We are currently looking for a Project Manager to join our team in Carmel, IN! The Project Manager will participate in the development and construction of multi-family unit projects, and handle the contracting, scheduling, budgeting, and implementation of each assigned project. The right candidate will plan, direct, and coordinate activities concerned with the construction of a project from inception to turnover.


What are the responsibilities of the Project Manager?

  • Research and identify qualified trades and suppliers to bid on construction projects.
  • Review plans for constructability and provide insight on value engineering.
  • Write and negotiate contracts with suppliers and trades.
  • Perform detailed analyses of bids and create spreadsheets for the Director of Construction to review.
  • Write detailed lists for quantities of material usage if needed.
  • Work cohesively with the General Superintendent to develop, monitor and publish construction schedules.
  • Work directly with Superintendents to help resolve any construction issues on-site.
  • Setup weekly jobsite meetings with Superintendents and their contractors to help facilitate workflow and to hold trades accountable for quality work and performance pursuant to the contracts.
  • Understand compliance with building and safety codes and regulations.


Requirements:

  • Bachelor’s degree in construction management or engineering is preferred.
  • Extensive experience in multi-family or hospitality construction is required.
  • Previous experience in a Superintendent role is preferred.
  • Ability to write construction schedules using Excel or MS Project is required.
  • Land development experience is a plus.
  • Experience using Yardi Voyager or related property management software is a plus.
  • The ability to work cooperatively with others.
  • Must present the ability to execute job duties under stressful circumstances, such as last-minute deadlines or other difficult situations.
  • Must be willing to fly to various locations via private or public air transportation

Old Town Design Group is seeking an Estimator to join our team in Carmel, IN. We are a dynamic and growing custom home builder, known for developing outstanding locations with timeless home designs. FUNCTION

The Estimator serves as a vital function in the growth of Old Town Design Group. The Estimator will be responsible for preparing accurate cost estimates for single family detached and attached construction projects; calculate and process Change Orders; solicit and obtain bids and proposals; facilitate cost management; produce and distribute budgets for purchasing; and, work independently and cross departmentally to reduce costs without negatively impacting quality or timeliness of construction. This is a challenging position that will require strong attention to detail, as well as the ability to work well under pressure when facing bid deadlines.

MISSION

The Estimator will maintain the integrity of Old Town in all aspects. All responsibilities performed require extensive knowledge and understanding of all Old Town residential and commercial properties, mission and values. Candidate will possess an entrepreneurial work ethic and be able to work collaboratively with other Old Town team members.


RESPONSIBILITIES

  • Prepare cost estimates for single family detached and attached construction projects with high levels of accuracy and in a timely manner
  • Solicit and obtain bids and proposals from vendors and subcontractors utilizing detailed RFQ’s
  • Assist with source selection and communication of awarded contracts
  • Coordinate cost estimates and budgets with Sales and Construction team as required
  • Calculate and process Change Order requests on active projects per company procedures and established timelines
  • Facilitate cost management and tracking of all produced estimates
  • Produce and distribute accurate budget information to Purchasing per required company timelines
  • Perform Gross Margin analysis on completion of each project and make corrective action to estimating means and methods as required to improve accuracy and eliminate process inconsistencies
  • Work cross departmentally and with vendors and subcontractors to identify cost savings opportunities that eliminate waste or inefficiency but do not negatively impact quality or timeliness; implement as required
  • Other duties as assigned



EDUCATION AND EXPERIENCE REQUIRED

  • Bachelor’s Degree in Construction Management, Engineering, or related field or 1+ years of residential or commercial construction estimating experience
  • Strong knowledge of construction practices and constraints
  • Knowledge of construction purchasing and receiving process preferred
  • Knowledge of Value Engineering and Lean Construction practices preferred


SKILLS AND COMPETENCIES REQUIRED

  • Experience with Microsoft Excel, AutoCAD, BlueBeam, SoftPlan, or related software
  • Strong ability to listen, interpret, evaluate and perform all communication internally and externally
  • Ability to use logic, reasoning, considering alternatives and relative costs when applying estimating practices
  • Ability to identify problems and inefficiencies, working with others to implement potential actions

Job Title: Production Supervisor 

  

Job Purpose: The Production Supervisor’s primary responsibility is ensuring their plant manufactures smoothly and efficiently, delivering high quality products in the most profitable and adaptive manner. The Production supervisor brings a deep understanding of systems thinking, combining data analytics with process optimization expertise. The Production supervisor is a cross-functional resource and continuous improvement leader in lean manufacturing waste reduction and output growth. 

 

Reports To: Production Manager 

Location: On-site at corporate headquarters in Monticello, IN 

Department: Global Operations 

Classification: Full-time, Exempt Manager 

 

Job Duties and Responsibilities:   

  • Manage cost, productivity, accuracy, waste, and timeliness through reporting metrics. 
  • Identify, monitor, and prioritize tasks to meet manufacturing goals (including staff development). 
  • Ideate and implement changes to meet cost, productivity, accuracy, waste, and timeliness goals.  
  • Direct plant staff to achieve efficient processes, workflows, and work environments. 
  • Facilitate communication between plant staff and senior leaders to ensure clarity and support. 
  • Ensure plant staff adhere to established policies, procedures, and safety standards. 
  • Motivate and engage plant staff to create a culture of accountability and ownership. 
  • Coordinate efficient flow of multi-level resources (e.g., materials, supplies, and staff). 
  • Ensure machines are functional and well maintained by plant staff. 
  • Construct visual aids for standard work, performance metrics, and training manuals. 
  • Educate plant staff in problem-solving, risk mitigation, equipment usage, and other best practices. 
  • Coordinate manufacturing Projects (e.g., layout changes, installation of equipment, repairs, etc.) 
  • Coordinate with Plant Superintendent to manage and maintain operating and capital budgets. 
  • Assist Engineering and Maintenance to design and control preventative maintenance programs. 
  • Assist Human Resources to onboard new manufacturing hires and support employee relations.  
  • Ensure plant complies with applicable laws and regulations (e.g., OSHA, DOL, SMETA, etc.). 
  • Conduct and document plant staff performance reviews. 
  • Other duties, as necessary.  

 

Required Qualifications 

Education 

  • Bachelor's degree in engineering, Business Administration, or related field. 

Experience 

  • 3+ years of experience in manufacturing supervision or operations improvement role. 
  • Experience in engagement and culture change management 
  • Experience in designing human and/or machine processes ‘from the ground up.’ 
  • Certification in Lean or Lean Six Sigma. 
  • Experience in computer ERP systems, data reporting, and Microsoft Office Suite.

The nature of the job as a Recreational Therapist is to provide care to individuals with physical and developmental disabilities in home and community-based settings on a 1:1 or group setting basis. The nature of the job is to provide a systematic process that utilizes recreation and other activity-based interventions to address the assessed needs of individuals with illnesses and/or disabling conditions, as a means to psychological and physical health, recovery and well-being.

All Recreational Therapist staff will be responsible for scheduling times to provide supports with the individual receiving supports, the individuals parent and/or guardians, and/or other team members by scheduling in-person, through the phone, via email, or the preferred method of communication by the individual supported.


Meet and Greet: Recreational Therapists are permitted to meet the individual seeking recreational therapy supports for 30 minutes prior to being approved to provide recreational therapy supports to the individual. The purpose of the Meet and Greet is to allow the individual and/or family to determine if the recreational therapist will be a good fit.


All Recreational Therapist staff will complete the following:


Assessment conducted initially and once annually.


Completion of an Individual Intake Form for each person supported in recreational therapy that has NOT previously received supports from Assisted Independence. The Individual Intake form is due upon completion of the first meeting the individual and/or their family.


Completion of a Functional Assessment of Characteristics for Therapeutic Recreation-Revised (FACTR-R) Assessment for all individuals supported over the age of 10 years-old. The assessment is to be completed within thirty (30) days of the first initial session.


Completion of the General Recreational Screening Tool (GRST) Assessment for any individual supported under the age of 10 years old. The assessment is to be completed within thirty (30) days of the first initial session.


Rights Assessment


Mini Mental State-Examination (MMSE) – Optional


Development of a Treatment Plan within fourteen (14) days after the completion of the Assessment, using the Assisted Independence, LLC. treatment plan template, including:


An assessment write-up, including scores


Priority needs of the individual


Measurable goals and objectives containing content, condition, and criterion


Recommended treatment modalities and activities


Two evidence-based peer reviewed journals or meta-analysis citing why the course of treatment is proven to be effective


Signature and credentials of the Recreational Therapist


The treatment plan must be updated once annually, including new assessment scores


Organizing and directing home and/or community-based activities for the individual supported. These activities may include adaptive sports, dramatics, arts and crafts, social activities, volunteer opportunities, and other recreational supports designed to restore, remediate, or rehabilitate


Transporting individuals supported to community locations, including, but not limited to, gymnasiums, parks, athletic facilities, outdoors, museums, sporting events, children’s playhouses, community centers, amusement parks, sightseeing locations, monuments, educational facilities, or any potential place or resources where recreational therapy can be conducted.


All Recreational Therapist staff are required to provide one-on-one supports to the individuals.


After each session conducted, the Recreational Therapists are to document the session using narrative notes online.


For every 45 minutes of recreational therapy support provided, the Recreational Therapist has 15 minutes to complete necessary documentation (notetaking, assessments, treatment plans, etc.)


Mandatory attendance of all quarterly meetings consisting of each person supported Individualized Support Team (IST). The quarterly meetings are set three months in advance. During the quarterly meeting, Recreational Therapists should document who is in attendance, medication changes, changes in behavior, reports or recommendations from team members, reports about school as applicable, incident reports, home life, extracurricular activities, health status, education towards rights, or any other pertinent information to the holistic well-being of the individual supported.
