Naval Facilities Engineering Systems Command, Pacific (NAVFAC Pacific) is looking for journey level Cost Engineers.

A NAVFAC Cost Engineer provides independent, timely, and professional cost engineering products, services, and consultation for the planning, design, construction and maintenance of facilities for the Navy, Marine Corps, and other Supported Commands including minor work projects, special projects, Military Construction (MILCON), demolition, maintenance, space utilization, and facilities development. Utilizing knowledge of engineering and architecture as it relates to cost, a NAVFAC Cost Engineer participates in planning, budgeting, designing and construction of substantial new construction, renovation and improvement projects for a variety of complex military construction projects.
As a Cost Engineer you will:
• Conduct analysis of designs, drawings, proposals, scopes of work, and/or specifications to determine cost projections.
• Participate in design charrette workshops as the lead estimator.
• Develop comparative cost/constructability/availability analysis for alternative design scenarios.
• Develops detailed comprehensive cost estimates for complex military facilities to arrive at the project’s selected plan while maintaining cost control.
• Coordinates complex construction cost estimates with estimators from other cost disciplines to create the compelte total cost estimate including all construction trades.
A Cost-of-Living-Allowance (COLA) of 8.64% will be added to the stated salary

Job Overview:
A residential real estate management group is seeking a Repair & Maintenance Manager in Columbia, SC to oversee repair, maintenance, and property condition standards across a portfolio of residential homes.
Responsibilities:
- Triage and oversee incoming maintenance requests to ensure timely and appropriate action.
- Review vendor estimates and repair scopes to confirm accuracy and cost reasonableness.
- Coordinate, schedule, and supervise vendor work, ensuring adherence to quality standards.
- Inspect completed repairs to verify accuracy, workmanship, and compliance with expectations.
- Conduct property inspections, including move-in, move-out, and periodic assessments.
- Identify and recommend preventative maintenance strategies to prolong asset life.

- Track all maintenance activities within Buildium or similar property management software.
- Respond to emergency maintenance calls and coordinate solutions promptly.
Qualifications:
- 3–5 years of experience in property management, facilities maintenance, residential construction, or a related field.
- Strong working knowledge of residential building systems, repair scopes, and cost evaluation.
- Highly organized and comfortable working primarily in the field.
- Project Management license HIGHLY preferred (or willingness to get it)
- Strong communication and vendor management skills.

Install, disassemble, repair, assemble, test, and maintain machine tools, process buildings, and overhead handling equipment, including stationary generator sets at the Kent and Bellevue Data Centers.
Conduct preventative maintenance inspections on stationary generator sets and other equipment.
Guide and mentor lower-classification employees in maintenance, repair, troubleshooting, modification, adjustment, and testing of machines and equipment.
Develop assembly methods when procedures are not available, documenting these methods for future reference.
Hand scrape, flake, lap, level, and align equipment components as needed.
Use precision devices for failure analysis and apply preventive/predictive technologies to machine and equipment systems.
Perform operational tests on machine tools and building equipment to ensure functionality.
Conduct preventive and predictive maintenance inspections to ensure equipment reliability.
Perform incidental rigging to facilitate work tasks.
Operate in proximity to moving parts and tools, sharp cutters, and potential slipping hazards.
Utilize personal safety gear to protect face/eyes, hands/arms, and feet while performing job duties.

Responsibilities
The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.
Key Responsibilities for this role:
- Apartment renovations and turns/Make-Ready
- Exterior preventative maintenance
- Complete work-orders in an effective and timely manner
- Standard handyman work including appliance repair & troubleshooting, painting, plumbing, light electric, light carpentry, & patching drywall.
- Porter/Grounds keeping work during downtime.
Maintenance Skills Desired
- 1+ year of experience as an Apartment Maintenance/Service Technician
- General knowledge of basic residential carpentry, sheetrock, painting, plumbing, and electrical
- Experience troubleshooting & repairing residential appliances
- Experience in HVAC and EPA 608 preferred but not required
Qualifications

Overview
The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. Responsibilities
- The Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
- Must be knowledgeable of all pertinent laws and EPA and OSHA regulations.
- Must be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. Inspect and maintain all tools in excellent condition.
- Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
- Perform work area clean-up and safety related duties.
- Ensure that storage areas remain locked when not in use.
- Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, and flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Fireplaces, ceiling fans

- Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.
- Change locks, rekey locks and make keys.
- Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
- Any other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company official as needed.
