordance with RESPA requirements.
- Process escrow disbursements for property taxes, homeowner’s insurance, mortgage insurance, and flood insurance, ensuring timely payments to taxing authorities and insurance carriers.
- Monitor escrow accounts for accuracy, reconcile discrepancies, and resolve borrower inquiries related to escrow balances and adjustments.
- Manage escrow cushion calculations and ensure compliance with aggregate accounting requirements.
- Process insurance loss draft claims and track disbursement of funds for property repairs.
Payment Processing & Loan Administration
- Process and apply borrower payments including regular monthly payments, principal curtailments, and payoff proceeds.

Custodial Accounting & Reporting
- Support custodial account reconciliation processes, ensuring proper separation between investor funds (P&I and T&I custodial accounts) and corporate operating accounts.
- Assist with preparation of investor remittance files and reporting to Fannie Mae and Freddie Mac as required.
- Maintain accurate records supporting net servicing fee calculations and servicer revenue recognition.
Compliance & Quality Control
- Execute servicing functions in compliance with Fannie Mae Servicing Guide, Freddie Mac Servicing Guide, RESPA, TILA, Regulation E, and other applicable federal and state regulations.
- Participate in quality control reviews and internal audits, assisting with remediation of identified deficiencies.

Key Responsibilities
- Lead all phases of construction for new restaurant openings and capital projects.
- Support project goals through early feasibility assessments, cost estimating, value engineering, and risk mitigation.
- Develop and manage project budgets, schedules, and quality benchmarks to ensure timely, cost-effective delivery.
- Provide clear, consistent reporting to senior leadership on project status, budgets, schedules, risks, and key performance indicators.

Requirements

- Strong financial acumen with experience managing budgets, estimating, and scheduling.
- Proven success negotiating construction contracts and leading external partners.
- Knowledge of building codes, OSHA, NSF, and local jurisdictional requirements.
- Excellent verbal and written communication skills, and strong organizational skills.
- Excellent interpersonal skills with the ability to manage sensitive and confidential situations with tact, professionalism, and diplomacy.
