Assaigned Responsibilities

The Role We Want You For
The Mechanical Preconstruction Director will be responsible for taking the lead on a particular estimate(s) and providing direction to other team members. Is responsible for accurately calculating project costs by preparing budgets for all Mechanical/Plumbing/Fire Protection/ Process Piping/BMS. Budgeting efforts are for projects in pursuit and those awarded to the company. Successful candidates will be very well organized, have excellent communication skills and be computer literate. Must have prior experience in the construction industry and advanced knowledge to perform quantity takeoff. The project pursuits will be focused around larger more technically complex work such as EV, Semiconductor, Food & Beverage Manufacturing facilities, etc.
Specific Responsibilities:
- Responsible for bidding work accurately, competitively, and on time.
- Review of all RFP or design documents to establish a complete understanding of requested scope of work. Develop RFI lists for project clarifications. Emphasis of work will include more complicated, larger projects.
- Coordination with project team to provide take off and estimating, constructability analyses, value engineering, cost control, scope reviews etc.
- Ability to estimate and “fill in the gaps” for complete pricing when only conceptual design documents are available.
- Take off all materials and prices, identify subcontractor involvement, solicit subcontractor and/or manufacturer prices and estimate direct field labor.
- Assist internal team members who are responsible for building positive working relationships with local and national material suppliers and equipment vendors to provide current pricing of lighting, distribution equipment, low voltage systems, and miscellaneous material pricing.
- Assist internal team members in maintaining positive working relationships with local and national Electrical /Technology/LV System subcontractors to verify market conditions and labor issues.
- Assist internal team members responsible in maintaining current subcontractor and material costs within our estimating software.
- Contribute in creating data to be used for conceptual estimating measures, such as, man-hours and/or cost per lineal foot, per square foot, by system, by spec, by building type, etc.
Requirements:
- 15+ years of experience as an estimator in electrical systems.
- Proficiency with Microsoft Office applications. Experience with Trimble on-screen takeoff software is preferred.
- Ability to review bid documents and offer design critique and/or VE opportunities
- Must work well under pressure and deadlines.
- Must have demonstrated success in leadership, safety awareness, good follow-up skills, coaching, and teamwork

Position Overview
The VDC Project Manager plays a pivotal role in advancing construction planning through accurate coordination and quality by integrating reality capture technologies and digital workflows. This position leads the implementation of Building Information Modeling (BIM), field technology, and model-based processes to enhance coordination, precision, and efficiency across all phases of the project lifecycle. The VDC Project Manager collaborates closely with preconstruction, operations, and field teams to ensure that models, data, and technology are seamlessly aligned with project delivery and on-site execution.
Assigned Responsibilities
- Develop and implement companywide VDC standards and templates.
- Train teams on VDC tools to boost digital proficiency
- Lead BIM/VDC coordination across architectural, civil, structural, and MEP disciplines.
- Develop and maintain discipline specific BIM models.
- Coordinate with project teams, subcontractors, and designers to ensure accurate model-based planning and execution.
- Manage BIM Execution Plans and VDC standards.
- Conduct clash detection and constructability reviews using Navisworks, Revit, Civil 3D, AutoCAD, MicroStation, and Autodesk Construction Cloud.
- Geolocate models for survey alignment, field layout, and spatial coordination.
- Integrate point clouds into Revit, AutoCAD, and Navisworks for design verification.
- Collaborate with Senior Survey Manager to translate models into field layout and verify as-builts.
- Maintain as-built models throughout construction.
- Validate field conditions for QA/QC and coordination.
- Perform and manage 3D laser scanning with Leica, FARO, or Trimble equipment.
- Manage and operate reality capture technologies including drones (FAA Part 107 certification required) and insta 360 cameras for precise geospatial data and visual documentation to support planning, design and construction.
- Ensure organized data management and long-term storage.
- Research and apply emerging construction technologies.
- 8–10 years of experience in the construction, engineering, or design industry.
- Minimum 5 years of direct BIM coordination experience.
- Proven expertise in BIM model management and reality capture technologies.
- Proficiency in BIM software: AutoCAD, Civil 3D, Revit, Navisworks, ReCap, and MicroStation.
- Proficiency in scan processing software: Leica Cyclone, FARO Scene, Trimble RealWorks.
- Proficiency with drone operation and data processing tools: DroneDeploy, DJI Terra, Pix4D.
- Solid understanding of survey principles and practices.

We’re partnering with a 100% data center-focused platform seeking a Senior Project Manager to act as the Owner’s Representative across multiple projects in the Central U.S.
This is not a GC role.
This is leadership on behalf of the owner - driving schedule, cost, quality, and accountability from preconstruction through commissioning and turnover.

The Role We Want You For
The Director of Construction is responsible for serving as the main point of contact overseeing the execution of ground-up student housing developments from preconstruction through closeout and stabilization handoff. The Director of Construction will run the owner/architect/contractor meetings, provide answers on behalf of ownership and keep the project team on task including pay application reviews, change order reviews, RFIs and submittals. This role oversees budgets, schedules, contracting strategy, quality, safety, and project controls across a portfolio of active projects, ensuring on-time, on-budget delivery aligned with the company’s design standards, brand, and operational requirements for student move-in.
This leader coordinates internal stakeholders (Development, Design, Finance, Asset Management, Operations/Property Management, Leasing/Marketing) and external partners (GCs, architects, engineers, consultants, municipalities, utilities) to de-risk delivery and drive predictable outcomes.
The Specifics of the Role
- Partner with Development and Design to translate underwriting assumptions into executable construction plans, budgets, and schedules.
- Lead GC/CM selection strategy (RFPs, interviews, scope leveling, bid analysis, buyout approach, qualifications).
- Develop and validate GMPs, construction schedules, logistics plans, and phasing strategies tailored to student housing turnover requirements.
- Manage constructability, value engineering, and scope alignment with brand standards and operational needs (durability, unit turns, amenity performance, life-safety, access control).
- Identify long-lead items and procurement risks early; drive early releases and supply chain strategies.
- Direct all construction activity across assigned projects, typically via third-party GCs/CMs, ensuring compliance with contract documents and company standards.
- Own project controls: schedule adherence, cost forecasting, change management, contingency governance, pay apps, and monthly reporting.
- Lead OAC cadence and executive-level project reviews; escalate risks with clear mitigation plans.
- Review and approve change orders, RFI impacts, submittals (as appropriate), and claims strategy in collaboration with Legal/Finance.
- Maintain strong field presence during critical phases (sitework, structure, enclosure, MEP rough-in, interior build, commissioning, punch, turnover).
- Establish project budgets and cost codes aligned with the company’s reporting standards; manage cash flow and forecast accuracy.
- Implement rigorous change control, ensuring scope clarity and protecting underwriting.
- Proactively manage entitlement/utility/municipal risks with Development and project teams.
- Coordinate insurance, bonding, safety compliance expectations, and risk transfer provisions.
- Enforce quality assurance processes: mockups, benchmarks, inspections, and punchlist discipline.
- Ensure all projects adhere to life-safety, accessibility, and code requirements; support commissioning and systems training.
- Champion jobsite safety culture and performance expectations with GC partners.
- Lead turnover strategy designed around student move-in deadlines (tight punch windows, phased turnover, furniture/FF&E coordination if applicable).
- Coordinate commissioning, inspections, CO/TCO, life-safety certifications, access control integration, and as-builts/O&M delivery.
- Drive closeout completion: warranty tracking, lien waivers, final accounting, and lessons learned.
- Lead, mentor, and develop Project Managers / Owners Reps (as applicable).
- Build a high-performing vendor network (GCs, MEP subs, consultants) and maintain preferred partner relationships.
- Standardize best practices, reporting templates, and construction playbooks across the portfolio.
Requirements
- Bachelor’s degree in Real Estate, Finance, Business, Design, Architecture, Engineering, or a related field
- 4–8+ years of experience in real estate development, preferably with student housing or multifamily projects
- Proven experience managing ground-up development projects exceeding $50MM+ in total cost

What You'll Do:
- Primary responsibility will be managing field operations and contract administration including safety, personnel, subcontract scheduling, material and equipment procurement and schedule
