The Sr. Project Engineer will support manufacturing operations with the introduction of new processing, packaging or facility fixed capital assets. Identify, develop and implement process improvements. They will also serve as a technical resource for designing and implementing technical solutions. Accountable for timely delivery of project engineering deliverables in a multi-functional environment. This could involve the relocation and optimization of the existing fixed asset base and/or the purchase of new fixed assets.
Essential Duties and Key Responsibilities:

Qualifications:
- BS Degree in Mechanical, Chemical, or Electrical.
- Minimum 8 - 10 years Project Engineering or Management Experience in a fast-paced manufacturing setting with experience in Food & Beverage, or Pharma manufacturing.
- Strong experience in capital project management utilizing standards and projects delivery through Initiation, planning, and execution.
- Skilled in developing DQ, FAT, CQV, Ramp up analysis, and other project management protocols.
- PE or SrPE, plus PMP certification preferred.
- Proficient in MS Office especially Excel and Microsoft Project, and ability to use CAD to develop and edit system designs and machine layouts. Ability to read electrical schematics, P&ID, construction drawings, and other technical documents.
- Demonstrated successful experience in a beverage, aseptic and/or food manufacturing environment.
- Understanding of financial analysis, relevant business KPI's and CAPEX budgeting preparation and tracking within approved budgets.

The Role We Want You For

The Specifics of the Role
- Responsible for the organization and direction of all on-site construction related activities and the primary contact for all project field activities.
- Ensure construction operations are in compliance with design, specifications, and that construction operations are completed on schedule, within budget and to quality standards.
- Responsible for site management including management of construction subcontractors, professional staff to include field engineering, contract administration, cost and schedule, field procurement, finance and accounting services, and workforce services. Responsible for managing and maintaining detailed daily reports.
- Ensures the development and execution of project automation plan, environmental compliance plan, safety plan, site survey plan, non-manual staffing plan, subcontracting plan, labor strategy, construction execution plan, and job-site work rules.
- Responsible for implementation of Clayco’s safety program, security, housekeeping, and fire protection on the construction site and ensures strict adherence Federal and State safety codes.
- Ensures the field organization is composed of qualified and knowledgeable personnel and ensures effective personnel utilization.
- Establishes and implements construction schedules, methods, manning charts, material, and equipment requirements.

- Ensures the implementation of an effective community relations plan for the site.
- Ensures required permits and licenses are in place prior to the start of the affected work at site.
- Responsible and accountable for construction license reporting to include construction Logbook entries and required notifications for permit closure.
- Partners with the project management team for the implementation of cost savings methodologies in the Construction organization and the promotion of other continuous improvement processes.
- Ensures development and execution of strategies and plans for project automation, environmental compliance, safety, site surveying, non-manual staffing, contracting, labor strategy, construction execution, and job-site work rules.
- Plans and establishes procedures to ensure construction operations meet engineering designs and specifications.
- Coordinate with the Field Operations Manager for all assignment of Superintendent and Foreman positions.
- Support Superintendent(s) throughout the duration of the job.
- Review project schedules with Superintendents/Foreman.
- Document project field issues that impact budget, quality, or schedule, and provide to the project management team.
- Ensure subcontractor requests for field issues that impact budget, quality, or schedule are documented and are forwarded to the project management team.
- Follow guidelines of the Project Quality Assurance/Quality Control (QA/QC) program written for the job site.
Requirements
- Bachelor's or Master's Degree in Civil Engineering, Construction Management, related technical degree or relevant work experience in lieu of education.
- 20-25 years of relevant experience, with progressive responsibility and technical knowledge both scope and value of project.
- Technical knowledge and experience of relevant construction methods and systems including:
- Utility relocates and slope stability works.
- Full understanding of multiple mission critical platforms.
- Full understanding and working knowledge of high voltage, medium voltage, and low voltage systems. General understanding of BMS and EPMS Systems.
- Full understanding and coordination of Utility relocations, underground medium voltage systems, and BIM modeling coordination of ALL utilities both above and below ground.
- Full understanding and managing of all LOTO procedure's and FOD inspections for all systems.
- Ability to research and understand local codes and jurisdictional requirements for the project.
- Knowledge of project-specific environmental compliance requirements.
- Experience with successful interface management on Data Center/Mission Critical projects.

You will be part of a top-performing project services team and report to an expert Project Controls Manager in the industry. This position regularly interacts with company leaders, candidates, field staff, and third-party partners.
RESPONSIBILITIES
As a Planner/Scheduler, you will:
- Lead project teams in interactive planning sessions to develop work-flow plans, schedules, and detailed labor plans.
- Integrate planning information into the schedule verifying alignment with client expectations.
- Update schedule with progress and monitor key work sequences, including milestones, to identify then notify project team of deviations to the baseline.
- Lead planning sessions as required to re-sequence the work.
- Prepare and maintain craft loading plans, physical percent complete, craft productivity and key commodity curves.
- Analyze resource loading and craft productivity for possible impact to the project schedule.
- Perform routine site walks as part of the progress updating and monitoring process.
- Manage the planning and scheduling interfaces between our client and supporting engineering, procurement, subcontractors, and owner plans.
- Maintain expert knowledge of Primavera P6 (V 15.1 or later) to deal with activity coding, resource loading and handling multiple schedules, baselines, and data import and exports.
- Provide expert support for proposal development
- Produce cost and earned value information from an ERP system
- Support safety culture of BMWC by reporting any condition or behavior that may lead to a safety incident
REQUIREMENTS AND QUALIFICATIONS
- High school diploma required; post-secondary education is preferred
- Additional coursework, training and/or certification are also preferred
- Minimum of 5 years of professional experience in project control roles
- Professional experience with multi-site employers and remote workforce management
- Previous work experience in the construction industry is highly desired
- Industry experience with scheduling in: Pharmaceutical, Semiconductor, Petrochemical, or other mechanical process industries
- Primavera P6 experience

RESPONSIBILITIES
Preconstruction Planning & Budgeting
- Manage estimates, budget development, risk analysis, and client communication throughout all preconstruction phases.
- Prepare and refine quantity take-offs, cost estimates, and cost analyses in collaboration with the Chief Estimator.
- Ensure strict adherence to design parameters by obtaining and reviewing plans and related documentation.
- Maintain and update historical cost databases and project estimate records.
- Accurately present job costs, schedule updates, and budget adjustments at defined intervals.
Project Documentation & Procurement
- Assist with the preparation of RFQs/RFPs, scope-of-work packages, and bid documents.
- Upload, organize, and maintain bid documentation using internal and external procurement platforms.
- Support subcontractor buyout and award processes across multiple project delivery methods.
- Maintain and update master scope-of-work templates for all subcontract bid categories.
Coordination & Communication
- Lead internal team meetings, design progress discussions, and budget review sessions.
- Collaborate with owners/developers to secure required building permits and ensure compliance with local codes.
- Manage and facilitate value engineering and value-management sessions for all assigned projects.
- Work jointly with the Chief Estimator, architects, clients, and vendors to ensure clear communication and alignment.
Administrative & Financial Responsibilities
- Develop and manage preconstruction schedules.
- Oversee monthly billings and ensure compliance with cost procedures during preconstruction.

REQUIRED QUALIFICATIONS
- Bachelor’s Degree in Construction Management, Building Construction, Engineering, or a related discipline preferred, but not required.

Primary Function:
The Community Maintenance and Landscape Manager (the “CMLM”) will be primarily
responsible for overseeing the aesthetics of all Old Town residential communities which
includes amenity and landscape planning and installation for new communities, repair and

associations in partnership with our third-party management vendors. In collaboration with

Review homebuilder landscape plans for approval for each community that Old Town

Manage all property owner maintenance issues that fall outside of the HOA property
management services agreement.
Maintain building systems by contracting for maintenance services and supervising repairs
for all Old Town owned properties not managed by third party services (HQ, Field Office,

RESPONSIBILITIES
- Prepare cost estimates for single family detached and attached construction projects with high levels of accuracy and in a timely manner
- Solicit and obtain bids and proposals from vendors and subcontractors utilizing detailed RFQ’s
- Assist with source selection and communication of awarded contracts
- Coordinate cost estimates and budgets with Sales and Construction team as required
- Calculate and process Change Order requests on active projects per company procedures and established timelines
- Facilitate cost management and tracking of all produced estimates
- Produce and distribute accurate budget information to Purchasing per required company timelines
- Perform Gross Margin analysis on completion of each project and make corrective action to estimating means and methods as required to improve accuracy and eliminate process inconsistencies
- Work cross departmentally and with vendors and subcontractors to identify cost savings opportunities that eliminate waste or inefficiency but do not negatively impact quality or timeliness; implement as required

EDUCATION AND EXPERIENCE REQUIRED
- Bachelor’s Degree in Construction Management, Engineering, or related field or 1+ years of residential or commercial construction estimating experience
- Strong knowledge of construction practices and constraints
- Knowledge of construction purchasing and receiving process preferred
- Knowledge of Value Engineering and Lean Construction practices preferred
SKILLS AND COMPETENCIES REQUIRED
- Experience with Microsoft Excel, AutoCAD, BlueBeam, SoftPlan, or related software
