The Senior Preconstruction Manager leads the development and management of project estimates to prepare budget proposals and/or bids for assigned projects. The position is responsible for developing all levels of estimates, including early design phase estimates through final design/GMP estimates. • Cultivate and maintain strong trade contractor relationships for both pricing and work execution.

• Foster and maintain relationships with Owners, Architects, Engineers, and prospective Clients for potential new business opportunities.

• Work to grow the business in line with Benning’s strategic plan by attending external meetings and networking events.

• Lead estimate reviews with Owners, Design Team, and Project Management.

• Provide team growth through leadership, mentoring, training, and performance reviews to less experienced preconstruction staff.

POSITION OBJECTIVE: The Traveling Superintendent is responsible for supervising the field construction of projects, ensuring completion within schedule, and to a quality that meets or exceeds client expectations. The Superintendent oversees all trades and daily project activities, ensuring effective communication and coordination with design professionals, consultants, and clients. The Superintendent also directs all subcontractors and construction personnel to ensure safe and efficient project execution, adhering to the contract, budget, and schedule. 

 

TRAVELING SUPERINTENDENT KEY RESPONSIBILITIES

 

PRE-CONSTRUCTION

  • Review drawings, specifications, and subcontractor scopes of work
  • Execute project start-up tasks
  • Develop a comprehensive plan from inception to completion, including coordinating construction activities for scheduling

 

PLANNING AND EXECUTION

  • Advise the Project Manager of any significant impacts on the project schedule
  • Work with the Project Team to monitor job progress and costs, including Time and Material work
  • Daily Job Site Progress Reporting:
  • Ensure logs are completed accurately, along with daily progress photos 
  • Verify the accuracy of drawing plan measurements of floors, walls, ceilings, etc.
  • Identify discrepancies and take corrective action with the project team

 

TEAM AND PEER RELATIONSHIPS

  • Establish effective working relationships with the Owner, Owner’s Rep, Building Manager, Building Engineer, foremen, and subcontractors
  • Chair weekly project construction meetings to discuss project progress and weekly work plans with subcontractors
  • Meet daily with subcontractors to ensure alignment on schedule and tasks

 

SAFETY

  • Ensures that the site is clean, organized, and meets all safety standards
  • Continually enforce safety policies and procedures, including PPE, fall enforcement, etc.
  • Actively enforce building regulations related to noise, elevator use, security, and tenant safety
  • Maintain construction barriers (for security, construction, dust, etc.)

 

 

EDUCATION AND EXPERIENCE

 

REQUIRED:

·        High School Diploma or GED

·        Minimum of 5 years (preferably 10 years) of project supervision experience in commercial, restaurant, retail, healthcare, and/or industrial construction environments

·        Extensive knowledge of scheduling, cost control, and safety procedures

  • BIM/COORDINATION DRAWINGS: Assist with the process of reviewing mechanical and electrical systems for compatibility with each other as well as other building components and space constraints.
  • DIRECTORY/FILES/REPORTS: Ensure that all project documents, files, and reports are current, filed and distributed in accordance with our policy.
  • AS-BUILT DRAWINGS: Assemble a clean set of Contract Documents for recording as-built information. Ensure as-built entries are routinely made to the as-built drawings prior to backfilling or concealing of the work.
  • DOCUMENT CONTROL: Ensure that all document control procedures are being followed. Ensure a working set of drawings and specifications are established at the jobsite.
  • SCHEDULING: Assist with the update the project schedule collaboratively with the Superintendent(s) and Project Manager(s) to develop accurate and detailed project schedules.
  • SUBMITTALS: Ensure that submittals are received, approved, and returned in a timely manner; create and update the submittal log.
  • PROCUREMENT LOG: Develop and maintain a procurement log.
  • REQUESTS FOR INFORMATION: Ensure that all RFIs are written for all appropriate questions on the project. Properly track RFIs through the log system.
  • CLOSEOUT: Assist with completing closeout packages as directed.

Job Summary and QualificationsWhat you will do in this role:
  • Demonstrates knowledge of applying surgical gloves using aseptic technique and maintaining a sterile field.
  • Demonstrates knowledge of preparing for surgery by “pulling” the appropriate supplies and instruments for the procedure.
  • Understands and recognizes the different surgical instruments and their applications.
  • Displays appropriate knowledge of Anatomy and Physiology to prepare and assist in surgical procedures.
  • Maintains a safe sterile field by a – positioning sharps correctly b – labeling all medications on sterile field c – understanding of electrocautery and other devices that generate heat to prevent possible fires in the O.R. d – Participating in a “timeout” with rest of the surgical team to maintain patient safety.
  • Demonstrates ability to appropriately set up for a surgical procedure and follow protocol in the counting of supplies/instrument to ensure no foreign object is left inside of the patient.
  • Understands the principles of and can competently assist a surgeon during a procedure and possesses adequate knowledge of the procedure itself.
  • Displays the ability to differentiate sutures and their applications.
  • Demonstrates the ability to close a surgical site (under physician supervision) with appropriate suture.
