Overview

The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.



Responsibilities

  • The Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
  • Must be knowledgeable of all pertinent laws and EPA and OSHA regulations.
  • Must be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. Inspect and maintain all tools in excellent condition.
  • Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Perform work area clean-up and safety related duties.
  • Ensure that storage areas remain locked when not in use.
  • Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:
    • Electrical and plumbing
    • A/C and heating systems
    • Appliances
    • Water irrigation systems
    • Stairs, gates, fences, patios, railings
    • Tile, carpet, and flooring
    • Roofing, gutters, fasteners
    • Interior/exterior lights

  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
  • Any other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company official as needed.


Qualifications

  • High school diploma or GED equivalent required.
  • 2+ years' experience in maintenance property management
  • EPA Universal Certification Required
  • CPO Certification Preferred
  • Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
  • Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.
  • Strong verbal and written communication skills.
  • Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
  • Must be team oriented and a problem solver.
  • Maintain professional appearance and manner at all times.
  • May be required to work extended periods of time without relief, when responding to priority/emergency situations.

Key Responsibilities
  • Perform production processes as scheduled and ensure quality control
  • Manage the customer and client experience and overall customer satisfaction tracked with online reviews
  • Communicate clear expectations to restoration technicians and supervise their activities
  • Document a detailed and accurate job file to support the services provided
  • Manage labor and consumable item usage on assigned projects
  • Communicate with restoration project manager and office staff on project progress and issues
  • Manage assets by protecting and using equipment and materials properly
Position Requirements
  • Valid driver's license
  • High school diploma/GED (preferred)
  • At least 1 year of experience in cleaning, restoration, or construction
  • IICRC certification a plus, not required
Skills/Physical Demands/Competencies
  • Ability to lift a minimum of 50 pounds regularly, occasionally up to 100 pounds with assistance
  • Ability to climb ladders, work at ceiling heights, work in tight spaces (i.e. crawl spaces, attics)
  • Ability to repetitively push/pull/lift/carry objects
  • Ability to work with/around cleaning agents

Compensation: $25.00 - $33.00 per hour

Overview:

The Housekeeper at Worlds of Fun is responsible for maintaining the cleanliness and appearance of the Guest units, including desks and patios. Duties include:

  • Keeps storage areas and carts well-stocked, clean and tidy 
  • Uses established procedures to work appropriately with all cleaning chemicals 
  • Removes and carries linens, towels, toilet items and cleaning supplies using wheeled carts 
  • Cleans, scrubs, dusts, sweeps, vacuums and mops Guest units, including kitchenettes and bathrooms to ensure rooms are ready for check in 
  • Empties wastebaskets and transports other trash and waste to disposal areas 
  • Washes windows, walls, ceilings and woodwork 
  • Makes up Guest beds, bathrooms and organize linen closets 
  • Replenishes supplies, such as linens and bathroom items 
  • Reports all items needing repair or maintenance to management 
  • Other duties may be assigned
