ROLE DESCRIPTION

We are seeking a Project Manager with 6–10 years of experience who brings deep technical understanding, strong team leadership, and the ability to guide complex projects from early design through construction. General Contractor or Architect experience is preferred.


With oversight and training from a Project Executive or President, the Project Manager will oversee and coordinate all aspects of challenging construction projects, including planning, scheduling, budgeting and managing resources to ensure successful project completion and satisfied clients. The projects include multifamily (including modular), sports arenas, historic, public-private partnerships, utility infrastructure, hospitality, industrial and more.


This is a full-time, on-site role based in Los Angeles, CA with offices located in Pasadena and Culver City. Projects are located throughout Los Angeles County.


The team is currently working 2-3 days per week in the office and 2-3 days per week from home or project sites.

 

RESPONSIBILITIES

True Builder

  • Manage medium-to-large projects across design, permitting, bidding, contracting and construction.
  • Quickly identify interdisciplinary conflicts in drawings and consultant deliverables.
  • Oversee schedule reviews, delay/acceleration planning, and change-order negotiations.
  • Apply lessons learned and constructability knowledge to guide team decisions.
  • Maintain strong technical fluency across trades and building systems.
  • Share construction lessons learned with teammates in monthly staff meeting presentations.
  • Mentor teammates on specific trade expertise to elevate the company’s overall technical ability.


Team Leadership

  • Assume responsibility for project and team success, including that of external partners.
  • Lead multidisciplinary consultant and contractor teams with clarity, accountability and a Project First mindset.
  • Create and update project schedules, permit logs, utility matrices, issues list and any other tools to surface critical issues and focus the team on priorities. 
  • Build strong relationships with clients, public agencies, and project partners.
  • Navigate and resolve inter-consultant conflicts swiftly and diplomatically.
  • Push teams toward best practices and elevate the performance of the entire project ecosystem.
  • Mentor Assistant Project Managers and support their career development.
  • Represent Cooperative LA with professionalism, authority, and reliability.


Meeting Leadership

  • Lead structured, efficient meetings that produce decisions, commitments, and forward motion.
  • Properly prepare for meetings and guide discussions toward resolution in meeting or by specific due dates.
  • Capture and distribute meeting notes within 24 hours that are accurate, action-oriented, and governed by due dates.
  • Push for clear deadlines informed by project targets and ensure follow-through across all participants.
  • Create spin-off coordination sessions when technical issues require deeper focus.


Quality Deliverables

  • Produce and oversee high-quality schedules, budgets, reports, logs, risk trackers, and other project documentation.
  • Tailor deliverables to meet client needs while maintaining firm-wide standards.
  • Provide detailed feedback and quality control on APM deliverables.
  • Develop improved tools, templates, GPTs or processes when existing ones aren’t sufficient.
  • Ensure all reporting surfaces risks and drives timely decision-making.

What We’re Looking For

  • 6–10 years of experience in development, construction management, architecture, engineering, or similar fields. General Contractor or Architect experience is preferred.
  • Strong technical expertise across major trades and building systems.
  • Proven ability to lead interdisciplinary teams and manage complex workflows.
  • Excellent communication, meeting leadership, and conflict-resolution skills.
  • Ability to mentor junior staff, organize large efforts, and deliver high-quality work under tight timelines.
  • Alignment with Cooperative LA’s values and commitment to excellence.
  • Experience managing projects in Los Angeles is preferred.
  • Ability to work three times a week at our main office in Pasadena.

Job Summary

Entry level engineer/project construction administration providing support to the Capital Improvements Project Team. Assists experienced engineers/coordinators in developing project criteria, studies, plans, specifications, providing calculations, tracking budgets, reviewing construction documentation, and communication related to City Capital Projects.

Principal Accountabilities
Entry level non-supervisory engineer/construction administration. Reports to the Capital Projects Supervisor for coordinated work with experienced engineers and coordinators. Accountable for the follow tasks:

  • Assists in various phases of City Capital Improvement Project work including contract administration, project management documentation, public outreach and accounting.
  • Supports dissemination of project information to other City Groups and Divisions.
  • Aids in the recording of construction records documentation.

Essential Functions

  • Supports dissemination of project information by preparation of exhibits.
  • Helps gather stakeholder requirements for technical specifications to promote quality assurance.
  • Performs field reconnaissance when/as required.
  • Assists staff in the review of construction documents including plans, specification and construction management documents through all stages of Public Works projects.
  • Works with experienced engineers/coordinators and other staff to coordinate and document field changes.
  • Maintains knowledge of current construction codes and changes in industry standards related to construction material and procedure developments.
  • Aids in the preparation of project status reports for proper coordination and scheduling of projects.
  • Assists with final acceptance report upon project completion.

Peripheral Duties

  • Coordinates field activities of City projects with private and public utilities within Kirkland.
  • Works with Maintenance and Operations on engineering issues.
  • Reviews traffic control plans with the Traffic Engineer.
  • Responds to public inquiries or complaints relating to construction activities, standards, administrative procedures, and requested improvements.
  • Provides public counter and back-up telephone coverage. Provides information regarding the policy of the City in response to inquiries.
  • Assists in maintaining and updating Kirkland Pre-Approved Plans for the Public Works Department.
  • Conducts field inspection on an as needed basis to assist inspection staff when workload or absences dictate.
  • Maintaining the CIP Group's Lessons Learned file.
  • Performs other duties as assigned.

In the event of a civic or civil emergency, position will provide assistance as determined by the City's emergency operations program.


Knowledge, Skills and Abilities

Must possess effective written and oral communication skills, with the ability to work with staff, the public and general contractors in a knowledgeable and professional manner. Must have proficient research and documentation skills.

  • A Bachelor Degree in Engineering, Construction Management or related field; or a combination of education and/or training and/or experience which provides an equivalent background that may be substituted as equivalent.

Primarily office work, but duties will require some field work both in street rights-of-way and on construction sites under varying weather conditions.

We are seeking a Manager of FORGE Fatherhood Project to join our team. The University of Kansas School of Social Welfare (KUSSW) and its partner, Cornerstones of Care, will develop and deliver the project, Family Opportunity, Resilience, Grit, Engagement - Fatherhood (Kansas FORGE Fatherhood). Kansas FORGE Fatherhood will serve fathers and father-figures raising a child by improving outcomes in healthy relationships, parenting practices, economic stability, and receive support in accessing community resources to long-term success.



The Manager of FORGE Fatherhood Project works under the direction of the Director of Client Support Services and is responsible for the supervision of FORGE Fatherhood Facilitators, Case Managers, and service compliance with the FORGE Fatherhood Grant in collaboration with the University of Kansas



WHAT YOU WILL DO:




  • Work in collaboration with the Project Director, Project Supervisor, Data Manager, Evaluation Team, and Financial Manager to oversee implementation of the FORGE Fatherhood Grant.



  • Maintain substantial knowledge and experience in serving families through community collaboration efforts to successfully implement Kansas FORGE Fatherhood.
  • Act as the primary liaison for current and prospective community partners, fostering strong, sustainable collaborative relationships.
  • Lead program recruitment efforts in collaboration with established community partners and identify new community stakeholders to develop and implement a comprehensive recruitment process aligned with partners' existing procedures.


WHAT YOU WILL BRING:



Our ideal candidate will have 2-5 years of management experience and the following:




  • Bachelor's degree in social work or other human service-related field.



  • Master's degree in social work or other human service-related field and 2-5 years of work experience in child and family services. We are seeking a FORGE Fatherhood Facilitator to join our team. The University of Kansas School of Social Welfare (KUSSW) and its partner, Cornerstones of Care, will develop and deliver the project, Family Opportunity, Resilience, Grit, Engagement - Fatherhood (Kansas FORGE Fatherhood). Kansas FORGE Fatherhood will serve fathers and father-figures raising a child by improving outcomes in healthy relationships, parenting practices, economic stability, and receive support in accessing community resources to long-term success.



The FORGE Fatherhood Facilitator works under the direction of the Manager of FORGE Fatherhood Project and is responsible for delivering the proposed program model, which includes the evidence-based Strengthening Father Involvement (SFI) curriculum, the evidence-informed financial program Money Habitudes (MH), and individualizing training based on participant's goals and needs as identified in case management.

We are seeking a FORGE Lead Case Manager/Co-Facilitator to join our team. The University of Kansas School of Social Welfare (KUSSW) and its partner, Cornerstones of Care, will develop and deliver the project, Family Opportunity, Resilience, Grit, Engagement - Fatherhood (Kansas FORGE Fatherhood). Kansas FORGE Fatherhood will serve fathers and father-figures raising a child by improving outcomes in healthy relationships, parenting practices, economic stability, and receive support in accessing community resources to long-term success.



The FORGE Lead Case Manager/Co-Facilitator works under the direction of the Manager of FORGE Fatherhood Project and is responsible for delivering the proposed program model, which includes the evidence-based Strengthening Father Involvement (SFI) curriculum, the evidence-informed financial program Money Habitudes (MH), and individualizing training based on participant's goals and needs as identified in case management. Additionally, the FORGE Lead Case Manager/Co-Facilitator provides case management to fathers and works closely with the Case Managers to ensure participants build relationship skills, gain positive parenting skills, and move towards economic stability.



WHAT YOU WILL DO:




  • Facilitate workshops, creating a supportive, culturally responsive, and flexible learning environment for fathers
  • Ensure program implementation supports methods for fathers to work collaboratively with spouses or co-parents.
  • Provide oversight and guidance to FORGE Case Managers.
  • Manage a case load of father participants, developing individualized plans to assist them in obtaining healthy relationships, positive parenting skills, and economic stability.
  • Connect fathers with community resources to assist them in meeting personalized goals.

Job Summary
  • Supports the implementation of the City's communications program, including development of print publications, web content, social media, cable TV programming, and news media.

Estimator / Preconstruction – South Texas (Relocation Supported)

A well-established Texas-based General Contractor is looking to add an experienced Estimator / Preconstruction professional to support its growing South Texas operations.

This is a key hire driven by increased project awards and future pipeline, not a backfill. The successful individual will play a central role in winning work and shaping pursuits across the region.


The role

  • Lead and manage GC estimating efforts from early conceptual budgeting through final bid
  • Own pursuits on projects typically in the $50M–$150M+ range
  • Work closely with operations, subcontractors, and design partners
  • Support bidding across Education, Healthcare, Civic, and Corporate markets
  • Contribute to long-term preconstruction strategy and workload planning

Background they’re looking for

  • Strong General Contractor estimating experience (end-to-end ownership required)
  • Comfortable leading large, complex pursuits independently
  • Experience in public or institutional work is highly relevant
  • Candidates with prior operations exposure (PM / Superintendent) are a plus
  • Subcontractor-only or heavy industrial backgrounds are unlikely to be a fit
