Job Description
This position is responsible for understanding and developing assigned territory to maximize and grow revenue and profits by selling DMI’s products and services to existing customers and acquiring new business. This individual works to ensure consistent and profitable growth in sales revenue through effective planning, organization, and management. Geographic area includes SW Ohio, Kentucky and West Virginia.
Essential Functions
- Travel throughout the assigned territory to meet with existing and prospective customers to promote company products and services.
- Build and maintain solid working relationships with customers by ensuring their needs are met and resolving issues in a timely manner.
- Continually meet or exceed sales goals by persuading customers within assigned territory to purchase company products and services.
- Gather information on projects bidding in territory to create sales quotes. Including the use of provided take-off software to estimate required materials and quantities on bidding projects.
- Read and understand specifications for materials on bidding projects to ensure the quoted information will meet the specified conditions.
- Present educational courses to architects for Continuing Education credits as well as potential customers.
- Provide technical data, product information, and application for all company products.
- Attend and host trade shows to promote company products and services.
- Prepare weekly, monthly, and annual reports.

Essential Job Duties and Responsibilities
Financial Analysis & Valuation
- Independently build, review, and refine detailed financial models, including pro formas, discounted cash flow analyses, IRR models, sensitivity analysis, rent-roll forecasting, and NOI projections.
- Lead underwriting efforts across major commercial real estate asset classes, with an emphasis on industrial, retail, multifamily, and office investments.
- Evaluate operating statements, lease abstracts, capital expenditure assumptions, debt structures, and market inputs to support pricing strategy and investment recommendations.
- Prepare and present Broker Opinions of Value (BOVs), pricing guidance, and valuation narratives for internal and client use.

- Conduct advanced market and asset-level research including leasing trends, comparable sales and rents, demographic data, supply/demand indicators, and cap-rate benchmarking.
- Maintain and enhance internal databases for sales comps, rent comps, active listings, and pipeline activity, partnering with the Transaction Coordinator to ensure data accuracy and consistency.
- Research property ownership details, parcel data, zoning information, and historical transaction records to support underwriting and marketing efforts.
- Track macroeconomic and capital markets trends relevant to institutional CRE and translate insights into actionable guidance for brokers and clients.
- Support maintenance of client and investor contact lists within CRM and shared databases to ensure accurate information for marketing and outreach.
Deal Execution & Transaction Support
- Assist in preparing high-quality offering memoranda, teasers, proposals, and pitch materials.
- Support due diligence by organizing data rooms, reviewing third-party reports, and managing document flow under the direction of the Transaction Coordinator and brokers.
- Support property tour coordination, analyze buyer feedback, and assist in preparing negotiation and decision-support materials.
- Assist in assembling closed deal files, including commission sheets and essential documentation, as requested.
- Help prepare activity reports, meeting agendas, and internal tracking sheets for the investment team.
Business Development
- Partner closely with brokers on pitch decks, client updates, competitor/market-share analysis, and custom client deliverables.

Required Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
- 3-6 years of experience in commercial real estate underwriting, investment sales, capital markets, investment banking, appraisal, private equity, or a related analytical role.
- Advanced proficiency in Excel, including complex financial modeling; strong working knowledge of Microsoft Word and PowerPoint with the ability to produce polished, client‑ready materials.
- Strong understanding of pro forma modeling, lease structures, commercial valuation methods, and core CRE fundamentals.

Position Overview:
The position is responsible for managing and optimizing the equipment and fleet for the Texas Materials Ready-Mix business, with a focus on safety, reliability, productivity, and cost-effectiveness. APH Marine Construction is a growing marine contractor specializing in coastal infrastructure projects, seawalls, docks, and boat lifts for residential, commercial, and multi-family properties. We are seeking a Project Manager to bring structure, discipline, and follow-through to the planning and administrative side of production to efficiently and effectively complement our superintendent.
This Project Manager role completes that system by owning the planning, structure, and administrative control that field execution depends on: schedules, procurement, budgets, change orders, documentation, coordination, and closeout. This removes any friction during execution by the superintendent and field crews.
Together, the Project Manager props each project up for execution by the Superintendent who will drive production. Project Manager will be involved during each project by ensuring they stay organized, supplied, documented, and profitable.
Key Responsibilities
· Interpret construction plans and own the procurement workflow: prepare and track POs, confirm lead times, and ensure correct specs and on-time delivery
· Create/maintain benchmark checklists (e.g., forms up → schedule survey; pile phase → inspection; cap pour → next steps)
· Build and maintain project schedules aligned with barge and crew movements, tides, inspections, subcontractor availability, and material lead times
· Track budgets, cost-to-complete, and budget-to-actual; flag risks early to protect margins
· Prepare, document, and route change orders (scope, pricing, approval, and filing)
· Coordinate inspections, permitting requirements, and municipal/agency touchpoints
· Maintain project documentation: panel pile and anchor logs, correspondence, approvals, plan sets, and job records
· Produce weekly look-ahead and concise status updates for leadership and (as directed) for clients
· Close loops: ensure open items are tracked, assigned, and completed (no ‘out of sight, out of mind’)
Required Experience & Skillset
· 3+ years in fast-paced, multi-project construction, managing multiple active jobs at once (roofing, pools, restoration, or service-based construction). Marine, civil, or structural experience is a bonus.
· Demonstrated experience owning schedules, budgets/cost tracking, documentation, and multi-relationship coordination
· Proficiency with Buildertrend (or similar CRM), Excel, and modern communication tools
· Ability to read plans, permits, scopes, and perform basic takeoffs / materials forecasting
· Strong written communication and follow-through (able to memorialize decisions and keep a clean paper trail)
· High level of organization, prioritization, and follow-through
· Comfortable making decisions in the field and adapting to changing conditions
Preferred (Not Required)
· Marine construction or waterfront-specific background
· Experience with Truline or similar seawall systems
· Familiarity with South Florida coastal construction conditions
· Ability to read and interpret engineering drawings and surveys
