Project Planning and Coordination:

  • Plan, coordinate, and manage project submittals and schedules to align with overall project construction.
  • Prepare, monitor, and update the project schedule, coordinating with the Superintendent’s schedules and documenting delays. Establish and integrate material delivery schedules.
  • Develop and maintain integrated project schedules using Primavera P6 (or similar scheduling software) for Life Science and Healthcare construction projects.
  • Perform schedule updates, progress tracking, and variance analysis on a regular basis.
  • Identify critical path activities, schedule risks, and mitigation strategies.
  • Create Time Impact Analysis documents and effectively present information to clients and other stakeholders.


Financial Management:

Leadership and Communication:

Role Description

This is a full-time, on-site role for a Construction Superintendent – Life Science at Cannon Building. Based in Carlsbad, CA, the Construction Superintendent will oversee daily on-site operations of construction projects, ensuring they are executed on time, within budget, and meet quality and safety standards. Responsibilities include managing crews and subcontractors, ensuring compliance with safety protocols, preparing and following project schedules, and coordinating resources and materials to optimize efficiency. The role requires collaboration with project management teams and maintaining clear communication with stakeholders.


Responsibilities:

Project Planning and Coordination:

  • Β Monitor and document all SWPPP, BMP and storm related paperwork related to the project including job surveys and updating of the SWPPP plans and keeping all files up to date.


Leadership and Communication:

  • Β Provide leadership by using effective verbal and written communications to manage the subcontractors and field personnel as well as interact with the Owner, Architect and Consultants on behalf of the company.

POSITION SUMMARY

The Director of Development will spearhead industrial projects through the full project lifecycle. From site selection and entitlements to completion and turnover. Beyond ground-up builds, this individual will oversee complex value-add repositioning and asset repurposing. We are seeking a seasoned professional with at least five (5) years of direct experience within an industrial general contractor, site contractor, or in-house development construction management team. The Director of Development will be responsible for ensuring projects are delivered on time, within budget, and in accordance with company quality standards. This role is site-intensive and requires presence on active project sites a minimum of four (4) days per week. This is a rare opportunity for an ambitious go-getter to join a rapidly growing, entrepreneurial firm at the ground floor and play a primary role in scaling our development team.


This individual will play a critical role in risk mitigation, cost control, schedule management, contractor oversight, and value optimization, with performance-based bonus opportunities tied to timing and savings realized on managed projects.


KEY RESPONSIBILITIES

Project Leadership & Execution

Qualifications & Experience

  • At least 4 years in construction operations (field or project management experience preferred).
  • 2–4 years of experience in a role involving technology solution management, system administration, or software implementation
  • Experience in major software/systems transitions preferred.
  • Experienced in the end-to-end implementation of scalable data lake solutions for enabling enhanced data accessibility and analytics for strategic business decisions.
  • Developed interactive dashboards and reports using Power BI or equivalent.


Technical Competencies

  • Familiarity with construction technology platforms such as Procore, Viewpoint, Autodesk, Bluebeam, etc.
  • Understanding of IT operations, system integrations (APIs, data exchanges, middleware), and database principles.
  • Proficiency in Microsoft 365 ecosystem (SharePoint, Teams, Power BI) and other common collaboration tools.
  • Ability to train, communicate, and translate technical concepts to non-technical users.
