SUMMARY
As an Estimating Manager, this position is responsible and accountable for overseeing the full estimating lifecycle for projects of all sizes across the infrastructure, marine, heavy civil, and railroad sectors. This role leads and mentors a team of estimators to produce accurate, competitive, and compliant bids by analyzing plans, specifications, quantities, production rates, and market conditions. The Estimating Manager plays a critical role in risk management, cost control, and securing profitable work that supports the company’s long-term growth.
JOB DUTIES AND RESPONSIBILITIES
- Lead, manage, train, and mentor a team of estimators to ensure timely, accurate, and consistent bid preparation.
- Establish and maintain estimating standards, procedures, and best practices specific to construction projects.
- Provide technical guidance and oversight throughout the estimating process.
- Oversee the development of accurate and competitive cost estimates from conceptual design through final bid.
- Manage the preparation of bids and proposals for DOT, municipal, federal, marine, railroad, and private infrastructure projects.
- Analyze and review project plans, specifications, geotechnical reports, RFPs, and contract requirements.
- Generate comprehensive, itemized estimates, including projected future costs based on historical data.
- Perform or oversee detailed quantity takeoffs and cost modeling for labor, materials, equipment, trucking, and subcontracted work.
- Conduct pricing evaluations across multiple trades.
- Review bid documents, subcontractor proposals, and supplier quotes for scope alignment, accuracy, and specification compliance.
- Prepare and issue Request for Quotation (RFQ) packages to subcontractors and suppliers for permanent and construction materials.
- Evaluate production rates, means and methods, and constructability considerations.
- Collaborate with proposal manager, project managers, superintendents, engineers, owners, subcontractors, and vendors.
- Develop and maintain strong relationships with specialty subcontractors and material suppliers.
- Lead the preparation of written bid proposals and client presentations, including scope, pricing, and schedules.
- Ensure bids & proposals are submitted under the solicitation.
- Perform other related duties as assigned.
REQUIRED QUALIFICATIONS
- Education: Bachelor’s degree from an accredited college or university. Must possess a Transportation Worker Identification Credential (TWIC) or be willing/eligible to obtain one upon hire. Must have a valid driver’s license.
- Experience: Ten (10) years of experience in estimating in the construction industry, with at least two (2) years of supervisory experience managing staff.
- Knowledge/Skills/Abilities (KSA): Must possess strong written and verbal communication skills in English to effectively present information and respond to questions from managers, clients, and customers. Must possess a comprehensive knowledge of estimating techniques and cost-control methods utilizing Heavy Bid. Must possess a thorough knowledge of bid proposals and preparations. Must have extensive knowledge of marine and/or heavy civil construction estimating, cost control, and project management. Extensive knowledge and experience with Heavy Bid, Primavera P6, Bluebeam Revu, and Microsoft Office products. Technical writing experience is strongly preferred.

- Conduct market surveys as required. Create and implement marketing plans for ongoing success and high occupancy of the property.
Payroll:
- Has a working knowledge and a familiarity with Paylocity Payroll System. Seeks help and additional training if necessary.
- Seeks supervisor or ownership’s approval before approving employee overtime.
- Approval of timesheets and overtime by the 10am Monday morning deadline.
- Ensures employees have completed their time card approvals.
- Limits and monitors employee missed punches and disciplines chronic offenders.
- Does not manipulate over time records, monitors overtime proactively but does not remove legitimate employee overtime worked. Does not allow employees to work off the clock.
- Maintains accurate payroll records by promptly returning Associate Status Forms to Payroll.
Reporting:
- Must maintain all records in a complete and organized manner as described throughout the MLPG P&P Operations Manual and in full compliance with outside regulatory boards which may be applicable (EEOC, OSHA, EPA, HUD, etc.)

Education

Experience

Five years of apartment maintenance experience (or equivalent). Minimum of one year of apartment Service Manager experience (or equivalent).

7) Assists in keeping grounds neat and free of litter.
8) Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the service person on call must have the ability to arrive at the property no more than an hour after a call comes in.
9) Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.
10) Must have the ability to select appropriate materials for the property as needed.
11) Performs inspection of exterior lighting of the property on a schedule determined by the Community Manager.
12) Responsible for maintaining a clean and organized work environment in the maintenance shop.
13) Responds to resident service requests and concerns in a timely, professional manner.
14) Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner.
15) Maintains a complete clean and neat uniform, name tag must be worn when working on any MLPG Property including nights and weekends, if applicable.

Sr. Project Manager (Treatment Plant/Pump Stations) Role Overview
The Sr. Project Manager holds responsibility for all aspects of the administrative and technical management of construction projects. This role is critical in ensuring projects run smoothly from inception to completion. In addition to the technical aspect of this role, staff training, coaching and development are key to success.
Key Responsibilities
- Contract Administration: The Sr. Project Manager oversees all activities related to contract administration, including handling change orders, submittals, procurement, project schedules, quality control, and safety measures in Treatment Plant/Pump Station work
- Team Leadership: The Sr. Project Manager supervises and manages project teams, providing both administrative and technical leadership throughout every phase of the project, from start-up through closeout.

Qualifications

The Senior Operations Manager is responsible for the day-to-day performance of Ship Essential’s New York warehouse. This role leads the building with urgency, discipline, and a strong floor presence. You will manage Operations Managers, Leads, and Associates to ensure SLAs are met every day, workflows are executed consistently, and the warehouse operates as a high-performing system.
This role reports to the Director of Warehouse Operations, who oversees both NY and LA. The Senior Operations Manager is the senior on-site leader in New York and owns execution, planning, and accountability for the building’s daily operating rhythm.

Operational Accountability
- Take primary ownership of daily warehouse performance, ensuring SLAs are met or exceeded every day.
- Oversee all aspects of daily operations, including inbound, outbound, inventory control, and exceptions, ensuring seamless execution and alignment with company goals.
- Maintain accountability for on-site execution and outcomes, with a bias toward action and problem-solving.

- Ensure labor hours, materials, and value-added services are tracked accurately and charged appropriately to brands.
- Control labor costs through disciplined scheduling and productivity management, aligning workforce levels to demand.
- Monitor spend and operational waste and drive corrective actions when performance drifts from targets.
- Focus on the performance and development of Operations Managers and Leads, ensuring they have the resources, training, and support needed to succeed.
- Actively coach, lead, and manage managers, stepping in alongside them to tackle challenges and lead by example.
- Ensure managers meet targets and deadlines, providing clear feedback and guidance to improve team performance.
- Take ultimate responsibility for manager success. If their teams fail, the Senior Operations Manager takes ownership and drives correction.
- Audit, improve, and execute on workflows across receiving, inventory movement, picking, packing, returns, and exceptions to maximize efficiency and effectiveness.
- Drive improvements to warehouse metrics, including order accuracy, on-time shipment, inventory accuracy, dock-to-stock timing, and returns SLA.

The Real Estate Operations Manager is responsible for overseeing portfolio compliance and core property-level financial operations. This includes managing the annual budgeting and reconciliation process; tracking, analyzing, and reporting operating expenses and capital expenditures at the property level; providing financial oversight and performance monitoring of third-party property managers; managing accounts receivable and tenant billback processes; and reviewing prorations related to property disposition settlement statements.
