SUMMARY
We are looking for a visionary Project Manager of Building Science Knowledge systems who will manage projects that support the National Institute of Building Sciences (NIBS) ability to assemble, store, and disseminate codes, standards, performance criteria, and best practices in the built environment. Our goal is to make knowledge easier to access and understand so that buildings are safer, more efficient, and more innovative. This role will oversee multi-stakeholder projects ensuring alignment with client goals, scope, schedule, budget, and quality standards. The Project Manager will manage project team members, manage subcontractors, and ensure effective communication and knowledge transfer across the organization.
ESSENTIAL DUTIES AND RESPONSIBILITIES includes the following. Other duties may be assigned.
- Lead planning, execution, monitoring, and closeout of assigned projects with emphasis on building technology and innovation.
- Generate project workplans for assigned projects.
- Support defining and documenting project scope, deliverables, KPIs, and success criteria; implement control mechanisms for performance tracking.
- Manage project budgets, schedules, and resources; Estimate to Complete (ETC), forecasting, and margin. Make recommendations for actions necessary to meet targets.
- Proactively identify, track, and mitigate tasks, project, and client relationship risks.
- Establish and enforce quality management frameworks, ensuring deliverables meet or exceed client expectations.
- Coordinate cross-functional teams including architects, engineers, researchers, IT specialists, and subcontractors.
- Serve as primary client liaison, maintaining professional communication and transparent reporting.
- Oversee knowledge management practices: maintain project files, ensure accessibility of content, capture lessons learned, and contribute to continuous improvement.
- Guide stakeholder engagement activities such as workshops, webinars, and technical meetings.
- Monitor industry trends in digital codes & standards, AEC innovative solutions and integrate best practices into project delivery.
- Inform senior leaders of gaps in skills needed for project delivery.
- Promote a culture of continuous improvement, recommending ways to establish systematic continuous improvement as able, knowledge management plans, and change management plans as needed to support successful delivery of assigned projects.
- Ensure compliance with organizational standards, federal contracting norms, and relevant industry regulations.
- Self-manage workloads and proactively coordinate with supervisor on concerns related to workload.
- Support business development; identifying organic growth opportunities through project-based relationships.
- Demonstrate thought leadership and professional eminence by representing NIBS externally.
SECURITY CLEARANCE
A security clearance is not required, however ability to be granted or to obtain at a minimum, an interim Secret security clearance during employment and then obtain and maintain a Secret security clearance throughout the period of employment, is strongly preferred.
SUPERVISORY RESPONSIBILITIES
This position will have supervisory and direct report responsibilities. This position will also have responsibility for oversight of contracted staff.

EDUCATION AND/OR EXPERIENCE

A proven track record of successfully overseeing project scope, schedule, budget, quality, and risk for high-profile initiatives is essential. Requirements
- Bachelor’s degree in mechanical, process, chemical, civil/structural, or electrical engineering, or related field preferred
- 10-15 years of experience managing construction projects ($50+ million) ideally design-build.

We are seeking a senior Life Sciences consulting leader who combines deep domain expertise, hands‑on delivery leadership, and strong executive presence. This role operates as a high‑impact individual contributor, leading from the front—shaping solutions, advising clients, and influencing outcomes across complex Healthcare & Life Sciences (HLS) programs.
The ideal candidate will act as a trusted advisor to client leaders while remaining deeply engaged in solution design, delivery decisions, and stakeholder engagement.

Key Responsibilities:
Strategic Leadership & Advisory:
- Serve as a subject matter expert and thought partner for HLS clients across Commercial, Medical, and enabling functions.
- Partner with senior client stakeholders (Sales, Commercial IT, Medical Affairs, Compliance) to define technology strategies, roadmaps, and governance models.
- Lead business process transformation initiatives aligned with Life Sciences regulatory and compliance requirements.
- Provide guidance on operating models, data integrity, and system validation considerations.
Life Sciences Systems & Delivery Leadership
- Lead end‑to‑end implementations, enhancements, and optimization initiatives across:
- Veeva CRM
- Adjacent Commercial / Medical systems within the Salesforce ecosystem
- Own solution design, functional governance, and delivery oversight for complex HLS programs.
- Guide clients through commercial compliance, regulatory, and validated system requirements.
- Act as a quality gate for solution architecture, functional design, and release strategy.
Hands-on Individual Contributor (IC)
- Operate as a hands‑on leader, deeply involved in:
- Solution design and functional architecture
- Key client workshops and decision points
- Design reviews and delivery checkpoints
- Review and guide functional specifications, solution designs, and deployment approaches.
- Support pre‑sales activities, including solution storytelling, demos, and client presentations.
- Present confidently to senior leadership and executive stakeholders.
- Translate complex business challenges into practical, scalable, and compliant technology solutions.
- Serve as a visible leader within the Life Sciences practice, mentoring others through influence rather than direct authority.
Required Qualifications:
Experience & Domain Expertise:
- 10–15+ years of experience in Healthcare & Life Sciences IT and/or digital transformation.
- Experience with Veeva Vault platforms (e.g., PromoMats, MedComms, Quality, or Clinical) is a strong plus, but not required.
- Strong experience delivering Life Sciences Commercial and/or Medical systems, with demonstrated ownership of solution design and client outcomes.
- Proven experience supporting Commercial, Medical, or Customer Engagement functions within Life Sciences.
- Deep understanding of HLS compliance, validation, and regulatory requirements.
- Demonstrated success operating as a senior IC and client advisor, not solely as a delivery team member.
- Exceptional communication, presentation, and stakeholder management skills.
- Comfortable engaging with executives, business leaders, and cross‑functional teams.
Preferred Qualifications:
- Experience with Salesforce ecosystem integrations (Sales Cloud, Service Cloud, MuleSoft, etc.).

The Role We Want You For
The MEP Project Director at Clayco serves as the senior leader responsible for the strategic oversight, quality control, and successful delivery of mechanical, electrical, plumbing, fire protection, and low-voltage systems across Clayco projects. This role provides executive-level leadership during design, bidding, procurement, and construction, ensuring that all MEP systems are integrated seamlessly into the overall project strategy while maintaining Clayco’s standards for safety, quality, budget, and schedule.
The MEP Project Director collaborates closely with internal project teams, design partners, client stakeholders, and subcontractors. This role establishes project-wide MEP strategies, leads early-stage scope development, oversees subcontractor negotiations, and ensures Clayco’s commissioning and turnover processes are executed to the highest standard. The Director serves as the authority between original design intent and field execution, resolving high-level issues, guiding scope evaluations, and ensuring system performance meets contract and operational requirements.
The Specifics of the Role
Strategic Leadership & Oversight
- Lead the overall MEP project strategy from early conceptual phases through final turnover.
- Drive early MEP scope definition, bid package development, and subcontractor selection.
- Provide senior-level guidance to Clayco’s project teams, ensuring MEP alignment with project goals and client expectations.
- Serve as the escalation point for complex MEP issues and cross-discipline coordination challenges.
Design Coordination & Technical Authority
- Direct the evaluation of MEP design documents and provide recommendations to optimize system performance, cost, constructability, and schedule.
- Validate critical design assumptions and propose alternative technical solutions as appropriate.
- Lead collaboration with engineering consultants, client representatives, and design-build teams.
Construction Oversight & Field Leadership
- Provide senior oversight of on-site MEP activities, ensuring installation meets design intent, specifications, and Clayco standards.
- Oversee field quality control processes and ensure proper documentation of MEP changes, as-builts, and testing.
- Guide problem-solving between subcontractors and facilitate resolution of complex field conditions.
- Ensure all MEP subcontractors meet performance expectations, contractual requirements, and safety standards.
Commissioning & Systems Performance
- Lead and continuously improve Clayco’s commissioning strategy, processes, and tools.
- Oversee functional testing, integration, and troubleshooting of all MEP systems.
- Ensure system performance meets operational requirements and supports successful building turnover.
Cost Management & Scope Control
- Direct MEP change management processes, including scope review, pricing validation, and negotiation strategies.
- Maintain responsibility for the financial performance of MEP packages within overall project budgets.
- Ensure accurate documentation and tracking of MEP scope modifications.
Client & Stakeholder Engagement
- Serve as a senior liaison to clients regarding MEP scope, risks, opportunities, and system performance.

Requirements
- 10+ years of progressive experience in MEP systems, including field leadership, commissioning, or project management.
- Bachelor’s degree in Mechanical or Electrical Engineering (required).
- Commissioning experience and/or certifications such as ASHRAE, BCA, or University of Wisconsin Extension.
- Extensive knowledge across MEP disciplines, including plumbing, fire protection, HVAC, electrical systems, NEC, and overall building integration.
- Strong technical expertise in building controls, BACnet, Tridium, and full systems integration testing.
- Deep understanding of TAB processes, fire alarm and life safety systems, and relevant building codes (Building, Mechanical, Electrical, Plumbing, NFPA, etc.).
- Ability to interpret architectural, structural, and civil drawings for system coordination.
- Strong skills in Microsoft Office, iPad-based tools, and MEP industry applications.
- Proficiency with field testing equipment including infrared cameras, light meters, IAQ monitors, etc.
- Demonstrated leadership capabilities and strong communication skills with both technical and executive audiences.
